The Damp Conundrum ~ Are We on the Right Track?

    Back to damp, it's everywhere, and our inbox is flooded with messages like this one from Sally.
    Hi there. Can you help, please? We moved into our home in 2015, and the extension that bridges the main house to an outbuilding was already there when we moved in.
    Over time, damp patches have appeared. We were told that the roof was too low pitched for the Marley tiles on it, and we have since had those replaced with mineral felt.
    That stopped drips from getting in from the roof overhead, but the damp patches on the walls remained. I don't think there are cavity trays - is that the problem?
    It's a southwest-facing wall, so it gets battered by the weather. There are a few cracks in the render but those are fairly recent as we had a decorator make the render good when we first moved in. How tricky would it be to fit cavity trays, considering the odd pitch of the roof?
    Would storm dry help? also, there are no air vents in the soffits.

    For starters I'd remove the framed picture! (to get a better idea of the spread of damp on the pier). Then I'd go for a path of least resistance (least damage) and investigate from the interior, by chipping off plasterwork down to masonry, from the centre of the damp area to 6 inches outside of the damp patch perimeter. To my mind, the way that the damp spreads out, with a darker area in the middle, suggests a hidden leaking pipe (they don't call me Miss Marple for nothing 🙂).

    Take that wooden strip off rerender and put some lead flashing on too. Great show keep 'em coming.

    Damp is everywhere this winter, due to relative humidity rarely dropping below 90% for months on end.
    Now is the time to investigate (whilst the damp is still there), because in summer, it will dry out & you'll be looking at nothing.
    At first glance it appears to be sweating (interstitial condensation in the roof). A dew point of 99% can be measured using a simple probe available from eBay.
    I'm willing to bet that roof is 2x4 timber, filled with 4" Kingspan or similar product. Zero ventilation.

      Also, everyone is trying to reduce their gas bill. It means your house is colder and damper as there is no warmth in the walls. My gas is down 15% this year but some rooms are damp with mould where there is stagnant air.

    Victorian terrace in Essex. Damp salts in brickwork and some condensation in corner. Cured by Damp Sam's method of dry lining. Would recommend.

    I’ve been working in my lads salon today and the toilet floor had a large amount of water on it. We’ve had so much rain there are 2 x 4 inch cat iron down pipes in the room producing so much condensation the floor needed mopping. Lot of condensation on the cold water supply as well. Ambient temp up and water is still quite cold - surprising how much condensation flows even with insulation. Great vid 👍🏻

    Every time i see dampness in a wall I remember back to Uni- like on the 6th-ish floor they had a broken urinal which everyone still used - it partially drained into the walls

    The end of the guttering if not aligned properly could contribute if rain water is seeping through cracks in the render behind.

    I think you open up part of the wall/ceiling. it's hard to speculate without seeing inside. open it on a cold, dry day. if there is condensation, that's your problem. if there is no condensation, then wait until it rains and see where the water is coming from.

    K-Rend will be better than sand and cement, it is silica based and will repel water well. Also add fiberglass webbing to the base coat, (HP12) and this will stop the cracks. Then add the special clear coat with a paint brush at the end.
    What you may also have is condensation on the steel beams, could be worth wrapping it in fluffy insulation.

    √100 I'll bet you a roll of flextape that obvious crack in the facade render is the culrpit.

    I would put money on the roof being a cold roof, if you look at the wall with the cracked render the flashing bead doesn't look like it has been newly cut in, which you would do if fitting a warm roof because the majority of warm roofs are retro fitted and are fitted on top of the old cold roof because its easier. Also if you look at the skylight that would have needed to be lifted and the fascia would be deeper.

    External insulation, solves any cold bridging and seals the brickwork from the rain. Monitor the humidity levels insure condensation isn’t a problem.

