The whole mainline is backed up in a common drain so the water from all the apts connected on the same line above this apt will come up in the lowest point which is the 1st floor shower/ toilet.

There is no mechanism/route for your wastewater lines to back up like that, with pressure enough to bubble back into the house. The saddest thing about this is that you have to declare $20K in goods to qualify for tenant insurance with BCAA, for example. So most likely, this person either lost out on $20K+ worth of stuff which still sucks regardless of insurance policies, or they will have to go through hell to get reimbursed for losses and punitive damages.

As a leasing manager….I wouldn’t know where to start with this!😳 The money it’s gonna take to fix this is life changing! Putting the tenants in a hotel, finding & fixing the issue, cleaning the unit, replacing floors & drywall, hazmat suits, gloves, masks & bags for the sewage soiled materials as well as the organic growth that’s sure to be growing with the current temperatures, the 20 yard dumpster to dispose of everything, the concession you’ll have to place on their rent (if they don’t say “screw you” & decide to move), & the insurance claim that’s gonna spike your rates! Floods & fires are the most expensive tragedies in property management.

A breakdown won't get anything done! If you have family and they look to you, should have your breakdown in private.
