    I wish those "armchair critics" would keep their advice or personal opinions to themselves. Doug and Ashley always do their research and do what works best for their situation or finances at the time. I like to hear Doug's reasoning for doing what he does and why he does it the way he does. All his projects come out awesome. He is not looking for shortcuts...he is methodical in his detail work. His work looks much better than some professionals that i have seen thru the years! Just keep doing what your doing Doug and Ashley...love it!❤

    I have unfortunately experienced a considerable loss of mobility which allows me the luxury of lounging about in a comfortable chair guiltlessly entertaining myself with fairly consecutive cups of tea.When I settled myself with my breakfast this morning and opened my iPad , I was delighted to see your video there.Your sharing your lives as you do is invigorating to the spirits of many of your viewers . To see good familial relationships among creative purely motivated kind people is such a pleasure,especially as this world has unfortunately become accustomed to the stimulation of the strong entertainment provided by accounts of people behaving badly. You engage our hearts to the extent of causing us to feel that you are family.Your communications are like the letters we used to exchange with each other.We would collect the mail and feel delighted to see the envelope containing the letter from someone close to our hearts.     When Ashley and Doug complete the renovation of this property someone will be fortunate to reside in a 'better than when brand new home'. Such attention to detail is impressive. Most people flip houses without any concern for longevity. Ashley and Doug always invest the same high quality work they dedicate to the home in which they will reside. Major respect!

    I saw that roof going over the Mobil homes in Tennessee and the people said that it helps with the cold and heat. Sounds like a great idea. Keep up the good work. Stay safe and God bless

      We were going to hold off on cleaning the exterior until we are ready to paint, so that way we only have to clean it once.

      @@_Egon_ Just because he does not take everyone's advise does NOT mean he is resistance to good advise. Shame on you! He is extremely thoughtful with his projects and has planned out what he will do. Plus he has to keep cost in mind as well as he says constantly.

      Really need to be careful using pressure washer. Could cause damage. We had a painter that used one on our 100 yr old cedar siding. It cut into the siding and looked terrible.

    I love that you bought this mobile home that most people would have trashed in a landfill and are making it a new home. Taking these homes and redoing them is a good remedy for affordable housing! Love the new window!

    That looks great with the light pouring in. I never knew that mobile homes had J-channels catching debris . That’s nasty and breeds mosquitoes and more.

    That roof looks pretty precarious. Hope you haven’t found a shortcut to the living room below😱 After hearing your rundown on this roof, I can see how looks can be deceiving. You two have gained sooo much experience over your short lives, it truly amazes me.

    Loved seeing you use Henry's products. They are more expensive but worth it. If you recoat for now, again use Henry's White 100% silicone sealer. Stuff is once and done. I've used it on mobile homes and can't say enough good things about it. It will even cool the inside of the house some because of reflecting the sunrays.

    I spent 20 yrs patching my single wide roof.It wasn't until I screwed osb down to the rafters and then epdm on top of that that I had long term success.I live Pacific Northwest average 80 inches of precip annually.Now with a rubber roof with a 6 inch eave,no more leaks and finally dry windows.I enjoy watcing you save these problem places that folks have given up on and making them a home.

    We had a trailer over 40 years ago. You are right if you pressure wash it and seal any seams . Than you can cool seal it. Thats what it was called a long time ago. You could bring it back to life. Its where the trees were right on top of ut. Trees are beautiful but can do a lot of demage. That might be your cheapest way. I know you still have to work on your dream home. Ashley , you look as beautiful as always and still remind me of my sister. God bless😊

      Yes ,she is. My sister Nancy passed away unexpectedly in 98. Ever since I started watching them, I have always said she reminds me of Nancy. Ashley is so little and so my sister.

    Awesome. Doug your so right to do the inside now while it's cooler out. I love the new windows. Such an improvement. It's suppose to get colder out. Hope Ashley you have some really warm clothes. It's suppose to be colder out this next few days. lve had to turn the heat on the last time. I could handle it but l have a cockatiel. I don't want him to get cold. He's not mine. I'm just his caregiver for now.

    Step by step you're turning a near worthless old trailer into a liveable home. You two are amazing! I like Ashley's style of gathered, puffy sleeve blouses. I've always liked that style. I've noticed she has several in that style. It looks good on her. So glad you're in a climate where you can comfortably work through the winter season. That's a nice bonus.     I agree, put elastomeric roof coating on it. This barrier "locks your roof in time," extending its life by another 15-20 years for a fraction of the cost of a brand-new roof. The over head cover with posts that you mentioned does not sound attractive to me. I see black on the outside. Is that mold? Bleach and a pressure wash might remove it.

