Generally speaking if you have a 4 bedroom you can charge for 4 rents of about 35% of the market rate of the house as a whole.It also lessens your risk of having someone not pay rent because even if 1 person stops for a little while the other 3 are still paying 105% of market rate. Lastly, since you are not offering a lease you can instead offer rooming agreements in most commonwealth countries. These agreements offer almost no protections for rentoids and make it much easier and faster to get the police involved, this is because these agreements were written with the idea of possibly evicting someone from the place person being evicted, possibly for threats, and the holder of the renting agreement also lives, not somewhere that you are effectivly sub-leasing. Hello! -soulless monster- Economist here! Housing is what we call a "Normal Good" meaning that demand increases as income increases! This means that you should absolutely leverage your money to lobby for policies that screw the poors such as not matching minimum wage to inflation, and preventing investment in infrastructure, so that they will never be able to own their own homes, and will thus guarantee you customers forever!
Landlords should always take advantage of their country's laws. For example, in Finland, the conditions of social security housing allowance were recently tightened so that each municipality has a fixed calculated maximum limit that a tenant who has been granted housing allowance is allowed to pay for a rental apartment once a month. If the rent of a rental apartment exceeds this limit, it is mandatory for the tenant to look for and move to a cheaper apartment, for example if the rent exceeds the limit due to a statutory rent increase that takes place once a year, which is required by law (and the same law also forbids lowering rents because it would reduce economic growth). However, it also helps that there is a very limited number of cheap and affordable rental apartments available on the Finnish housing market and two thirds of those who receive housing allowance have been ordered to move to a cheaper apartment. And because the law of supply and demand will soon raise the rents of affordable and cheap rental apartments above the prescribed rent norms while the amount of demand and willing residents increase. So if I started cutting spruce branches and using them to build pine huts in the forest, I could rent them for 100 euros per month. And since the tenants who have been granted housing allowance have no other alternative to rent housing, they have no choice but to rent them because the law is the law and it doesn't say what the rental apartments should be like and what should be there. However, this may water down the Finnish government's intention to encourage citizens to abandon their unemployment and go back to work in jobs and foreign factories like in the old days in the 1960s when you could just walk in without applying for a job (the only problem is that those factories have now been moved abroad and companies in the service sector require job searches only by e-mail, but no worries because the government decided that if it worked in the US, it would also work in Finland).

Iceland is a paradise for landlord maxxing. Recent numbers show that more than 90% of sold apartments/homes were sold to investors that own more than 3 real estates (purely for profit or AirBnB rentals). Plus the average rent prizes are more that 2/3 of peoples income.
I am the son of a former land lord. People will have no idea how (unironicly) much work there is to be a land lord and how many tennents are just asses who damages your property in a way that makes it hazardas to the neighburehood in a way the goverment might step in, and just because the tennent don't own it they are not the one who'll get the fines or go to jail (didn't happen but could had if we didn't stop that tennent). And because squating are not illigal people can just get evicted or not pay the rent and still never move out and the police can't lawfully do anything about it and lawfully you can't do anything about it, all you can do is to literally ambush the tenent when they leave the house empty and just change the lock so they don't have a key anymore, but guess what even if they're out of your property and they leave items behind them you are responsible to make sure thay don't get stolen since they still belong to the original owner. I am not amarican so we abide by diferent laws
Dang, I've been doing it all wrong. I've been renting out some farmland for 10 years without raising the rent once - or asking for a tip. I mean, yeah, the farm economy in the region has been rough, and true, the renter is a wonderful person and truly cares for the land. And he helps me out by keeping an eye on the place, removing snow from the farmyard if I want to pay a winter visit to check on the buildings. But I do work hard, it takes a lot of effort to endorse those rent checks. I deserve double, no triple. And a tip.

as a landlord and someone who has lived in a few shared houses i can assure you most tenants arnt the little angels they seem to think they are. Also most of the time the cost of ownership is far higher then the rent. Interest rates repairs taxes etc are almost always higher then rent.

Random shoutout to the apartment I used to rent in college which was $1,350/mo, small bedroom+bathroom only (no cooking area), standing shower only, and AC/heat barely worked. A few years later and that same room is now $1,900/mo.

as a landlord and someone who has lived in a few shared houses i can assure you most tenants arnt the little angels they seem to think they are. Also most of the time the cost of ownership is far higher then the rent. Interest rates repairs taxes etc are almost always higher then rent.
Then why are you in the business, wouldn't it make more sense to sell it to someone who reliably paid rent?
@@eobardthawne3333 in the long run it will be profitable , I'm just pointing out alot of people aren't as good of a tenant as they think they are and these seemingly random evictions might be for anthor reason. They dont kick you out because your a good tenant that pays rent on time ;)

Random shoutout to the apartment I used to rent in college which was $1,350/mo, small bedroom+bathroom only (no cooking area), standing shower only, and AC/heat barely worked. A few years later and that same room is now $1,900/mo.
