Retired Engineer with 28 years in commercial construction and 23 years as Engineer, Senior Inspector, Assistant Building Official, and Building Official. In little cities like Las Vegas, Seattle, San Francisco, Portland, Louisville, and the Cayman Islands. Currently in Puerto Rico! Just finished building a woodshop and Chicken Coop for my neighbors. If you're interested in how I would resolve this, You can reach out to me. Although retired I have been used in the in past as a Code Expert in resolving matters. Yours is a unique problem with a legal fix but one that is creative!
The immediate supervisor of the bureaucrat who decided that your cabin is a "ready-removeable" should be required to read Tenn. Code Ann. § 68-126-303, to wit: "According to Tenn. Code Ann. § 68-126-303, *ready-removable structures include, but are not limited to, stadium press boxes, guard shelters, or structures that contain only electrical, electronic, or mechanical equipment that are solely occupied for service or maintenance of such equipment* ....It is against state law to modify ready-removable structures for use as residential, recreational, or emergency housing in Tennessee."
I sure hope they read your comment
IDEA:
Build a permanent "add-on" to the structure which would turn the whole structure into a permanent structure
A manufactured building is approved as a unit. Such as a car! You cannot legally attach a site built building to one built in a factory! You would have to disassemble it and put it on its own foundation! Then if you're in an area zoned where permits are not required. You would now meet the exemption for a site built building! Some of those allow for temporary electric that turns into full time! Others require electrical permit only! Some require plumbing and electrical permits! Others set limits on 200 sq. ft.! It varies from state to state and counties within the state. Homework is critical!
@@leroyd.bodine5927damn glad I picked Missouri for my destination. Only zoning law here is you need to be certified to install your own septic tank.
Make sure to place "No Tresspass" signs on 4 corners of your property!
It's nearly impossible for them to access our property from 3 sides as they'd have to hike a mile or two through woods and up a ravine (we basically have a mote around 3 sides of our property lol) We do plan to post the entire property though! Thanks for the advice!
Does TN have that "purple paint" law for property boundaries?
I do not know but it does sound like a good idea! Here in michigan one of our stare attorney generals once wrote a decision that NO TOWNSHIP AGENT IS ALLOWED TO TRESSPASS ON POSTED NO TRESPASS PRIVATE PROPERTY! I HAVE PRINTED HIS OPINION AND DISTRIBUTRD IT THRU OUT OUR COUNTY! Head for you nearest university library and discover their LAW LIBRARY! You can remain free if you will apply yourself a little!
@RunawayMattCass so they only know about your structure because you told them???
Put some wheels on your house and register it as a home-built camper at the courthouse. That would be one way of getting around it.
Welcome to Tennessee from D&J homestead Meigs County Tennessee, from raw land to homestead by ourselves at 67 yrs old. Keep it up.
Welcome to Tennessee those beautiful yellow flowers are covered in chiggers
Ohhhhh do we know it.... Haha. They are beautiful from a distance but we won't walk into them lol
When living off grid it helps to be a bit of an outlaw.
Gates are going up soon!
@@RunawayMattCass👍🏻
@@RunawayMattCass if you put up no trespassing signs, you can get the cops to help you if officials arrive. Without signs cops won't help
I literally went through something very similar to you guys this year. I'm from North Georgia, and the county I bought land in went as far as to create a minimum size requirement of 1000 sq. 3 months after I purchased the land. There wasn't enough time to get the permits, so I missed out on being able to build my dream cabin. There's so much strict ordinances and codes going in place now that people are returning to the country. It's so frustrating to think about, but what can you do when faced with an unsympathetic attitude from the government, and people trying to protect their property values. At some point we'll just have to ignore their rules in order to live our lives. It sounds like your county in Tennessee is much more human than some. Don't give up!
I'm so sorry to hear about that! That is wildly frustrating. We have heard so many stories similar to this and we can't believe how hard governments are making it. Luckily, our county seems pretty set in their unrestrictive ways (at least for now) it's just the state that we have to worry about.
@@RunawayMattCass By any chance, do you happen to be in Bradley County? Kinda smells like Donna Simpson may be behind your predicament.
Sucks. I’m in Dawson county
That's one of the biggest reasons we left where we were. The regulations. They have some here but most of them make sense. There are even reasons for the few that don't.
