    Fabulous design. I would, however, swap the kitchen with the dining room and bring down the washing machines, which would free up space for a bath tub.

      Excellent suggestion. I was studying the plan trying to figure out how to get the laundry on the first floor as I'm older and don't want to climb up and down the stairs carrying clothes. I like the kitchen in the center. I would bump out a section off the pantry to create a laundry/pantry. Or push the TV room further to the right and put a laundry room in between it and the main living room. This really is a nicely done floor plan. The many windows bring in a lot of light to all the rooms. I would also put in glass doors at the rear of the TV room and build a deck that spans across to the dining room doors. So many ways to customize this house. It's a new favorite of mine.

      I had the same comments on switching living room/dining room and bringing washer/dryer downstairs. Stairs are not my friends! That’s where I would put visiting relatives.
      But this is a great design to start with and customize for different needs with little structural change.

      Leave washer/dryer upstairs where most of the laundry will be. I know from experience carrying it up and down is bad news!

    This is an awesome plan! For my purposes, I would need the laundry facilities on the ground floor because I’m getting older by the minute, but the rest of it is great. Any other changes would be purely cosmetic.

      I agree about the laundry downstairs, with an exit door as I do like to put washing outside on a line. The only other thing would be awnings on outside steps.

      Yes, the upstairs laundry room is a big No-No!! Just imagine climbing those steps numerous times to check on your drying laundry. There's a good reason why it's downstairs in 99% of homes.

      @@helenaville5939 My laundry room is upstairs where I live now and it works because it is just outside my bedroom door. However, as I’m aging, my needs are changing to needing a downstairs master suite and a downstairs laundry area. The upstairs would be for guests, so I would not need to access it multiple times a day!

    Very nice ❤️ I personally would add a Large deck off the dining room doors all the way to the four season porch and add the double doors of the porch to this side facing the deck...instead of the front. Definitely need at least one bathtub 🛁 😊 It's fun to get some good ideas and see what you would do differently if it was your own design ❤🏠

    Stunningly beautiful design, superb presentation in a park-like environment. The sun room is a wonderful addition.
    Swapping the kitchen and dining room would allow the dining room area to be used as an extension of the living room, for those who don't need/want a separate formal dining area. Putting a bedroom, with its own separate full bath, on the upper level allows the parents to entertain in the evening with less disturbance to the children sleeping upstairs. Adding a second bedroom to the upper level would make this design infinitely more marketable, at least here in North America.

    What a lovely home this is. The spaces are very well done indeed. There are two changes I would make for purely practical reasons and one for personal preference. The practical change would be to change the flooring in the entrance hall frkm the front door through to the sliding door. I would have the same ceramic tiles through the front hall and the powder room. I would also use the same material in the kitchen. The second practical change is to move the laundry to the ground floor. If I were living alone i would be using the ground floor bedroom. A bit impractical to have to carry the laundry upstairs. The change for personal preference is to swap the kitchen and dining areas. What is now the dining room has a good size and shape. Rearrange the windiws and remove the french doors to the back garden. I would move that door would move to the back wall of the living room. I would also make a wall to seoarate the dining room from the kitchen.

    Blown away by this one. It goes straight into my house favourites playlist! I like the style, the layout, and the interior treatments. I’m going to use some of your ideas straightaway! This is a space to unwind and live life at a nice pace. I’m wondering if a bench and some hooks will be equal to winter front door storage needs. These areas look nice when empty, but…? Terrific design. So proud of you!

    Better get blinds in sun room if you plan to watch tv. I would switch formal living room with dining room which is bigger and has outside access.

    Even fish don't like living in a fishbowl. I'd put some walls and windows in that cozy bump out and only one doorway in. That frees up room for some built-ins next to the fireplace for storage in both rooms. I also wish you would Retire that glass vessel sink and put in a nice, normal one, instead. 😉

    I like it all except no Soaking tub next to the master Bed. A flat rooftop private deck would be splendid outside a bedroom door. Maybe with a Small 2 person Sauna, to sweat out all the toxins. on the rooftop, private deck, 2 chaises, With a outdoor deck Whirlpool. Kind of like a Master's private quarters SPA/ and a Navy Blue Pavilion roof, to be shady. On the rooftop. in hot climates. Soooo Deluxe!

    Unlike the laundry room upstairs. Bedrooms are upstairs. Then you don't have to haul laundry up and down the stairs. Kitchen towels and such are easier to take up and down than a laundrybasket.

    I love everything about this one. It's perfect. I'm confused about the square footage. Using these guidelines, is it 1829 total? (Including the dining and screened porch) or is it 2183 total? (I'm not sure whether the + measurements are included). Thanks for your help.

    It’s an interesting design, especially for those who entertain a lot. For couples and those without kids, who entertain more seldom, you could eliminate the two “wing” rooms ( the living and dining rooms) and still have a very nice house. Those two rooms could be a challenge to keep suitably warm in a northern winter.

