- A few months ago, I saw a video from Shelby Church about what $1500 per month gets you in LA: • MOVING TO FLORIDA IN 2... , so I decided to use my knowledge as a realtor and do what $1500 per month gets you in Miami Beach. And I am proud to say, you can definitely get more for your money here in Miami Beach than you can in LA.
And if you stick around for the whole video, not only will I show you how what rentals you can get for this price, but I'll also show you how you can actually OWN your place for $1500/mo.
A lot of people might not think that this is possible in a place like Miami Beach, but I am happy to share with you that it is, and just exactly how that works out.
The funny thing is, when I first moved to Miami Beach, if you would show me these places for $1500/mo, I would think it is some kind of joke. Literally, these same places I am showing you in this video could have been rented / owned for closer to $1000/mo but prices here over the past 10 years have gone up quite a bit.
But despite these increases in price, it is still relatively affordable compared to other major cities like LA, New York, and San Francisco. Comment below which one of these places you would choose and if it meets or exceeds your expectations of what $1500 gets you in Miami Beach.

I like the living room to be dark Because that's where I watch most of my TV and that dark lighting goes well with HD picture quality. Please do more videos like this. Also my mind was blown.

This apartment in Los Angeles would literally be $2,500. I cannot wait to hear back from my company to permanently work from home. Once I get the approval I am moving to Miami. Rent is just too expensive in Los Angeles that I would rather move to another state.
There are some less expensive cities in California too, so you don't have to move across the country. But of course if you prefer it here, then by all means!

I live in a high-rise condo in Aventura and the view is incredible. I am not on the ocean but on the waterway on 19th floor. I can see the ocean, downtown Hollywood, downtown Fort Lauderdale, and Hard Rock hotel with the giant guitar building. Living in South Florida is awesome. I am going to look for a programming job in downtown Miami area soon and move to Brickell area to enjoy the single life. I may hit you up
Yes I like Aventura too! Great area, and you do get some pretty spectacular views when you live that high up👌 I am sure you will have no problem finding a programming job near downtown Miami, as that is where most of these type of jobs are here

Second apartment is my kind of place. Amazing counter tops and love the whole look. The natural lighting is a problem for me with only one window facing the hallways outside but the balcony in the bedroom doesn’t bother me at all. To me, is a place I’d rent for sure. Great video!

This is a pretty normal price range for 1 bedrooms here, but you can find some a little less expensive

I'd rather buy than rent .... good equity? I live outside of toronto, bought my condo 7 years ago for 227 and now sells for 425 .. same equity in miami?
That is certainly a sizeable gain, and is also true for many in Miami who bought 7 years ago. But for example, if you were to buy here today, in 7 years from now, I don't see those type of gains happening, especially given the current economy. But buying can certainly pay off big time, if you buy in the right market at the right time 👌
I can see my condo from the view at 6:43 Lmao. Im paying $1545 currently and Im over looking the bay. I think if you really try and find older apartments you will be able to get a steal for around $1500 in Miami. But anything new is going to cost a lot.
Firesite Oh that’s pretty cool nice to see another neighbor on here. Yeah the newer buildings always end up costing more but to be honest as a realtor, I’ve seen a lot of listings here in Miami. And the older buildings always have more space and are more well constructed. The new buildings look nice cosmetically but they are tiny and the walls are paper thin.
for a little more, you can get a nice new apartment with one bedroom one bath

Looking for a 4+ bedroom house in the 2000 - 2300 a month range. We want Boca but we are open to other similar areas. Is that a realistic price range?
For a house that size I would say the budget is too low for that area. If you look west of there in the Coral Springs area it might be possible

I always recommend people rent before buying, but the market there is hot, so if you are sure about the area, then buying will be rewarded with more appreciation than other markets. In the last year prices have appreciated 7.1% which pretty far above average

Hey so tell me a little about Marina Del Mar Apartments? in Sunny Isles. I hooked up with a gal there a couple years ago on vacation and as we drove by MDM she said... you don't want to live there! I don't recall what was the reason? but they have done some upgrades on the pool and added a six story parking structure! the rent to me is very affordable. what do you know about this complex? Thanks in advance. Dave
I never rented anything there so I would't know. Over the course of my career, almost all of my deals have been exclusively in Miami Beach. There are so many buildings between here and Sunny Isles that I definitely don't know them all. But it would be just a rental for you so if you rent there and arent happy, you can always move somewhere new 👍

Yes they are all free as far as I know. I’ve never had to pay to go to any beach in Florida. There are some private beaches however that is private property and if you are on it you are trespassing. But most beaches have a fairly decent amount of parking and that’s usually not an issue

If you don't mind me asking, where have you been to that you had to pay to go to the beach? When i go to florida i always go to Las Olas in fort lauderdale but we only pay for parking. I didn't know some places charge a fee just to go to the beach. 😮
NJ Cape May requires beach tags . Except now the insane NJ gov won't let anybody on the beach .

Yep, that is correct. A lot of places in Florida you can get a 3 bedroom for $1500. In West Palm Beach, its definitely possible. Even in the videos I did on the oceanfront rentals, there were 2 bedrooms on both coasts for $1500. But the video only showcases Miami Beach, that is why it's so expensive. But believe it or not, for around here, these are pretty good deals.

Absolutely not. Prices have gone up exponentially since I released this video.
You might consider addressing housing for a more wealthy group of people beyond kids starting out living in Miami. The places you are showing are more for my kids to consider and not potential retirees. I am likely the age of your parents and planning a move to Florida. I had been more interested in Naples but also like the Miami area but finding an area to consider in Miami has been difficult. BTW my wife if from Rockford, and we stop at the belvidere interstate stop (I90) from Madison to Chicago on weekend trip to Chicago. Great job on the move.
I agree, I wanted to do this one, because it is something that can appeal to a lot of people. I did do a more expensive version recently, for $3000/mo, but of course, if you are wealthy, that is still inexpensive.
I like your idea, and I probably will be doing some more high end stuff. There are plenty of places to be here in Miami if that is what you want. You can probably afford to buy a nice house here and live in a quiet area, but still very close to the action if you ever want it. What a small world! I have met a few people on here from Rockford and Belvidere now, very cool😊✌️

If you purchase instead of rent, then yes, you can make modifications but up to a certain point. If you are talking about breaking down walls and changing the layout of the place, you're gonna need permits for that stuff. But light renovations, you can easily do

Second place by far. The first place looks like some shit built in the 60s and renovated in the 90s. And on the last place paying over 37 goddamn percent of your monthly just in property taxes and HOA fees ($360 goddamn dollars a month for fucking what it looks like ass) is goddamn ridiculous.

This is unappealing to me...badly designed, poor imagination (1st shown apt, that is), bad natural light 💡 and no Fung shui. Second is better. That said, is the neighborhood ok? Drawback with no washer/dryer. Last one best deal under $200,000 but again...what’s the neighborhood like? Safe? What’s included? Internet maybe? Pool is great 👍🏼 Pets?
Thanks for the feedback. The 2nd one was my favorite. Neighborhood is decent for all of these places. I know the area very well, and none of them are dangerous. The last one is probably the best deal though, because of the fact you will own it for the same cost of a similar rental. Besides your mortgage taxes and insurance and the maintenance fee, you would have to pay cable and Internet separately. And they do allow pets!
