    My wife and I built our retirement home in Horry County, just as Covid was starting! 4bd/2ba on a 1/2 acre! Cost was just over $200k and at that time mortgage rates were 3%! The model that we chose is now over $300k and mortgage rates are about 8%. We still have 2-3 years before we leave NJ but we are thrilled with our decision! We go down as much as possible, right now, that’s about every 3 months! We have a fantastic neighbor who keeps up the outside when we are not there,even takes in packages if we have something delivered. I forgot to mention that our property taxes will be about $1000 yearly as opposed to $9500,what we are paying now! We can not wait!!😎

      @@larrysmith2608 Just waiting for my free lifetime medical, 23 months and counting!! If it wasn’t for that, we would’ve left North Jersey already. We are so done with this area

      Make sure you transfer your license asap so that you can get your resident property tax credit. Also there was a pretty significant property tax increase last year but if you’re coming from New Jersey trust me it is nothing to worry about.

    Can't wait my wife and I have been looking at SC as a place to move once our last kid goes to college this Fall. We are ready to downsize.

      If you are considering the myrtle beach area I would say definitely check the fema and horry county flood maps on their websites. They are very accurate and with all the growth here floods are very real. Especially the Conway and Carolina forest are a must must look into! Btw, we love it here.

      I lived in Goose Creek and John's Island. That was 50 years ago, I'm sure things have changed since then. They were both beautiful

    I passed through SC twice on an east coast road trip and absolutely loved it. I spent a little extra time in/near M.B. Watching the sun rise over the Atlantic is a picture I'll never forget. If there is a next time, I will tour the entire state. If I had a clone, he'd be living in South Carolina!

      I enjoy living in Upstate SC, we have a nice change of seasons. SC is full of historical sites.

    I always find it interesting when people choose to move far away from their family and friends. Especially as we age and need our support structures and can lend a hand to our families too. SC is def on our list to vacation one day in the spring or fall.

    I bought a vacation/retirement home in North Myrtle Beach in 2010 when the housing market crashed. I’m about to retire next April. It’s now worth 3X what I paid for it. Great people, restaurants, beach and climate. Can’t wait.

    The Mid-South states have many desirable attributes and diverse living conditions. South Carolina has been successful in attracting businesses offering employment. But the prevailing anti-government, anti-regulation culture in this region means that key infrastructure lags what's needed. Zoning and general planning are constrained so problems like highway congestion, school expansion, water and sewer service, and jumbled commercial development detract increasingly from quality of life and are likely to worsen with rapid growth. This region still looks like a bargain by comparison to areas from which people are fleeing but don't think that rapid growth won't bring problems.

    I like the beach but I like the mountains better. Maybe Greenville or something in the vicinity. I drove through that area in 2017 to get a good spot to see the solar eclipse that year. Had dinner in Clemson, which I wish I had more time to explore.

    Take a close look! Many builders have overestimated the influx. Look at the MB area. Serious deals are coming in the future. Do your research and be patient, it will pay off.

      I’ve owned a place down there since 2010 and have watched prices almost triple in the last 4 years. I’d like to think you’re correct but all the new subdivisions are sold out before they’re finished. There might be a correction but no where near what prices were in 2019. I’m thinking 10%…max.

      I'm just going to added on to what the one before me said. I have been down here for almost the same amount of time. I've seen many housing communities go up. But yes. The housing communities going up are now are often sold out before half of the houses are fully built.

    I have watch some videos of you on Tik Toc talking about the bad of Flordia (insurance, flood insurance, HOA fees, etc.) and I noticed that the HOA fees for Myrtle Beach condos (>$1100-1500) are actually higher than many of the HOA condo fees (>$800-$1200) in the Naples/Marco Island area. Am I missing something? I am from the Chicago area and I am starting my search now as I am 2-3 years from retirement. I am looking to wake-up and see the beach/ocean out my window and go for a walk along the beach each morning.

      It’s packed, traffic sucks and all the northerners have come and brought their ways with them. Want all the perks that come with high taxes, and want their liberalism too. We moved here to assimilate to the south not for the south to assimilate to us.

    I expect is a few years people will be complaining about South Carolina becoming too crowded with retirees. Just like they complain about Florida.

      I have to say it is not just retirees coming here. We have been here for over 2 years and it is a good mix of people coming here.

    Charleston proper’s official 2020 census population was 150,000 and growing, not 137,000. In the intro part of this video, some of the photos don’t match the regions.

      My back yard is the Waccamaw National Wildlife Refuge which would lead you to believe that we would have massive mosquito problems, but it just ain't so. Between the birds, bats, anoles, and dragonflies, we have only a small, limited number of mosquitoes.

      Before moving to SC 8 years ago, I researched the elevation of where I wanted to buy. I found an area which is on a plateau (33 feet above sea level) and have not had any problems with flooding. On this plateau is a hospital, grocery store, fire department, several gas stations, and a home improvement store. And it's only a 20-minute drive to the beach.

    Horry county is being inundated with transplants. Can’t open your eyes without seeing giant new subdivisions everywhere. The bad part is we don’t have the infrastructure to handle it. Not enough hospitals, fire/ems/police and the roads are beyond crowded. 501 is a parking lot 12 hours a day.