Your best direction is pulling the correct permits for the smallest structure with foundation. Crawl or slab and adding the tiny cabin to the structure it ordinance allows.
See if you can get an Ag ( agricultural exemption) on your land for taxes. Also homestead property exemption.. see what qualifies and requirements. Ag exemptions also apply to purchases on equipment for that use too.
In my state/county, tie-downs to make the home a non-removeable structure is all that's required. I live in a tiny home for 5 years now. The steel tie-down straps are connected to concrete pillars that were sunk into the ground 30".
HEY MATT AND CASS PUT YOUR LIL HOUSE ON A BLOCK FOUNDATION THAT WAY IT WILL BE TAXED AS A PERMENATE STUCTURE.
Might I suggest you putting your unit you're charging behind the solar panel so they have a little shade so it doesn't over heat in full sun
Looking like You two are going to love Tennessee. I live in upper east Tennessee and I don't want to be anywhere else. Welcome Home.
Thank you so much! We were in South Eastern Tennessee for a few years and loved it. Excited to be back. Appreciate your support!
this shows that you are Honest folks and want to be legal in all that you do. I appreciate honesty you are great people
You two are inspirational. Don't Give In. Don't Give Up. It's your Land. Remember that and the reason behind it.
I'm glad to see life is looking up for you guy's. It's sad when someone or something comes along and trys too step on your dream.
These law's people run into are man made so they can be changed. No need in ruining someone's life over a simplicity that can be fixed.
Hang in there guy's God is on your side. Have a great week ahead 😀. Peace 🙏
Correction on your last sentence... it is we who have to choose to be on Gods side , not He choosing to be on ours.💞🙏🤗
Taking it easy and living slow is the motto around here :) It is a bump in the road but won't stop us. Cheers happy to have you here.
For future questions you have about codes you can always call the state or local jurisdiction and talk in hypotheticals. That will allow you to get clarification without cause issues with what you are currently doing. You will get through all the legal stuff and your homestead will be amazing!
Literally walking out the door to go fishing and get the alert. Back in sit down and have my soul lifted. You two are special. A modern day Ma and Pa Ingalls. Thank you for showing the world there is joy in all things. As always stay safe and love ya!
Oh my goodness we stopped a man on a way out to the water!!! Hahaha. Thank you so much - we were really happy with how this video came out and were excited to share some positive energy! Maybe we'll have to dress as them for Halloween! Haha Good luck on the water today! Love from Tennessee!
Ma and Pa didn't have hideous tattoos
@@annjames1837did you really need to say that? It’s obviously not going to change anything. Smh
Aloha, I live off grid on Maui the side of Haleakala.
Your channel came across my feed as I was just drinking. some coffee overlooking the Islands.
I wanted to say you two are a really cool couple, such wonderful energy.
Life is good for me.
I don't have much but because it's simple and beautiful here all is good.
I farm about 15 acres for a local family Persimmons, Cabbage, Kula onions.
..Stay Blessed
Aloha! That is so cool to hear that our video's reaching Hawaii! That all sounds so beautiful - I'm sure the climate there is excellent for growing. We hope to make it out one day! Thanks for the support!
The government is insane you can't have anything without them trying to take it or spend a arm and a leg trying to keep what you bought.
Sure feels that way!
The evening golden hour is beautiful, and it's a beautiful time to relax after a hard day's work. Best of luck to you guys.
Thanks Andrea. It is the way I like to spend every night here. Reflecting and taking it all in :) Thanks for watching.
Being a builder I can tell you that if you put a foundation down and attach that structure to the foundation then it becomes a permanent residence and no longer movable.
Check the state code, does a structure without a roof fall in the regulation as a removable, if so take it off buil up 6" an reinstall it. An by county rules you built it.
They don't have any definition of when it i or isn't. It seems like taking the roof off could potentially get us around it but its all grey. We are considering all options!
I'm a driveway mechanic too. A large piece of cardbord, unfolded box etc. works well. I have huge box that saves that skin and mine being glossy I can slide on it to get out pretty well.
You know, I grew up watching my dad do exactly as you mentioned and we have a bunch of cardboard but that didn't come to mind lol. Next time for sure. Appreciate the support.
Harbor Freight foam squares are my go-to. Cheap, give some cushion, and clean fairly easy too.
