I wanted to like St James Plantation when I visited last Sept. A few things I didn't like over planned communities in Leland.
-- Some restrictive rules.
- Home owners were required to spend $400/quarter (I think) at restaurants in St James Plantation. Your guests, if they aren't residents aren't allowed to spend in the restaurants.
- Either existing or planned speed traps with ticketing on the peripheral roads. I don't recall any houses on those peripheral roads and I think the speed limit was 25 mph.
- Several thousand dollar buy in.
-- It's not as close to things in Southport as one might think. If you live even in the middle of St James Plantation, it's a 10 min drive to the gate at 25 mph, so 20 min to, say, Waterfront Park.
I did like the restaurant choices quite a bit in Southport. Southport Gourmet and Sushi Bar was a favorite for me. And a lot of other restaurants in Southport had great reviews and seemed like good menus.
I’m late in responding, but
It’s $800 per year for spending in our restaurant’s, and our guests expenses can go on our tab. I don’t look as our speed limits as being speed traps. It’s pretty straight forward, the speed limit is 20mph unless otherwise noted (to 30mph).
Great restaurants, not only at St James, but as you said, Southport and Oak Island.
It is expensive here, but compared to where we moved from, it’s still a value.

Really like your videos Jake. If you do Leland, it would be interesting to see a drive-through and your take on the pros and cons of some of the planned communities there; Compass Pointe, Brunswick Forest, Waterford, Magnolia Greens.
This is a great place to live if you're an extremely wealthy Karen. You'd be better off buying on Yacht Drive at Oak Island for multiple valid reasons. But even then, it's still VERY overpriced at the moment. The best bet of living around here, even if you have a lot of money, is to go to Boiling Spring Lakes and getting one of the new developments there. But if you wanna waste an insane amount of money at St. James Plantation then go right ahead 😂
