This is so so much more refreshing than seeing copy and paste new builds being slapped everywhere. We have a disabled son, so an extension may be needed in the future for more ground floor space to avoid stairs and this has gave me some amazing ideas! Absolutely love it!

Sorry to hear that mate, I know its a bit hit and miss with builders etc. I was defo luky with mine. Yep driveway will be sometime soon, not sure but not in a mad rush yet. I may do a video on things to come in the next couple of years.

When we bought the house we had the vision of extending it due to the unusual end plot, its worked out better than we could imagine and we are very lucky to call this place home ❤️
Maybe some tinkering with interior walls for a better layout but all in all super happy and an experience of a lifetime.
PS I say "wife" a lot but what I really mean is "the boss" 🤣 I'm a lucky man.

I love your extension and can see you're si thrilled with it. However the only small change I would make is the upstairs full length window should be able to open. You'd appreciate it during the hot summer months getting some airflow, through, but it's a small design point. I can't get over how grand it looks

Its great you guys love it so much. The kitchen looks like it hasnt been done yet though. Hiding appliances and adding trim to top and bottom of wall cabinets and a cohesive design go a long way. With really good design the kitchen could easily have had an island with seating and even more storage but would have looked less clutered and more stylish at the same time. But who cares, you guys love it and its exactly how you want it !!!

Builder wants nothing to do with this mate. He is super happy with his work flow mate. If he changes his mind I’d 💯 pop him in. He is just a happy fella doing what he loves and has a bloody waiting list can you believe haha
Great video, I am currently 2months in to a 6month triple storey extension and remodel. I’d be very interested to know costs of your extension, I saw another comment that you wouldn’t post as costs change, but I do think its content many would be interested in (particularly me!) but it’s your personal finances so your choice to disclose or not 😊. It’s more that everyone working on the build was top quality. Carpet fitter wasn’t a big issue he was just a plant pot talking about how tough he is, how he is the best carpet fitter in the north and how he should be tipped for his work. Nothing massive just a straight up nugget
As an architect, I'm also glad you didn't get that extra metre done on the side, it was definitely a happy mistake. Otherwise, it definitely would have looked too big and out of proportion with the existing house! the scale definitely works really well as it is.

Great build mate, will add a lot of value. I’d have been tempted to go that extra meter wider, give yaself more room in bedroom and kitchen for an island. But that’s personal preference 😊
Cheers mate super appreciate it, we love it. TBH that metre did my head in for a long time. If I could go back I would have fought harder in a legal way to get it. But TBH its all good and now it as the bins there, my ice bath and a little shed (for when I have been naughty 😏

Great extension jonny, the roof tile on the porch are they the same as the main roof. Looking at your neighbours they looked different so was that part of planning application. Please could you dm you builders details as planning for extension myself in Manchester.
Hi mate no issue changing the roof slates mate. They were different to what we have. The neighbour is the only one in the neighbourhood with similar tiles pal. Sorry builder wants nothing to do with this pal, he is super happy and settled with his work flow mate. Sorry about that

Hi mate thank you so much. It was an experience and we are very happy with it. We did it in stages but if I was to combine it I’d say 10 months ish in total
Awesome build mate, jealous comments to be expected, and have these people completed their own extensions, the plans the problems, the costs, the neighbours etc, just at the end of my own double extension and open plan kitchen, the entrance is into the utility, my washing machine looks great too, this is where the kids, dogs etc enter the house, would I have them enter straight into my new kitchen, hell no 😂
And love the pond, also have a koi pond myself 👌

HI pal, it was discussed with planning TBH and I cant quite remember but there was a adjustment we had to do, because i didnt want the door as it ruined the flow. I cant remember if it was the heat detectors or not.

Looks fantastic mate ! overall how big was the floor area of the extension? Is it about as big as a garage? I'm thinking of knocking through an attached garage.
Hi pal thanks for your kind comments about our home extension.
If you loook on the video you can see where the garage was in relation to width. The width from the external wall is 4m out. So just a bit larger than the inside of a garage I think. Length wise it is longer about 8m long from the back of the extension side to the front window.

Cheers Sharpey mate it was one hell of a journey mate, but TBH I absolutely loved it, mainly caused I had huge trust and belief in my builder mate. That step is so imprtant in your extension, trust your gut.
We have paused the en suite mate and probably going to do it this year TBH as the wife keeps moaning at me and it too far to walk for me in the middle of the night for a pee (Too much info but hope it made you laugh 🤭
@koifishjohnny can I ask , the two rooms joined on to the new bedroom, what size are they? This is how we doing ours with one being an en suite the other a wardrobe
That was exactly what ours was/ is going to be mate, except mine ois an office ATM. About 2m wide by 3m long mate

Thank you very much, no we didn't but we should have considered a utility room. We did it over 2 years but had a break between the single storey and double storey.
@@koifishjohnny thats such a long time living on site with construction going on - especially with young family. Well done! Definately looks worth it (and makes sense financially). Wish i had what it requires to pull the trigger in my extention thats sitting in my head.

Something I think about everyday mate but no because it doesn’t matter, it’s our family home for life so only matters that we can afford it pal. Thanks for watching us build our little dream house and being nice mate 🙏
Looks really nice mate honestly the overall design and build looks great.
There’s only two things I would’ve changed in the design phase; would’ve been for the extension to be in line with the existing property, only because it would’ve made the entrance bigger instead of being hit with that wall as you open the front door (wall on left).
The other thing is a utility room, personal preference but laundry in a kitchen always irritated me, probably growing up and having cooking smells clinging to your clothes.
Hi mate thanks for your nice comment about our house extension. I love your comments and agree but one first point, part of the planning permission stated this " The extension needs to be submissive to the existing build and be 1m back from the front wall" I was gutted and tried to fight it.

This video really was no different except it isn’t made for tv via production.
Funny enough, I felt that might have been the case with the planning, I’m assuming part of it is how close the property is to the public boundary, honestly at least you made it as comfortable as you could!
As for the utility room, it can always be added at a later date by clever configuration.
Main thing is you and your family enjoy it, sometimes as humans our biggest downside is we’re never 100% satisfied with anything haha

Thanks, I dont share pricing due to it changing a lot depeending on location, cost rises, build specific costs and I just dont want to mislead anyone.

Hi Pal, I do not share the cost of the extension due to having so many variables that affect pricing mate, like location, covid hikes in prices, etc etc. Get 5 quotes is my advise

Hi mate, I wouldn't like to say and thats why I left it out the video.
Reason being it depends on so many things like location, covid/ no covid (this affected us), specifics of job, type of ground, etc etc so I feel if I shared my cost it has the potential to mislead people.
My advice is to follow the "find a good builder video I did" (link below) then work out the average based on your job pal.

Good point mate, we only have one car as that’s all we need. Current drive can squeeze 2 on. But plan is to take the drive across the front eventually

Looks like an oversized garage. Horrible design. Enter the house, and you're faced with a washing machine. U should have invested in a good designer, and if you did, then you should sue him/her.

Absolutely agree, kitchen is in wrong place. Should be at the back close to the table . Long way to walk with plates and food to/from the kitchen . Shame because it costs lots of many to do a extension should be right . I would asue the arquitect.