If that water is only for the garden and not to drink, add water soluble humic acid, great for root development, feeds the plants and darkens the water and algae wont grow in it
Thanks for that knowledge. That is something we will for sure look into for the future. Right now the water is for everything (we filter it before we drink it) but once we have separate tanks that is great advice.
No one likes overbearing laws and regulations
Absolutely agree!
Hard to explain what happened to California, and New York then. What's really a shame is the States that pride themselves on Liberty are also slowly turning into the States mentioned above.
Aka government money making schemes
Yes and if the grid goes down it's what you need to survive I want to do it but their making so you can't. I thought no zoning, gave you the right to do what you want. Stupid laws
Laws and regulations are necessary but the stupid ones are unnecessary. (similar thoughts as the main comment)
I'm so happy for you guys! Things will all work out with the cabin just put it in Gods Hands things happen for a reason. 😊
Made me smile when you said the plant that is flourishing
We went down to Chattanooga yesterday and I wondered what the yellow flowers were along the highway. Swamp Sunflowers! You're making great progress with ALL the things - mailbox, garden, road, water, etc. Keep plugging along!! 😊
They are in full bloom :) Small projects will eventually lead to bigger ones. Thanks for the support and love. Happy to have you here for the ride.
Thank you two for your videos! Love learning and watching you guys grow!
Put the post in the hole THEN put the concrete around the post in the hole.
The whole time I watch you guys I have a smile on my face, you both have great energy!
Thank You. For the update. I'm in southern Maryland. I hike daily. All over Maryland after work. Enjoy Your channel !
Appreciate you being here :) We haven't visited that area but would love to take Jolene up there for a weekend away. Thanks for watching.
You guys are totally living the DREAM! Hang in there, can't wait to see where this journey takes you!!
Hey guys really good seeing you, I think that's the best approach as far as the cabin is concerned I pray everything is going to workout, great content as usual
Thank you so much, Michael! We are taking it slow and figuring out what will be the best solution for our future plans. We really appreciate the support!
Thanks for sharing another great video with us... The fall flowers are awesome.... Nice mail box installation too... Take care & be safe
Thank you so much!!! The wild flowers are so incredible! We need some rain so they stick around. We are so happy about how the mailbox came out! Thank you for the support!!!
Need to add the numbers.

Just wanted to thank you for sharing your lives!
I enjoy watching all that you guys do
We appreciate you so much. Thank you :)
I'm so glad I came across your video last week. I'm enjoying every minute.
I would have bought a small used mobile home to put on that spot for starters . Just my thinking.
Cass your positivity, up beat, always happy, and excited. You are amazing!!
We both work really hard on keeping things light, fun, and energetic.... because life is to damn short to be stressed :) Keep being rad friend. See you on the next one
Dang now im hooked on another homestead channel to Bingwatch.😊
Just a couple tips..get a good digging bar to use with the post hole digger…When u put wood post in the ground with cement, put the post in then put 4 or so inches of soil in, compact it good, then put your cement in..post will last much longer..if u put cement in & post is sitting on bottom of hole, sometimes wet cement slides under post bottom & forms like a bowl..Then when it rains, water can seep down along sides of post & start rotting from the bottom..Blessings
So far, I'm learning from ya'll
Thanx so much
Hey you guys you inspire me. Im 70 and bought land in the San Luis valley Colorado to do the same as you. I read a previous post which reminded me , mobile homes are tied to the ground with anchors, huh then skirted. I've built homes since 14 years old and have high hopes for both of you.
Cook trout skin down and let it cook through till done then use spatula to scoup flesh leaving skin right on the grill. Do it with any fish you grill and by doing it that way you won't loose meat stuck to the grill.
Appreciate the advice! We actually had a segment where I described what I was trying to do but cut it because the video was getting long. I was just wanting to sear the flesh side - had it on high for about a minute and then flipped it to skin side on medium-low until done. We actually like the skin on salmon&trout so we keep that all together. Thanks for the support - Cheers!
Their experience shows how important it is to be sure what the county zoning/permit/inspection requirements are *before* buying land for a homestead, and specifically make sure the county does not prohibit living in an RV on your own property. If at all possible, buy land in a county with no zoning or permit requirements (hard to find, but they do exist). Don't try to get a pre-built "shed" approved as a "dwelling" because - as they found out - the "safety" requirements for a "dwelling" (where people sleep) can turn out to be a deal-breaker. In this case, their Amish-built shed is considered to be a "ready-removable structure" and *Tenn. Code Ann. § 68-126-303 prohibits using or modifying a ready-removable structure for use as residential, recreational, or emergency housing in Tennessee.*
If you've been following their videos, you'll see that they did all of their research and then some, before even purchasing the land. They bought the land where they did, because the county and city told them they were free to put whatever they wanted on their private property, "even if it's built from popsicle sticks".
