It really is very pretty up there, very serene. Was up that way earlier this week dealing with a snafu, almost went wandering on the beach up there and ignored life for a couple hours to try to reset my brain but it was juuuuust cold enough to stop me 🫠🤣👍
I like how you reference New York City compared to Myrtle Beach very interesting because I was born and raised on Long Island in which two of the boroughs of New York City are located on but they don't belong to us they belong to New York City so it's all very different but Myrtle Beach is beautiful❤

I need to do more of those videos those map videos are fun to make 😊 South Carolina does not have the mandatory roof replacement like Florida, and as far as home insurance rates have risen a little bit but nothing like Florida. Really, the rates here rose a little bit to offset the losses that they took in Florida. I talk a little bit about taxes in a video on my channel called "7 hacks for buying a home in Myrtle Beach". Obviously taxes and insurance vary, but as a general guess on a $400,000 home, your taxes would be about $1,800 a year and your insurance would be about the same maybe a little more. It depends on the house and a bunch of other things but that's a decent thumb rule to go off of. Did that help?

I would say on level there's no advantage to being North strand or South strand when it comes to storms. Most of the time they drive by and it's a glancing shot that hits everything equally. We don't get that many direct hits. Any place that's prone to flooding, be it North strand or South strand, has the potential to be an issue after a hurricane though so the thumb rule there is don't be right on top of a river or a tributary and that's a good place to start!
The vast majority of them are detitled and are considered real estate, on those I totally can help! The only ones that are untouchable are the ones that still have a title like a car 🙂👍
Price ranges vary all over the place, it's really hard to pin down one area and say that is luxury area or that is an affordable area because you really can have a luxury area right next to a super affordable area. It's kind of crazy lol! With that being said, there are some thumb rules that stick: the closer you are to the ocean the more expensive it is, the further away the more affordable. It all depends on what you're looking for. The best way to go about it to be honest is to narrow down to which part of the beach vibes best for you and then start pinpointing neighborhoods that are in your price range like that. Me and the wife used to stay at the Long Bay on 76th Avenue. Now the Grand Cayman! We moved in 2019 to the Carolina Forest area. Couldn't be happier.