    I would think the type of roof you choose could be influenced by what your plans are for this home. If you plan to keep it as a rental I'd think the complete structure roof would be worth the cost. If you are planning to sell this when its completely renovated then the decision may depend on if you would recoop the costs of the full structure or not.

    Doug 2 things. PLEASE wear eye protecrion especially as you are cutting overhead with the recip saw.

    You got the right idea . A good pressure wash and reseal all the seams like you just did and recoat with the rubberized coating and you will be good to go for a long long time. Can't wait to see the pressure wash on the sides also that alone will make the trailer look great. As always you guys are top notch keep up the great work!

    some people use the black stuff (as you are) to seal up the seams, then put a complete coating of "elastomeric" (aka= coolkote, the white stuff) over the entire roof to give it a completely sealed rubberized coating that also deflects the suns heat!...the white stuff can be applied with a 4" brush or just pour it on roof and roll it out heavy..........

    You need the ol' 2x4 scrap of truth, my friend used to write down whar he needed on a scrap of 2x4 and would take it to the store with him as his shopping list.

    5:49 my family and I we did exactly that to our trailer, we used those Roofing Rolls over the main aluminum roof and then we built an actual roof over it with its own insulation and roofing rolls yet again. We did buy ourselves time with those thick black plastic poly sheeting prior to this.

    An added benefit of the trees being gone, the roof and siding gets air and sun and the creepy crude won’t grow anymore.

    I have to admit, roofing makes me so nervous. I like the idea of the second roofing option with an overhang.

    I'm new to your chanel and am in a similar project with my 1970 single wide in Tavares, Florida. I can tell you that last summer hit when we were down to the studs and it was unbearably hot to the point of taking a couple of months off. I wish I'd found you before we started but I'm wondering why you didn't pressure wash the outside of the trailer. You're braver than I am trying to work over that dirt and algae while using adhesives or sealants..

      We're waiting to wash the home until we're done working on the exterior walls getting the new windows/doors/siding installed. Also we only want to wash it one time before painting so we'll wait until we're ready for that.

    We had a mobile home in a lakefront seasonal park, we painted the whole roof with the rubber coating every three years, only difference was that the coating we bought was white…

    Option 3... Go with a rubberized (PVC) solid sheet. When I did the Champion, I just screwed 1/4 plywood over the existing roof and then glued the PVC roofing roll to that, and overlapped the siding by an inch. I went with white so it wouldn't act as an oven in the summer. For the trim, might want to look into a Z channel. Top side goes under the top trim piece, bottom kicks out over the top of the vertical siding. The amount of lichen attached to that house is overwelming. I see a serious powerwash in the near future! For the rafters, the roof I did was an arched truss, and it was 1x2 studs, if you can call them that... LOL... and spanning 10 feet, they sagged, a lot! I jacked up the truss and used 1/2 osb that I cut to match the arch, screwed it into the "studs" on both sides of the truss. I did have to order 4x10 osb sheets because i wanted a solid piece, so it was a bit of a cost, but I did manage to get 4 trusses from each panel. Your's is much longer and peaked, so cost would definitely be a factor. Are you planning on going with an on demand hot water tank? LOVE mine!

    I had a mobile home in Illinois and I built a roof over the trailer. Using 4x4 posts It worked out really well. That was in 1984. It’s still there.

    Henry’s TropiCool 100% Silicone roof coating. Great adhesion and will last 10 years if you prep the surface well. Oh, and it is white.

    In my previous town, there was one mobile home with pole barn extra roof with big overhang. And one next door to me without it. THERE IS NO COMPARISON for mobile home quality, and extended life. The extra roof protected the (fragile) mobile home from hail & rain, ice & snow, hot Texas sun and high wind thunderstorms. THE DIFFERENCE BETWEEN THE TWO WAS SHOCKING. One in good shape with extended life - and the other weather worn & shabby. YOU CAN ALSO INSTALL A LESS EXPENSIVE ROOF WITH A POLE BARN COVER.

    I hope you manage to find the money to put the roof over the whole mobile home. It sounds like a great idea for protecting the whole house. It would keep the water away from the windows and doors. Whichever way you end up going I am sure you will do a great job. It looks great to see more light coming in from the new window. I can’t wait to see the new layout of the house. I really like the look of Sam and Angela’s house from Greenacres Homestead. They have the bedrooms at opposite ends of the house and the kitchen and living space in the middle. 😊

      They are single-pane, single-hung with screen, aluminum frame. We bought them from a mobile home supply store.

