I monitor 31 REITs and usually wheel my core position around 3-5 but for 2024, after doing a fair amount of deep dive following their merger, I decided to take a concentrated and significant position with GNL for a 2-3 year exploratory run and the benefits have already been lucrative. Post ex-div, they appear to have set the pre earnings cruise control between 8.80-8.95 which, If one is to give any credence at all to analysts expectations, makes that a fantastic entry point for those looking to capitalize on that juicy dividend while enjoying growth. Lots of good options out there. I encourage everyone to do your homework and choose wisely, but for the most part I think any REIT run reasonably well is going to flourish in 2024 and well beyond. Most everything market related is cyclical and it's real estate's time to enjoy some well deserved momentum.
O is great. The others not so much. The VICI fans are in a hopeless tailspin fueled by some influencers who are paid to promote it while the shares are being dumped
I'm pretty sure he brought it up but I think the title was general, maybe something like "how to handle stocks that are falling" or something like that about how to determine when to hold, buy more or sell... try looking at some other titles that don't have MPW listed specifically

In 2015 I started buying condos for rent then I met my ex girlfriend...I wish I never would have met her, by now I would have 7 condos and I would probably have a part time job or no job....all the money I had to waste to satisfy the needs of happy girlfriend and relationship.. what a waste of time and money.. all right going back to work now..

Yep. Except for O which has a great total return and a steady reliable dividend that has passed the test of time. Its growth and plan continues to move forward steadily with smart acquisitions.

I like all of the Gladstone REITs and BDCs. They have taken a beating but should stand the test of time.
I like NLCP. No debt. Great REIT. AGNC Has been dropping for twelve years. I truly think they are nothing more than a dividend trap