    Very difficult to pinpoint as Rodger has stated , I’d consider drilling a hole in the ceiling above the damp patch and getting a camera up to see if there’s anything obvious . Although the lady has had the roof recovered, I would like to see a better attempt at the flashing. Also I think it would have been better to have used a rubber type of material rather than mineral felt . But I fully understand that it ultimately does come down to money . Hopefully with the right person involved, this can be resolved, to the customers satisfaction . Kind regards as always 👍

    Most likely penetrating damp through the render cracks and poor cover flashing about the felt upstand which is allowing rain to drive in and dripping off the steel and thus soaking a dab spot and manifesting at that point. However, i wouldn't rule out condensation, i have seen multiple times damp patches like this, when the plaster work is hacked off the section has been built with engineering bricks which seems to be a magnet for condensation especially in a kitchen which may not be well ventilated either. RH has been a joke this winter.
    My advice,
    -have an exploration of what is behind the section of plasterwork. I imagine it will be dot and dab on to masonry, it would be worth framing out, insulating, ventilating and using duplex plasterboards.
    -have a warm deck grp roof installed. This roof looks newish and it baffles me that folk are still using mineral felt in this day and age when the alternatives and so superior by every metric. I do agree however the felting is tidy, but if going to the bother...rip it up.
    -have the render knocked off. Battened, membranes and a quality cladding system installed. all with adequate ventilation.
    It all comes down to money at the end of the day. If it did happen to be a condensation issue, which i doubt given the look off the exterior, you could get away with installing some better extractor fans, maybes a PIV and running dehumidifiers.

    Off topic,but Roger, can we have a video on Clean Heat Market mechanism and what we think the results will be. Considering they're excluding new builds it's a farce which will result in the price of gas boilers going up to cover the fines..

    what about the hole in the wall for the extractor fan. Water could also be getting in around the seal and running along the ducting inside.

    You have spotted the problem.
    Water coming via the window sill. Angle bead rusted and expanded giving a route to below.

    I think that water staining is coming from the boiler condensation pipe. The boiler looks like it’s on the old wall and the opening and puller next to it. 1 am 95% certain it’s condensation water leaking into the pillar. Ind the leak and fix.

    Assuming that pillar is the end of what was the cavity wall has a cavity tray been fitted and is it dripping off the end inside the pillar . Or on the outside pictures you can see a boiler flue and what looks like a soil pipe, is there any other waste pipes coming through the wall whuch might be leaking . As said more photos required

    Connect garden hose to hot tap (hopefully it’s a combi) spray the area with hot water
    Track the water ingress through the fabric

    Membrane ,Batten and hardi plank it ensuring you put in lead flashing and the planking comes down over the top of flashing ventilate from bottom and 5 mm gap at top

    People forget that stainless steel comes on many grades and what is used for building will be a fairly low grade best described as rust inhibitive I.e. it will rust over a longer period than cheap galvanised.
    Your comments on the puller are interesting but do we know it is solid? The flue close by could indicate there was once a previous kitchen chimney construction in the area that has been made use of. I suppose a long small drill would be the only economic way to discover if solid or hollow. I think your comment of chipping off and rendering again with a better weather soffit above the joint seems most economical. To aid economy they could do the preparation themselves I suppose depending on their skills. As you point out finance is a problem for us all.

    I would investigate the felt flashing first , they don’t look good at all , that would be my advice after over 40 years in the trade .

    Felt looks really bad looks like it's just been pushed onto the brickwork it hasn't been sealed and the flashing is the worst ive seen might as well not even be there did they cut the flashing in half? and they try to patch with sealant?😂 Look at the state they left the existing roof in too

    I haven’t watched this video, but I would just like to say, I have very rarely found condensation in a private home, they use common sense have a small window open or have a dehumidifier in the bathroom
    In social housing I seen condensation, black mould everywhere, I think that people that rent a house, flat don’t really think it’s their problem, so do nothing, don’t open a window or get a dehumidifier, they expect the owner to sort it out
    They caused the problem but do nothing about it

    The standard of work on that job is terrible, sadly that seems to be the norm these days. I doubt the builder even knows what a cavity tray is.

      The thing is Mark, old son, the bloke who does out background music has just moved into a new flat and his girlfriend has given birth to a lovely little girl.
      If we tell him that Mark-Harding doesn't like his work and wants him sacked, are you really going to be able to look yourself in the mirror again? A moment's irritation for you is a small price to pay for the hapiness of three people.
