We have recently bought a 1960s house in a bit of a time warp; it doesn’t need extending but we’re feeling a bit overwhelmed where to start! We have the same lovely internal ply doors and similar colour carpets! One thought on your garden, I wouldn’t necessarily move trees so you have a clear view from your kitchen extension to the end of the garden, it’s nice to create ‘rooms’ and interest with hard landscaping, paths, little patios, planting and lighting. You could use lighting around the trees to show the depth in the garden at night, would look amazing from the house. I’ve recently discovered Kinging It, so to have two weekly vlogs for inspiration/tips would be fabulous, please do a Sunday clog! Just discovered you guys and are here for the journey!! On the landscaping and garden try not to remove large established trees and always work around them to keep and make them focal points if you can. They're the things that cant be readily replaced unless you have thousands of pounds to buy already established trees of a decent height. Garden and proportions (especially at the front of your house) is what takes a house to the next level. You dont want the front to look like a carpark even though you may want a carpark. Fully grown beautiful trees are an absolute gift and also once removed can change the character of a street..if everyone did it it wouldn't be the beautiful leafy area you fell in love with. Anyhoo...have fun..cant wait to see what evolves. 😊

A front garden sloping towards the house can be good to look at from inside. If you build a retaining wall you either need a very nice wall or layered planting instead. Even with a retaining wall, you could keep a 30 degree slope for the bit between the wall and the house (assuming there's any space left after the car park). As for the long back garden, unless you're going for a Versailles look it's better not to have the whole length visible at once. Break up the view with planting or structures, leaving enough clues that there is more to explore like openings or tall trees. Also, the roof of that extension will be very prominent from the upstairs window, consider a green roof.
Yippeee, another renovation series....I am so looking forward to it!!!! Congrats you two. From first glance I would get rid of the tree shrouding the house, it is a danger first of all it could fall on the house given the site is on a slope down toward the house, it is blocking light from what I saw and also it is not pretty. I could be wrong....plus if you are transplanting large shrubs from the back garden just make sure to do it when they are dormant (like Oct/Nov or Mar/Apr) to give them the best chance of re-rooting and surviving in their new spot when they wake up. But either way I cannot wait!

Wow….. deja vou ! We bought an old bungalow on a great street, probate sale. Went to closed bids, we only nicked it by £2k😅 Architect engaged and planning permission passed. We have completed phase one finishing just before Christmas 2023. Rear extension vaulted ceiling gable end glazed…..absolutely delighted with it. We are agate grey windows on chalk rendering…….. looks really fresh. Central heating and solar prep done. Phase two starting in July to remodel the front. We are a lot older than you guys ……. So we will be not doing too much ourselves. Around £1500-2000 p/sm for extensions/remodel….. seems to be the current going rate for West Midlands. Good luck…… we will be watching 👍
I would definitely keep the lower level brick and render the top half of the front of the house. Brick, I feel, is a classic English note and also is a nod to the original house. Love the look! Can't wait to see your renovation series!

E.g If the potential value of the completed property is £750k, deduct your purchase price & costs (~£,460,000) leaving you with the budget (~£290,000), excluding any profits you may be aiming to make. Utility room is a great idea as you can keep the old kitchen active until the new one is ready. Expect to go through at least double your previous budget... New glazing can be expensive but you can diy 💪 Are you both doing this as your full time job now? Weekly videos would be good 👍

I would consider some dormer windows at the front. It will make the home look much more substantial, and potentially give you some more space in the ensuite.
Looking forward to watching this new series. As the extension is a single story and you are putting sliding doors in the upstairs in the bedroom why don’t you put a terrace on the roof of the extension

That’s a gem of a project. You guys have really landed on your feet there. Your plans sound great (expensive). I’d be budgeting 100k doing the vast majority of work yourselves. I’m currently 40ish into a similar sized place and haven’t even scratched the surface

Love the bifold idea and the white render idea you could make it look very classic English by going for a wooden framed window (still double or triple glazed) rather than metal framed windows and then possible go for a slate tiled roof bit more of a classic but still modern look maybe?

If doing majority work yourselves budget a rough ballpark to start is is £1200 p/m2 for extension, depending on access and your wages. Whats the access like behind the garden? If road follows behind you need to be thinking about splitting and gaining PP to self build or sell with planning

I'd Love the weekly videos and did ask for it last reno, but I know how much hard work it is to do a weekly video when you are working so hard and how much it takes!! so I am happy with whatever and we are still waiting for a little harold lol!!
Hahah a little Harold might be a couple years off😅😅 but we are defo excited for that chapter too!! and yessss we reckon weekly vlogs will be a little bit of a challenge but we’re gonna go for it and hope for the best!
Definitely every week videos. And even on specific jobs like the kitchen or extension.. More editing but would be great to see individual jobs once all complete.

It will make the home look much more substantial, and potentially give you some more space in the ensuite.

Oooo this could be interesting- it does. Me man doing a flat roof though (and apparently building control don’t like flat roofs atm!). Food for thought though 💭
That’s a gem of a project. You guys have really landed on your feet there. Your plans sound great (expensive). I’d be budgeting 100k doing the vast majority of work yourselves. I’m currently 40ish into a similar sized place and haven’t even scratched the surface

Love the bifold idea and the white render idea you could make it look very classic English by going for a wooden framed window (still double or triple glazed) rather than metal framed windows and then possible go for a slate tiled roof bit more of a classic but still modern look maybe?
Great ideas, we’ve got some plans in mind for the roof and definitely love the look of wooded windows but might not be in the budget..

If doing majority work yourselves budget a rough ballpark to start is is £1200 p/m2 for extension, depending on access and your wages. Whats the access like behind the garden? If road follows behind you need to be thinking about splitting and gaining PP to self build or sell with planning
