The information was great, i live in Trinidad and Tobago , the real estate market is very high here. The bank and other places interest is high also A house in this country is about 1.millon to 3.5 millions and you have to have 10 percent down payment.
To get started in real estate investing I think places likes Detroit and Midwest in general make a lot of sense, as the property values are significantly lower.

Do I find a renter that pays me directly, then I pay the landlord? How do I make sure he goes through me and not the landlord, so I can make sure to secure my profit

If you have the space at your house that would work. But most of the RV renters meet the clients at their location..like a Walmart parking lot. Did that answer your question?

As far as 'renting' your Out-of-State properties, that's what Property Managers are for.... Most people will opt for a legit Property Management company not some stranger, neighbor or even a friend. These people are also responsible, by law, for the basic upkeep of your property like 'lawncare' or ensuring that the A/C or heating works, etc...
Hope this isn’t a weird question but say you invest in say voov REIT do you only buy it one time? Or do you invest in it monthly just buying the stocks over and over?

If you're new to REITs check out some of the REIT ETFs line VNQ. REIT ETFs give you good diversity and high dividend. Not as high as the one we've chosen but high. One concern with high dividend REITs is the risk that the company doesn't have the funds to cover the dividends. In cases when this happens investors punish the REIT buy selling it. which in turns drops the value of the stock. The REITs we've chosen have great track records with paying their dividends so it wasn't a major concern. When picking a REIT make sure the company had a good track record and a business model you understand. A good place to start you search for REITs is with Motley Fool's list. Google: "best REITs Motley Fool". You'll see their top. Do your own research though.

Wow you guys were able to invest in California ? That’s awesome ! I actually live in the Bay Area and homes to fix up are around $500,00. Do you have any suggestions for young couples trying to use the live in and flip method ? This is so hard to do in California working a middle class job. .
For a starter home with young kids, we focused on good elementary schools. For example, a certain district may have great elementary and middle schools, but terrible high schools. Our starter home didn't last for more than three years before we moved on to a new home, so it wasn't practical for us to spend more to live in an expensive neighborhood because of the good high school. We also looked for the cheapest homes in the best neighborhoods because we knew we could fix them up. Thanks for watching!
tahaachannel - We actually weren't required to sell our property when we moved abroad. In fact, we sold two properties after we moved to Japan. We recently did a video on how we started with a $20K investment, purchased three properties with that initial investment, and then ended up making $400,000 in profit. We use a Canon EOS M6. We originally started with another camera (I can't remember the brand!), but we returned it and switched to the Canon because it had a fairly long battery-life and it shot well throughout the entire day (e.g., good lighting, even at night)! :)
@@OurRichJourney I live in a large city in midwest. Why would a customer use my RV in state of Ohio near a big city? Does this happen? I can imagine more warm and vacation areas....We do have a vary large amusementpark for summer tourists. I'm just puzzled if I do not live in a normal vacation area.

Great question! Rising interest rates have pushed the price of REIT stocks down. However the financial performance of the REIT companies is still strong. REITS are required to pay out 90% of profits as unqualified dividends to investors so dividends are high and go higher as the stock price goes down. Hope that answers your question.
Did you guys also get your brokers license to save commission costs? I'm considering flipping but wonder if I should get my brokers license to save $$.
Sorry one more question, what's your take on private loans? These types normally are due within 18 to 36 months then full amount is due. The types of homes I'm looking into would not be approved by FHA or conventional loans.
Gina Smith - That's a great question. I don't think one's 9-5 really defines whether he/she will ultimately be able to complete a fixer upper. With that being said - I think there's a build up. Do you have a Habitat for Humanity in your city/community? It's a non-profit group that has volunteers build homes. They're motto is: "Anyone who can hold a hammer or a bucket or a paint brush" is welcome to volunteer! Places like Home Depot also offer free workshops. Of course, there's also RUclips! :)

What camera do you use?
We use a Canon EOS M6. We originally started with another camera (I can't remember the brand!), but we returned it and switched to the Canon because it had a fairly long battery-life and it shot well throughout the entire day (e.g., good lighting, even at night)! :)
From what I understand REITs are not tax efficient. Could you address that?
I'm really thinking about buying an RV now, hmm...good stuff.
Another thing to consider is buying a super cheap RV, gutting it, and renovating it! So many options . . . :)
@@OurRichJourney I live in a large city in midwest. Why would a customer use my RV in state of Ohio near a big city? Does this happen? I can imagine more warm and vacation areas....We do have a vary large amusementpark for summer tourists. I'm just puzzled if I do not live in a normal vacation area.
Be sure to check city zoning. Most cities don't allow people to stay in an RV on someone's property, even super short term.

REITs are so cheap and pay so high dividends is there a catch to that? Like why even invest in stocks when reits are so crazy sorry I'm still learning lol
Great question! Rising interest rates have pushed the price of REIT stocks down. However the financial performance of the REIT companies is still strong. REITS are required to pay out 90% of profits as unqualified dividends to investors so dividends are high and go higher as the stock price goes down. Hope that answers your question.
Did you guys also get your brokers license to save commission costs? I'm considering flipping but wonder if I should get my brokers license to save $$.
Sorry one more question, what's your take on private loans? These types normally are due within 18 to 36 months then full amount is due. The types of homes I'm looking into would not be approved by FHA or conventional loans.
I'm a single mom and I would love to buy a fixer upper but how can I fix it with limited skills as a secretary.
Gina Smith - That's a great question. I don't think one's 9-5 really defines whether he/she will ultimately be able to complete a fixer upper. With that being said - I think there's a build up. Do you have a Habitat for Humanity in your city/community? It's a non-profit group that has volunteers build homes. They're motto is: "Anyone who can hold a hammer or a bucket or a paint brush" is welcome to volunteer! Places like Home Depot also offer free workshops. Of course, there's also RUclips! :)
