- In this weeks property tour we take a look at an apartment for under $1,500 per month in the downtown Miami area which is no easy task and not just any apartment I may add but a new construction gorgeous 1 bedroom 1 bath with over the top amenities featuring a rooftop pool, sky deck social room and state of the art gym.
All of this for just $1,450 per month? it's almost to good to be true.
We honestly believe that you should never sacrifice quality for affordability so luckily the property we're touring today does a great job in making sure you stay under budget while still providing you tremendous value that rivals that of buildings at twice the price point.

i'm in Brickell right now paying $1,500 for a studio but considering moving once my lease is up because I want a place with floor to ceiling windows! I don't have tons of sunlight in mine and it sure effects my productivity. this is a beautiful option!

@@hannahmize5048 right now their exist a few great affordable options in brickell. It will be interesting to see if they remain affordable within the next couple of years with the amount of people expected to move to Miami by then. For now I can say vue, the club, 1550 brickell, brickell first are great places to start.

What building and area from your experience has the best modern condo 1 bed room with ocean views under $2000 ?
For the same money i can get a apartment in NYC in a rat infested 100 year old walk up and half the size as that one who needs pools they have fire Hydrants in front of most buildings

Most reliable is a list from a realtor as it comes directly from the MLS next are websites like realtor.com, Zillow etc but those are a very far second as often you will find erroneous information with properties not updated. Hope that helps.

Hi there. I am thankful for this video because I have decided that I am going to move to Miami and start over with a new life. I am happy to rent a basic living space like this until I start making some serious cash and then I will upgrade and move to a newer area. I am pleased about the Gym because my local closed down in 2019 and I want to get my physique back in order. I have an easy going laid back attitude and I am easy to get along with so maybe that will help me with making new friends and connections.

This may be a dumb question, but in almost any RUclips condo/apartment tour , I rarely hear how the residents deal with trash . Where do residents dump their trash ? Is there a chute? Or ? And another question, water pressure. Is it good? I once lived in a place where it took almost a 1/2 hour to fill the washing machine tub! AND it took 4ever to get shampoos thoroughly rinsed out of my hair lol. Just curious, those things matter
Yes all condos have a trash chute for the most part, at least all the tours I have on my channel do. Water pressure varies from building to building and mainly has to do with the age and Tyler of equipment etc but I would say that I rarely hear of any water pressure issues so it may not be something you will have to worry about

How would you rate centro compared to other buildings in the downtown Miami area? I’m concerned over the Google reviews I read about the elevators and things in the apartment falling apart
Better buildings exist in the downtown area however that will come at a higher price point. I have yet to hear of any issues with the elevators. It may have been an issue early with the building but has since been resolved

Thanks for this video. I was looking at rentals in Centro online and see that the rental prices for the 1 beds are almost double that price (at about $2500). I'm wondering how much has the rental market in Miami changed since this video was originally posted? I ask because I'm preparing for my own move there in the next three months. Thanks in advance :)
It has been a drastic change. What was 1400 last year is now 2100. I haven’t found anything decent for under $2000 a month
It’s very unfortunate but all the prices have drastically increased within the past few months in south Fl. The virus mandate in NY caused a hugeee amount of people up north to move to Florida because Florida is considered the fun state with no mandate laws right now

Im now living in a $2700/month studio at Centro. Can't believe that the convertible shown in the video was just $1450 before pandemic.
Centro apartments are being sold at such a steep loss, and it doesn’t bode well. Centro has no parking and is surrounded by bums, so walking around alone is not advised. There are also very many complaints about noise due to the young kids being drunk all over the building. To make matters worse, there’s not a lot of amenities: tiny pool and minuscule gym.

Definitely a "good price" since we were paying $1625 at The Loft II (almost same layout) and you know that building isn't new and sophisticated like Centro
I love the loft but yes Centro is a bit more polished

Luckily I caught it at a time where their wasn’t many people using the amenities at that very moment but it also never gets to crowded

I’m not too up to date with that world but prior to Covid I do know of a lot of different events held at the Adrienne’s Arsht center and it was very popular. I would imagine they will bring those back when possible

I got accepted in Miami for a master program and I’ve been looking for apartments in the 900-1400 range, but man it is pretty difficult to find something good. What do you think I should do? I plan moving in late July.
Your best bet if you want to live in this area would be to find a roommate and get a two bedroom for around $2,500 and split the rent.

Hi I was wondering if I can get a different apartment something like this in a high rise building even though I signed a lease for a Apartment in miami already. Can I get out of it legally my move in date is April 5th
You may need to consult with a real estate attorney about this. If you already have a deposit then you may be at risk of losing it should you break the lease.
Two apartments are looked at on Brickell last year both were 1500 I called back recently $3,200 for a studio.......

What if you have good credit and pay a higher deposit?
Yes but you can sometimes get around that with more money upfront. 3 months is the standard (first, last and security) if the income is not there then you’ll likely need to pay 6 months +

The apartment rental prices in Miami are CHEAP compared to those in San Francisco or New York. Studio apartments in San Francisco, if you can find them, start around $3,000/month. In New York, estimate about $1,500 per room in an apartment.
This video was filmed over 2 years ago since then process are closer to $2,200-$2,500 for a studio for this building.
I just leased a private guest house for $1300 per month all utilities included next to Shenandoah park. From what I gathered researching over the last two months this is a very good deal in a good location. But I would love any input or thoughts?

Prices are actually higher cause of Covid however since this is a loft and for whatever reason lofts don’t do as well as traditional 1 bedrooms this unit rents for less than the average.