    I love this and it is about the size I want BUT it has upstairs. I'm getting to old to go up and down stairs (which is why I'm looking to move on) and the laundry upstairs means means I would have to deal with the stairs and not just use it for guests. I'll keep looking but it sure is wonderful for someone I'm sure.

    Lovely, but would make some changes. Laundry downstairs, less glass in the second living space. Smaller dining room bigger kitchen. If possible a single story.

    lovely design. However laundry should go on bottom floor. I would also use footprint of sunroom for a garage.

      No need for a garage. Takes away living space. Build a separate garage or go with just a shed for storing garden and lawn equipment, etc.

    Gorgeous! Would be perfection lakeside in ME! This is very close to my ideas for our retirement home. Like others I would prefer laundry downstairs but do feel that if one stops moving, game over so doing stairs isn’t the worst thing 😉 Lots of windows bringing the outside in, fabulous! I would prefer 2 small sinks in primary bathroom. Thank you!

    Der Eingangsbereich ist ein Traum!
    Aber ein Haus für maximal vier Personen braucht nun wirklich nicht Sitzgelegenheiten für 10 Personen, zumal das viel zum Putzen ist (man wird älter, nicht jünger!) Der Tisch neben der wunderschönen Küche wäre bei mir eine Speisekammer mit Abstellraum für Putzmittel 😊

    Love th3 layout. One criticism; too many variations in bathroom tiles. It looks busy and not as well thought out as previous designs.

    Magnifique. Cependant pour moi trop de fenêtres. Sentiment de trop peu d’intimité et trop peu d’espaces pour mes livres. De plus c’est tres beau mais stérile donc moins de fenetres.

    I love these types of designs & simulated walk-throughs but I’m afraid I found one flaw. When entering through the front door as you walk into the main living area there are two pocket doors running into each other. There is no need for the inside door into the living room.

    No, no, nearly, but no!
    The powder room inside the entrance really pleased me with the pocket door for privacy, that was lovely. Not sure why there needed to be a pocket door between the entryway and the living room, but whatever. And then in the main downstairs bedroom ..... barn door into the en suite bathroom! Aaarrrgggghhh!! Let barn doors die, already! If you only have a budget for two pocket doors (I'm aware they can be pricey and maybe you can't afford to throw them around the design willy-nilly), take the one from the entrance to the living room and put it in the main bedroom!
    Also, I was expecting the washer/dryer to be tucked into the little niche under the staircase. That would make much more sense for it.

    no stackable washer/dryer units, and I want a laundry room big enough to have a washing machine and two simple dryers, with a table to fold clothes, a hamper like they have at laundromats and come place for hangers to hang clothes up right away. Until you do that no house is going to be good.

    I don't think you need the first doorway before the stairs. Why close off the front hall and a bathroom?
    Its not a bad design. Kind of flexible. You could easily remove the upstairs space or the sunroom and it would be a whole 1 Bdrm house. (Just put a laundry nook where the stairs were).
    Sunrooms are pretty but so impractical though. I'd take off some of the windows for insulation / heating and cooling costs as well as provide more room for shelving storage. That sun room would make a nice space for an office instead. I don't think the house needs THREE exits. More points of entry for breakins.
    I personally hate the laundry room on the second floor too. If it floods it damages so much infrastructure / ceilings / drywall. Also hate having a second full bathroom that can create leaks and increase the water bills. I'd reduce the size of the downstairs bedroom, to add a hallway to the shower space which I'd use for the entry to make that bathroom the laundry room downstairs. Use the current closet space for a pantry, and put another closet space beside it inside the smaller bedroom. Move the ONE full bathroom to the laundry space so its accessible at the top of the stairs, and make the remaining space into a walk-in closet for the master bedroom. Then remove the sliding closet in the master bedroom.

    First half bath I would put toilet across from sink making first floor bathroom bigger to accommodate a tub- I can’t live without a tub.. is the hot water heater and fuse panel in closet heading to first floor bedroom- why don’t they ever show that???

    looked fine until I saw the stairs, don't do stairs. And there was some questionable placement of windows to me, one in the entry hall across from the bathroom, and one in the master bath downstairs overlooking the front porch. Nope, nope, nope.

    Nice house, but I would switch the dining room and kitchen . It looks of balance the way it is. The kitchen is just in the wrong place.🤔 You only need one fireplace. that one with the tv over needs to go away. It's old fashion and stupid to have a tv over the fireplace. you just need to lower the tv on the wall . Maybe put some extra lighting or deco. On each side.

    Bad placement of refrigerator plus does not open on the correct side of the kitchen. It opens from the living/dining area. Hey you designers need to focus on functionality of kitchen, we viewers notice these things. Refrigerator across the kitchen is poor placement/layout.😮

    I don't like the laundry room being upstairs. And I don't like the living room being out in the glass didn't area where everybody can see the TV from outdoors. Then I get to see too much of you business.
