Great question. So there are a few different floor plan options here. The base model has no rooftop patio and has a single car garage footprint. This is a big factor in the price difference as the home shown is wider, has more sq footage and a rooftop deck.
@@stephanddan that makes way more sense! I think these types of homes (high end finishes and walking distance to amenities) will entice a lot of buyers from Ontario who are priced out of the market there.
Affordable and Luxury should not be in the same sentence - seriously. These new “builds” are very cookie cutter. Detached houses in new communities are ridiciously spaced out were if I stretched my arms side to side, it would touch both houses, and that has no gates in between houses too. The amount I pay for my mortgage and bills of all utilities are the less than than most people pay their rent + utilities combined. I found this out the other day with my coworker who lives on the same quadrant as me but 15mins drivr to each other. Its ridiculous. Also, that same area you are showing - my overall bill is less than what is “worth” selling for that property.
Luxury and townhouse don't go together. Developer must be making FAT margins. Calgary doesn't have any land scarcity, houses should be large and cheap something like Dallas-Fort Worth. This subdivision is a joke. The reason to move to Calgary is to get space. "High-end" fixtures are rather cheap for the developer. If the model goes for 649K and the base is 509K......
Your entitled to you opinion like everyone else, but the margins you speak of are definitely not the case. Construction cost have gone through the roof here in Canada over the last couple years. Not everyone moves to Calgary to get more space. There are lots of different home options to choose from in Calgary. This one happens to be more of a walkable area with less maintenance, which is attractive for some people :)
All new builds are being called "luxury". Nothing special or luxurious here.

Feature WALL !!!! it is strips of MDF then you paint the wall..takes an hour..... nice try and the first one is already outdated....like the finishes
