That is a very good question Clark! "Myrtle Beach" can mean a lot of things. It's 60 mi long, there are 20 something distinct neighborhoods, and what's more is that if you live here you talk about things differently than if you don't. For example, for ease of reference in the videos I refer to Pawleys Island as part of Myrtle Beach but technically it's not...why? Because if you don't live here, it would be super confusing for you to hear me say that. Just the same, when Realtors such as myself are talking about the various areas here when we say "Myrtle Beach" (speaking for myself and very likely everyone else you will see online) we are referring to the downtown Myrtle Beach area. That's ground zero for tourists, there's not that much residential down there, and because that's where all the touristy stuff is most folks wouldn't want to live there anyway. So I think it's a case of miscommunication via video, between folks who live here and kind of know what they're saying versus folks who don't live here and understandably don't understand what we're referring to because we're short-handing it. It's super late and that was super long, did that make sense? 😂

Thank you Barbara! I know that's a concern for a lot of folks so I try to touch on it. The further north you go into North Carolina the more you kind of risk things, that's actually able to be seen via Google maps. The coastline to the Long Bay kind of veers to the East and that whole chunk of North Carolina kind of sticks its chin out waiting to get punched by the hurricane as it goes past. As usual, Myrtle Beach got off easy...!

This one didn't hit us much at the beach at all, it's pretty rare for hurricane to cut in the way it did and roll up into the mountains like that. At least at the beach, we didn't get much rain at all but we did get some wind. Up in the mountains though, up in Greenville, and really into Asheville North Carolina, they got hammered. So strange, I don't know if I've ever seen a hurricane take that path!

Yeah I just looked, last time a hurricane took that path was 20 years ago... hurricane Ivan. Really rare.

As far as a place to stay like an extended stay, I don't have a business to business relationship with any place like that...BUT, because you're going to be coming here in the fall and the winter any place you're going to want to stay is already going to be discounted because of the seasonality here be it an Airbnb or an extended stay so you're good in that regard! @MangoHomes ...lol...they just move more in... it's not so much the employees...CAMS is a regional/national management company. All MB Meritage communities are controlled by CAMS. So bad, one of my neighbors have had it with CAMS, and have put their home up for sale....just to get away CAMS!!! Other than that...I'm still a happy clam

Thank you for this bit of information. Sadly, it sounds like I need to avoid Meritage Homes and I have heard good things about them. But a bad HOA can make for a very unpleasant situation. Happy to hear you are enjoying your home.

@SoBelle100 ...it's not just Meritage management company. If you're looking for a home here, be sure to ask before you choose a home to get a copy of the management company, HOA COVENANTS, CODES AND RESTRICTIONS. that way you can an idea of living there. So many buyers think all HOAs are alike. Unfortunately, I worked for a long time in the largest POA in Texas. So I know what's reasonable and what isn't. Altho I asked many times for a copy, I was ignored. Should've been a red flag, but I wanted a Meritage Home for all the reasons you were positive on them! It's a good home at a very affordable price!

Hi Jen! Was literally out there 2 hours ago 🤣👍 There's really not much in Longs besides the grocery store, some produce stands and farms, and a couple golf courses. For some people they prefer it that way! The housing is definitely making its way in there though. That shot of me in the video standing at the gas station and kind of going in a semicircle? That's it, that's downtown Longs! Folks that live there like the quiet and rural aspect of things, and when they want anything more than that grocery store and gas station Little River and North Myrtle Beach are all right there, 10-20 min away depending on what you're looking for. Wish I had more for you as far as the look of the place. Did that help?

If you're on the outside looking in things get confusing. For folks looking at that video who aren't from here and don't realize it technically is its own thing just like the other Incorporated towns, and for the sake of simplicity, I include it. For them, mainly.

DR Horton here isn't like DR Horton there. Every builder sends their best management, supervisory staff, planners, etc here because this is one of the top markets in the country and they can't afford...literally...to make a bad house. The competition is ferocious, they CAN'T mess up lol!

I've got a video in production that's going to show more of the "downtown" area (even though it's not huge, it's just the Little River waterfront). Revamping the entire shooting and editing process and it's taking a while but behind the scenes production is still producing and shooting is still shooting, I'll have it up for you guys as soon as I can 🤪! Love Bridgewater and their home styles, they're in the process of starting a sister development right on the North Carolina line that also is going to be put on camera as soon as there's something worth putting on camera. Chesapeake homes does Bridgewater and I'm one of their top "outside" people. They'll definitely let you design whatever you want as long as you're building from scratch, but if there's a spec house in the process of being built they can't change much there because the county permitting won't let them. But you can absolutely option out whatever you want right out of the gate as long as the permitting isn't set in stone! 😁👍

Specifically speaking about Bridgewater, they have sold out of the cute single-story Caribbean homes and they're filling in the back sides of the development; however, they're in the process of building a new subdivision where they'll have more of those for you and it's right nearby 😊

I need to do more of those videos those map videos are fun to make 😊 South Carolina does not have the mandatory roof replacement like Florida, and as far as home insurance rates have risen a little bit but nothing like Florida. Really, the rates here rose a little bit to offset the losses that they took in Florida. I talk a little bit about taxes in a video on my channel called "7 hacks for buying a home in Myrtle Beach". Obviously taxes and insurance vary, but as a general guess on a $400,000 home, your taxes would be about $1,800 a year and your insurance would be about the same maybe a little more. It depends on the house and a bunch of other things but that's a decent thumb rule to go off of. Did that help?

Thank you for the information. It’s very helpful. We are retired and live in PA and thinking to relocate to a warmer climate. We have a dear friend who lives in Little River and she loves it there. We may reach out to you if we decide to visit the area in the Fall. How does the south and north strand tolerate hurricanes?

I would say on level there's no advantage to being North strand or South strand when it comes to storms. Most of the time they drive by and it's a glancing shot that hits everything equally. We don't get that many direct hits. Any place that's prone to flooding, be it North strand or South strand, has the potential to be an issue after a hurricane though so the thumb rule there is don't be right on top of a river or a tributary and that's a good place to start!

I 100% agree with you but I have to make these videos for the poor folks from around the country trying to escape where they're at, that's why I generalize there...to them, until they get here and understand the difference between the cities, it's all Myrtle Beach. Just the same if I was moving to New York I wouldn't appreciate the difference between the different boroughs until I was there and established. To me? Looking at it from the outside it's all New York to me 🙂👍