I hope it all works out for them. ❤
@@Rastawench "They bought the land where they did, because the county and city told them they were free to *put* whatever they wanted on their private property, "even if it's built from popsicle sticks". That's true only if the word "put" is replaced with the word "build." But *instead of building a structure themselves, they brought in a pre-built structure that the state of Tenn. considers - possibly incorrectly - to be a "ready-removable structure"* and Tenn. Code Ann. § 68-126-303 prohibits using or modifying a ready-removable structure for use as residential, recreational, or emergency housing in Tennessee.
I envy anyone that has a property like yours. It's just Awesome‼
This beautiful land challenges us and rewards us all in just one day haha :) Thanks for watching
I really enjoy your new homestead journey. I’m very new watching. It looks so exciting ❤
Never a dull moment :) haha The ups/downs is all apart of it. We love it here and excited to keep sharing it with y'all
I love what you two are doing,stay focused,god bless!!❤
You guys are doing fine. You live in a beautiful area you have a plan and it will all work out the way it’s supposed to
Agree. :)
Sometimes the honest guy is the one that finds out those that wrote the “laws” don’t fully understand them & cannot translate what they mean!😂 It sounds right. They can’t make things simple & without some “red tape” somewhere. Always been this way, probably always will!!!💕💕 Nothing negates the fact you have absolutely beautiful land!!
No one who writes a law knows what it means. They know what they intend, but courts determine what laws mean. Sometimes they write additional laws to compensate for what courts decide. A judge can turn your perfect law into crap.
Say thank you dude, you have the most beautiful and coolest girl in America 👍
I see you are doing it. Great news. I am happy.
The ending of the video 21:36 when Cass was talking about the golden hour made me tear up because thats all i want myself! I cant wait to get there and i wish you two the best of luck!
Well heck, I thought I was the only one who used a slim pinch bar as a chisel
haha. It was close by and got the job done :)
Just found and subscribed to your channel. Looks like fun...can't wait to watch more!
Pennsylvania mountains in the house! Yahoo simple fix to the cabin! Put a addition on to it like a bathroom or kitchen!! And the rest is used for storage!!! Yep storage/ bedroom
That is an option that we are considering! We are looking into all of our options and will move forward with what will be the best for our future plans. Thank you for the support!
@@RunawayMattCass my grandfather would say it ain't a secret anymore when you tell someone something! So keep somethings a secret! God bless
Once you install a sink or bathroom it becomes a residentance ? - in most places / states.??

Same here guys I'm almost new watching your journey, wishing you both all the best 🇯🇲💯💯👍
You will figure it out! But those building codes are actually there to protect you and your neighbors. poop runs downhill.
Thank you for the support! This building code was proposed and lobbied for by Clayton Homes. In our county, we can build anything that we want without any codes or inspections. "Ready-removables" are the only place that the state steps in and says "you can't do that". We agree that many codes may be there for protection but when this code (lobbied for by a mobile home manufacturer in TN) is being enforced in an area that I can build in and live in anything that I want no matter how safe or unsafe it is EXCEPT for a "ready-removable", its no longer about safety. (active politicians have told them ourselves that Clayton is behind all of this) We really do appreciate your support - thanks for following our journey!
I'd hit the hardware store for A roll of aluminum screen and screen line roller it has A groove inside of end wheel and one solid wheel.

Well, I saw your other video first and left a protracted answer. Sounds like you are doing better.
it is great to see hard work pay off and then Feeling Blessed ! I have a house on a Mountain in the Philippines that was just a hill no one wanted. Now the cement house has a flat roof with garden on top and a wonderful view and even can see the Ocean and another Island on the other side ! We have a Tiny Log House in Michigan on 3.6 acres in the middle of farm land ! It is like living in a Park with all the trees we have and 2 outbuildings and even a runway for Ultralight Aircraft ! Fly from your own land !!!!! Blessed !
Wow :) That sounds like a dream. Your description put me right there in the Philippines on top of that hill haha.
