      Thank you Evan! As an experienced media sales guy, I’m starting my Agency-BemaBiz-using RUclips Ads exclusively. This decision was made on intuition and experience & for the reasons you listed. I’m not saying I’m razor sharp; but sharp (my skill is in communication), but as a complete novice & the time to do so, how long would it take for me to be proficient enough to start outreach and onboarding? I’m a good creator as well. I appreciate your response in advance & not to butter you up but I enjoy your content so much better than the typical cookie-cutter, over edited & regurgitated content of everyone doing the same thing. Love your insight and honest approach. You have a BemaBiz 5 Stars baby!

    I'm a newer RE agent. Some might say I've done very well my first year being PART-time. I can record my own ads since I'm comfortable in front of the camera (this is my car channel I'm currently commenting with) - what would you suggest I do starting out on YT ads? I've dipped my toes into FB ads last week and leads are so far kinda trash. Great info and video per usual bro. Also considering having a chat with you/your agency - but I cannot cough up $5k a month(YET) let me know.

    • @evanhvance

      online leads convert at 5% when you're absolutely killing it and 0.5% when you're new and using FB lead forms. a safe target is 2-3% in the medium term, so the quality will only ever get so good (common mistake realtors make is focusing on lead quality as opposed to sales skills). appreciate the comment!

    Hey Evan, I just had a quick question.
    If you had to truthfully answer, was this video made, because what you are saying is Actually true, like genuinely.
    Or are you pre-framing your audience to sell them a info product based around youtube advertising.
    I guess the reason I ask is because im selfishly looking for assurance that this is a viable advertising method, and that I'm not going to waste my time dedicating the next couple of days pivoting my agency and my only client, to youtube advertising.
    Would mean alot if you could answer this for me.

    • @evanhvance
      @evanhvance  Год назад +1

      I personally legitimately switched my entire agency to youtube ads and these things are all the absolute truth from my own experiences. I wouldn't recommend randomly switching overnight if you have something working with a client - there's a steep learning curve for youtube ads. I more recommend this as a long term transition to make agency life easier. I appreciate the question though

      Just want to hear your thoughts:
      1. the point that you made about "ppl hate Facebook ads, that's why they are hard to sell" is bizarre, you can avoid buzzwords like "Facebook ads", "lead generation" etc. on your sales calls. Such words trigger sales resistance. Focusing more on the guaranteed outcome is the best.
      2. Now after I changed my offer from flat retainer to Pay per lead I started seeing crazy close rates of 40% selling Facebook ads.(Retainer model is saturated, pay on results + client success management is the key)
      3. Btw about the lead quality, are you sure you had Conv API turned on for each client you had? @@evanhvance