    Roof is the most important. I was lucky, when I bought my 31 acre property it came with a 1972 model mobile home. Literally the only thing they did right was put a metal roof and structure over the old roof. The guts were good so I restored it. Almost done!

    I think almost every video I learn something new. Looking at that roof made me feel it was a lost cause, but then you started sweeping and scraping and it didn't look so bad at all. Love both roofing ideas. Since snow is probably not an issue for you, having a little more weight on the roof probably wouldn't hurt it. But with snow on there too it could be a problem. But love the idea of the roof over the whole structure too with expanded overhands! That has to be a great feature to get away from the Florida sun and have a wrap around porch action if someone wanted it. Wondering if the hurricane winds would pick it up though since there would be a gap between the new roof and the structure. I will leave all that to you and can't wait to see this all come together. Love the bigger window and the extra light. Have no idea about what you are thinking for layout and look forward to seeing what it is!

    Are you going to power wash the whole trailer and also the roof clean it up. Then you could temporarily get the roll on roof coating in 5gal would be a cheap temporary fix. Looking great and fun to watch projects.

    Great Job! I'd wait on the roof too. Ashely, you look so nice in the white shirt, I'd wear old cloths though. Relax a bit I can tell your tense. Enjoy the moments, your fine. I spent half my life like that, shake it off. God doesn't make junk. Your wonderfully made for his purposes. Rejoice in it. Your beautiful. The only one you need to please is God and those who love you. If it is worry creating it, stop that too, takes practice but you can. God will always provide a way. One thing I have learned he is with us always. I hope this holiday season has been a relaxing one and time spent together. Peace!

    It’s nice to watch you guys show stuff step by step. It makes it less intimidating to take on projects myself. I spent most of my life in Florida. No matter what you will get lichen and moss growing on stuff. We just took advantage of having so many pool stores and bought fresh chlorine from them and used 50/50 water mix in a sprayer to kill it. It works better on a cloudy afternoon. Pressure washing can just cause more leaks

    Whatever you do, I know it’ll turn out way better than before. I would do the extra roof structure if possible though. I’ve seen some other mobile homes with those and thought it was so smart because many single wides don’t have overhangs at all. I think that is the main reason the windows and siding eventually leak.

    I’m excited for this restoration. We gave my mother our ‘99 Layton travel trailer to set on her farm property so she’d have a nice place to rest when she finished mowing 11 acres. I learned a whole bunch of good advice from Doug and Ashley’s previous videos about stabilization and repairing. Mom’s land already had infrastructure, so we had a cover built over the RV and got her set up power, water, and septic. She and Dad are 81, and they spend their weekends “glamping”. We had the camper cleaned with Krud Kutter then painted it. We did the rest ourselves, it looks brand new! Again, I’ve gathered tons of information and knowledge from this couple, so I trust their processes and enjoy the videos.

    If you do the simpler roof option you could put awnings over the windows and doors to prevent water damage.

    I love this rebuild/remodel So much better since you are not trying to live in it! If we get a vote I would go for the pole barn like over roof. You know how much you love your screened in balcony You could even have a screened in porch off one of the main doors. I remember you said you do not want to attach anything to the structure so problem solved. Lots of 'sit outside' weather in FL if you could get rid of the bugs!

    You’re right, that J strip seems weird. I’m sure you will figure out something better . The window looks great in the meantime. I hope the timeline works out that it can be insulated before it gets too hot for you.

    If i lived in a mobile home I would want a "pole barn" roof over added. I wonder if it would keep the electric bill down in the summer. 🤔...Enjoyed the video! My kitty is watching it with me.😅

    with our first single wide we put 4x4 in the ground every 8 ft. and build a roof over the top of the trailer ... it is costly but worth it...

    I was putting on metal flashing that you would put on prior to shingles and then I was putting my roof coating over that onto the roof to make sure it was rain tight.

    I've read that refurbishing and renovating an old home is much more environmentally friendly than building a new home. I never thought of it applying to a home destined to be torn down, but it does make sense. A tear down is obviously cheaper to buy than a move in ready home. It's hard to see where the money will be made, but you've done it several times now on this channel. Buying, renovating, and improving your lives. It's quite inspiring! I love the idea of saving an old building, being enviro friendly, and making money all rolled together. Clearly, recording it and sharing it on RUclips helps, but the work itself must be paying off too.
