- If you have been thinking about moving to Miami and renting an apartment in Miami you need to understand the Miami rental process so you can have more knowledge when it comes time to look for condos for rent.
Down here in Miami the rental process is completely different then in most parts of the country. The main reason is because 80-90% of all rentals that you will find are individually owned condos that have an owner and also a condo association who runs and manages the building. So you need to understand how it works, how much is cost, what the fees are, what you will need and the requirements.

I would add a note here that might not apply to many people but FWIW, in my experience, money talks. If you have an issue with some criteria, sometimes you can overcome that by offering to pay a substantial amount of the rent upfront. If you tell the landlord you are ready to pay the entire year's rent upfront, 90% of the time that is going to grease the works. Obviously, most people who rent are not able to do that. But for those who can, it makes things a little easier. Also for people who may be well off but prefer to keep their finances private, a letter of reference from your bank and/or lawyer affirming your situation will sometimes, but not always, be acceptable for proof of income.
Hans is soooooo great! Would highly recommend him! He helped me get into my current condo on Miami Beach. He got such a steal for us, ocean view and affordable!
Gina!! thanks so much for the beautiful comment! So happy you guys made it before the market became crazy and hard to find a spot haha :)
This was extremely helpful, thank you so much !!! I’m definitely going to reach out to your team when I’m ready to move.
Comments like this makes me want to keep making these videos for you! Please do I'd love to help you finding your spot!
This is super helpful. Thanks for making this.
Thanks for the feedback! glad my video was helpful for you

Hans great video very informative! I didn’t know how different the rental process was out there
Hey there! Thanks so much! where are you from?
@@LivingInMiami Im living in Scottsdale Az now thinking of relocating to Miami tho!
Good info
Subscribed. Very informative videos man.
Thanks!
How does this differ for someone moving from the UK? Will it be the same checks? Thanks for your videos!! So helpful
thank you so much, I am moving to Miami with my girlfriend from Amstedam sometime between June and August. This is all really helpful to know! I am curious how to find a trustful real estate agent. Our budget is $2000 we are hoping for a nice sized 1 bedroom in mid-town area. Fingers crossed!
So if the owner doesn’t know all of the Condo/building fees in advance, what if you pay the one month escrow to the owner but then find out after receiving the Condo application, you realize that all the fees are ridiculous and you no longer want the appt? Do you get the escrow payment back?
Thanks for this video! I'm looking to move immediately after the holidays (xmas) from out of state. When should I come down and start looking at apartments, start applying, etc.?
Hey Derek! thanks so much! that is a great question you can start browsing to see what out there but the real time frame is 4-5 weeks prior to your move in time.
What if I plan to leave Puerto Rico and I were to move ina
And prefer to have a home first before I start working? Como em afectaría esto al buscar un apartamento?
So I'm planning on moving by July 1st any advice is welcome
How can I find the properties that aren’t individually owned?
So could you just be like walking around and then walked in a apartment building and could u just walk in and get ur credit approved and then buy it for 1 month and then go to your unit the same day?
What’s Background music name 12:06?
Great video! How is the background check completed if the person just moved to the US?
good question, they run international background checks.
What if you’re moving in with multiple people splitting rent ? Do we all have to show bank statements and stuff ?
Yeah it’s a little different from Gainesville Fl 😯
South Flo rent is pretty much the same as NYC now. I'd rather be the guy renting out the unit to tenants.
If I'm moving from out of state, how far out do you recommend starting the process?
maybe 3-5 weeks before the day you want to move in
What if youve been laid off for a month and you accept a job offer in the area and are relocating for the job? Does this become a PIA
Helpful video, what happens if you're from out of the country and have no American credit history? And I assume no background to check either..
There certain ways we can help you buy or rent in Miami being a foreigner, contact us through whatsapp or mail with your exact concern and please explain your situation and we will back to you
how much do real estate agents charge to take care of the rental process?
Hey Darlene! Usually is a half month rent.
What if you’re out of state and are still looking for work in the state?
Hey Christopher I saw that you sent me an email, I will answer your question via email
So my credit is terrible. I am self employed made over 80k last year and have proof of income. And have enough to pay up to 40k upfront for a new place. Plan to pay a full year up front for a lease. I have 2 excellent reference’s from past landlords. Do you think I’ll have any trouble?
Hey! Actually there are some landlords asking for good credit score, Bank Statements and proof of funds & income, but it depends on the landlord. Many of them only ask for proof of funds
How much it costs your service to help me find a property?
Hi! you can email me at hanssellsmiami@gmail.com and we can set up a zoom call to get into more details
So who pays realtors fees? I know in buying a property it’s in the closing fees but how does that work for renting?
Both in renting and Buying a property in Florida a seller/landlord pays.
@@LivingInMiami good to know! I’ll probably need your services then. My husband is already in Miami for his new job and renting a room through Airbnb but we need to get a place by the time I’m down there in April. His job is in Coral Gables so we want to stay near there.
Hey my bf and I are moving to Miami in 2023. Our budget is gonna be 1100-1600 what area would u recommend? I’m lookin for a gated community with a community pool. We’re looking for an apartment, is that possible? I also will have a dog
Hi there! With that info I recommend to go north, Hollywood, Fort Lauderdale. Broward County is full of nice gated communities
@@LivingInMiami thank u ☺️
you certainly have knowledge to share, but I stopped the video because the background music was way too annoying - so loud that I had to concentrate to hear you.
ohhh im so sorry about that, ill be sure it doesnt happen again
Coming from New York this all seems very obvious.
I need you to help me
Hey Donita! Send me an email at Hans@livinginmia.com I'd be more than glad to help you
So go for Airbnb? LOL
haha well if you want to spend 5X more on rent then yes sure.
@@LivingInMiami I think I've seen as low as a $1000 for a month. Those deals will probably be gone in the winter though.
Ffs this sounds almost impossible when moving from another country
