You nailed it...amazes me the number of ungrateful people that don't acknowledge a good helping hand friend...rather i believe they see you as a weak victim to abuse and run circles around. always ask yourself why these people are where they are...with no help from their own parents (burnt bridges) before you start helping them. I was going to loan some money to a friend but once i found out he owed his own parents money from several years ago and said "they don't care or need their money back". I scolded him and told him absolutely your parents need you to pay them back...like what's wrong with your head? He left disappointed.

If friends and/or family pass the background check and qualifications, I would think they're just as eligible to sign a lease as anyone else.
Without a lease you can get them done for trespassing. Even if they have a unload lease they can stop there for free for a long time. And you can’t change the locks,
Not true - a lease ties up the landlord more than tenant-not at this level of tenant she was smart w/no lease 30 days your out in most states! Easier to evict! All states courts revert to 30 day at will with no lease!
A good lesson that a lot of people learn the hard way is that you should never rent out to friends or family. Both of these kinds of tenants know how to push your limits and can take advantage of it.

Major red flag, when squatter said they just starting hanging out and now besties, the same duration of her living there for free/without paying rent. Unless I’m misunderstanding.
In defense of renters, i only had one bad tenant that i had to kick out. I was able to read people and always found good ones. The one i kicked out i inherited when i bought the place. Of course they trashed the place but i kept their deposit and their trashing was a wasted effort as i had already planned to refurbish as soon as they moved out.

My landlord is a buddy of mine. I always always pay my rent on time. It’s a delicate agreement because there’s no paperwork, no paper trail, no lease no nothing. Just a gentleman’s agreement and a handshake. He gives me a good deal and I take care of the house.
Fast forward 10 years and I’ve finally saved up enough to buy my house. My first priority is finding a short list of potential tenants for the landlord who I know are good reliable people and that I can personally vouch for. The last thing I’d want is for something like this to happen after he’s hooked me up for so long with cheap rent. Good people are in short supply these days..

They think their list of excuses is legit, that life has been unfair to them, and the only reason they don't get what the "deserve" is because so-and-so did them wrong. I think it's sort of like the Dunning-Kreuger effect: the smarter people are, the more introspective they are, and the more shame they feel, even though they are doing better on average. Some of the least intelligent people just think they are right all the way to the grave.

As a landlord I would never rent to friends or family without a rental agreement. Never mix business with personal relationships. Always be clear that they are now tenants when it comes to the property. Get your damage deposit and make no exceptions because business is business period. If they aren't cool with that then they can find a different place to live.

When you don't have money to rent somebody else's house, you either go back to your parent's house (which is acceptable if you have serious income problems) or you go to a homeless shelter. Living 7 months free in somebody else's property without paying is criminal.

Fun Fact: To evict someone you have to give a 30 day notice thru the court. As a realtor she should know to always do business using a contract and learn the Rental laws in her county or state.

Not for tenant at will without a lease. Laws vary greatly by state. In mine it is 30 days but in others it can be as little as 7.

The squatter thing always blows my mind. I would laugh if someone tried squatting on one of my properties. Its so easy to make it too unpleasant for someone to stay, all you gotta do is put in a little effort. No eviction needed, do it yourself. Hell honestly, most of us in Texas would just bury them out in the back 40. The idea of someone i dont want in my house and I cant remove them is just laughable.
And that’s why so many landlords end up selling and then everyone wonders why there aren’t many rental properties.

Man I hate how true this is. I had a new neighbor move in next door to me and the pull string for the blinds in her kitchen window wasn't working so it wouldn't lift up or lower the blinds, but thankfully when I moved in a year earlier there was a duplicate set (same size) in my closet of that particular window blind so I told her I'd come over and swap her broken one with the extra one I had. Went over, removed the faulty blinds, slid the new blinds into the holders at the top of the window frame but my idiot brain forgot to lock the brackets to secure it in, so when I went to pull the string to lift the blinds up it came flying out and crashed down onto her kitchen counter, shattering about 12 antique dishes that were worth nearly $5k (I googled them, she wasn't lying, rare antiques). I acknowledge it's my fault for forgetting to lock the brackets first, but I'm done trying to help out. The universe has a morbid sense of humor :/. (edit: she refused payment since I was trying to help but I felt so guilty so I saved up for about 6 months and finally made good on payment cause it WAS my fault for being careless about forgetting about locking the brackets. It stung so bad, I could've bought my dream Gibson Les Paul with that $5k :/ Kills me each morning when I wake up, but lesson learned and I feel good knowing I did the right thing and paid up. Still, no more favors or good deeds from me. Literally every time I offer, somehow some way it ends up biting me back. It'd be funny if it wasn't so depressing.)

@@prophetseven728you have to go to court to evict. The police department has nothing to do with that and they have real criminals to catch. It's also a scare tactic landlords use when they do not want to pay to file for eviction.

@@prophetseven728 There is a process to remove tenants. The police do not adjudicate issues. They are an arm of, and enforce, the law but they don't decide whether you are guilty. We have judges to decide these matters. Once a judgement is made, police may be called on to execute the decree.

I told my daughters just rent by yourself or have a written agreement that says a man can’t be moved in. Women are quick to move a man in and say he splits my rent yet he uses 1/3rd of the resources. As someone with family issues, I can absolutely feel this bullshit, unfortunately it has made me very jaded and cold towards members "in need". When I was in my 20’s I let one of my best friends move in with me rent free until he could find a job. It ended 3 years later with him being carried out by two police officers. Never involve friends with anything financial, it NEVER works.

Those tenants are great manipulators, they manipulated the cops into thinking they were really going to leave soon, but they won't when they realize they have to pay rent somewhere else. They will continue staying there for free until the long court process is over. I'd put money on it.

I support police but what these 2 cops should’ve done was tell the couple the best thing to do is to move out that day clearly they couldn’t pay the rent. The young landlord lady is an easy mark and bad people can sniff that out to get what they want. Hopefully the landlord learned her lesson never rent to friends especially without a signed lease.

This landlord is so helpful to lower the payments by 400.00 with all that's going on with inflation. I don't feel bad for this tenant, because she has a boyfriend which is two incomes for 800.00 a month. A lot of landlords won't do that. The landlord is the goat.

People that don’t pay their rent have not much of a chance winning in eviction court. Judges have no sympathy for people who don’t pay their way. I deal with a lot of scummy people in the apartments I work at and it’s absolutely disgusting how a ton of people live. There’s a reason there isn’t more affordable housing because the vast majority of low rent tenants trash their homes. It’s disgusting and appalling.

What time you wake up has nothing to do with being "lazy" if you have a job. I make a little over 95k a year and I sometimes wake up a little after 10:30 AM, because I start work at 4 PM and usually don't get off until 5AM. Idk, maybe it's just a luxury to be able to sleep in. 🤷🏻
As a landlord you need to go through the courts to do the eviction legally. Then wait for a sheriff to go to your rental to remove the tenant for you. Always make sure to have a lease signed with the date on it. In the lease a guest allowed to stay for up to ten days in 365 days grounds of a termination of your lease immediately.

As a property manager of a small apartment complex, I know I'll take flak for this, but it's not her talking. It's the BF in the background. And the phrase, "I'm trying", is a nice way of saying " I have no intention of moving, I want to live here rent free."
I’m a renter and even I know what you said is true. Getting things in writing and signed by both parties protect both. All this “I’m trying” or “or I’m doing my best” means jack if there’s nothing written on a piece of paper before the rental
The landlord, at the same time, is "trying" when rent is not paid. So there is no excuse.

For those questioning why the landlord called police. It's not to evict or remove the tenant forcefully but to mediate and de escalate the tention so that nothing bad will happen.

Everything should be in writing I also learned the hard way . And we lost the case because we are too good and we did not include the details about the house that they are only renting the upper level not the whole house. Now they won the case they have the whole house and a very cheap rent including utilities.
Even if she did have it in writing it would do no good, cannot evict anyone since the chinese covid virus. Homeowners have been getting screwed for several years now because the law favors the lawless criminals and not the victims...

I had this happen one time with a contractor buddy of mine, long story short he made me feel bad and I let his trashy ass daughter move into my newly renovated apartment, no lease was signed, she moved her boyfriend and 2 other degenerates in without my knowledge or consent, refused to leave and lost months of rent taking them to court and having to clean up and repair a lot of damages.

These cops were actually very cool, in most places they won’t even come out for a landlord/tenant dispute. And those that do will turn around and leave as soon as you mention it’s a call about an eviction. They will say it’s a civil matter and you have to go to court, which it is. There is nothing they can do unless there is an assault or some violence.
Do you see the complainant? They tend to get special care.
Get a protection order or at least try. Worked for me.
That depends on the laws in each state and the nature of the occupancy. Is it someone who illegally drilled out the locks and moved into an empty home? Is it someone who didn't pay rent or their lease expired? Is it an adverse possession issue? Police should first determine what the situation is.
This was a complete waste of their time.

@@gdgf154 I was confused by the comment as well because a $700 dollar TV, although not welfare brand end, is still not on the pricey end. That's like medium-low price. I still own the TV I bought in 2012 for 6 thousand dollars. To be fair, mine's a flagship TV. Even after adjusting for CPI deflation as well as recent monetary inflation, him flexing a $700 dollar TV is weaksauce. It would be like flexible an off-brand smartphone instead of a Pixel or Samsung or iPhone. Like, a good smartphone is around $700, not a good TV. This is like the equivalent of him saying "I got a $200 dollar cell phone in there." It's not low enough of a number to make me laugh in his face, but it's low enough of a number to kind've undermine the impact of the statement it seems like he thought he was making. I'll put it another way, it's like he may as well have said to the cop "hey man, I got a completely average priced TV in there!" To be frank, he may as well have just said "I got a TV in there", the $700 qualifier was useless and made the statement silly.

Not really. There's a formal eviction process that's not that difficult to start in most counties. Unless there's something extreme going on or the person actually leaves, you can't just change the locks and kick them out because you're mad or found someone to pay more.
If anything most places have laws that favor landlords over tenants. For example, you don't usually get notified that eviction process has been started against you in a reasonable way. They can also withhold security deposits essentially indefinitely and then claim it was used to cover expenses.

I found her on a CNBC interview where she was featured and reached out to her afterwards. She has since provide entry and exit points on the securities I focus on. This is what happens when landlords don't know their local landlord tenant codes. All landlord tenants disputes are civil matters, and the police should not get involved. The landlord should just take the matter to court.
How do they leave if the police aren't involved? That is the same type of aoc bs where she thinks social workers can handle criminals.
@@zeaferjones1404once the eviction is approved in court. A notice is placed on the door tell them when they need to leave. The cops will show up the day after the notice to confirm if your gone from the premises and if not remove you

After being a landlord for 17 years, I know the headaches of being a landlord. I also know all states have different laws regarding landlord rights and tenant rights. Most laws favor tenants and not landlords. After writing that, I find it bizarre that a realtor wouldn't know the pitfalls of renting to anyone, especially a friend, without a written lease. You'd also think she'd be aware the pitfalls of squatters and the expense and time involved in the eviction process. She didn't do her due diligence before renting to anyone. The only saving grace she does have with not having a lease is she can give a 30 day eviction notice anytime and the tenant has to leave without an eviction on her public record (this would be important when the tenant would want to apply for another place to rent). If tenant doesn't leave after 30 days the landlord would have to file a court case with or without a lawyer, and it would still cost money to do so. Depending on the courts schedule, the time would vary when the hearing would be held and when the bailiff would serve the notice and when the eviction would be executed. Again, time being money. Hopefully, this education for the landlord won't be too expensive. The other thing I find interesting that she didn't know that the police wouldn't do anything about this because it's a civil matter and not criminal. I also find it bizarre that the police would take as much time on this and not first tell the landlord this and walk away. Must've been a slow crime day for two officers to respond to this call.

It doesn't surprise me that she didn't realize it was a civil rather than criminal matter. I think the majority of people are ignorant about these distinctions. There are always stories about Karens calling 911 at Burger King or McDonalds because they didn't get a refund, not understanding it's an issue to take up with a small claims court, not the police.

Landlords own this town & take no responsibility for repairs, meeting code... my apt has no fire escape, balcony isnt anchored properly, stalker w PPO downstairs using same security door (moving soon) vehicle vandalized by another, with proof, they do nothing. And they get away w everything. Its outrageous.

#1 Rule for Landlords. Just don't get into the landlord business. If you do, don't rent to friends, family, acquaintances, your boss, co-workers, that girl you met on Discord, that one dude who bumped into you in the grocery store, your barber, your hair stylist, your mail-person, the Amazon delivery person, your Uber driver, your dentist, your therapist, that one celebrity that you know, the liquor store cashier, your mom's best friend's son, and especially do not rent to your realtor.
My brother is a first time landlord. He took on a room tenant who was an older man. He let the man close down all of his storages and move all of his junk to the house filling up the kitchen and room from wall to wall. The man then begged my brother to let him bring his non working cars (two of them) to the house and that he had someone ready to fix then the very next week. My brother agreed. Two Years later both cars are taking up both parts of the double car garage and neither is working or has ever been fixed and they were filled to the top with clothes. You couldn't even sit in them. The tenants room is full from wall to wall and he can barely walk in the room. He has to turn sideways and slide in. The tenant is a hoarder. My brother kept asking the tenant to move his cars. The tenant kept lying saying one more week even when it's been two years. My brother tried to give him a letter telling him to move his cars. He refused it. My brother sent him an email. He refused to acknowledge it. Text messages also went unacknowledged. Finally my brother filmed him outside the house telling him to move the cars. The tenant refused. My brother had to have them towed away and they gave the tenant two weeks to claim his cars from the tow yard. He refused. It's been a nightmare. On top of this everytime it's time to pay the rent the tenant has an emergency. Someone has died. Or he's in the hospital. Or his hours were cut. The rent which is only $400 dollars is always late. The tenant has done horrible damage to the walls as well.
Your brother needs to befriend a local biker gang, then invite them over for a BARBQ and beer and then just happen to mention his dead beat tenant. Problem solved.

My family was in the real estate and trailer home business, for years we had awful tenants who would take advantage of my softie grandma who couldn’t say no to every sob story she heard. Dear lord, the mess they would leave behind, the thievery of dozens of AC units or anything they could tear apart and sell was awful. When we had the chance to sell we never looked back. People are aholes, even the ones with the sob stories.
Yeah I rent to my sister and her family. They don’t make that much money. I have so many paid off rental properties now that if she ever doesn’t pay me I’m literally not going to care. I care more that my nephews grow up in a healthy environment.

@@CaioFran Depends. I have had male tenants under 25 and most were good only two were a slight problem. The BEST tenants are older gay dudes, They keep the place spotless and decorated and all that, pay on time, and generally just live a quiet life and dont cause trouble.

I owned a 4plex and a condo in South Beach. I sold all and just in time too. It was hard in the early 2000s dealing w people ( through an Agent ). Never Ever give a friend a place to stay. They aren't your friends. EVICTION

The couple seemed like irresponsible people who procrastinate, I feel sorry for the landlord. I understand her frustration, I hope this teaches her a valuable lesson, always do a background check before renting out.

I had a court private server try to do this. When I didn’t answer the cop turned to the lady and said she needs to now leave, because clearly the resident does not want to answer or want her there.
