Yes, at the current real estate market (since 12-23 at least), it is cheaper to build your home than buy an existing home. If you hire a building contractor, however, they might price the finished home at current market value. You would not reap the benefits, unless you find a reputable builder who is willing to build close to cost (they, and their crew have to earn a wage). If you can build, and can finance like this or obtain financing - it is the time to build.

And a lot of online references are convoluted or involving course purchase, what were the first steps one would recommend to take?
There is a lot of free info on RUclips you could educate yourself with regarding purchasing land. Otherwise, maybe find someone who is doing this themselves and offer to help for free in exchange for some education?

Yes. Ryan (my husband) is a real estate agent, and I run an online educational business that I’ve grown a LOT while we’ve been building. This means we both get to be flexible hours so we don’t work the traditional 40 hours a week, but even both worked the whole time we’ve been building. We’ve also run our clothes whole time we’ve been building which brings in a small income as well.
That is really hard to quantify, but mostly in the early days we were just doing landscaping. The well and septic we had installed by contractors. The first major project we did was wiring up the well which took 2-3 days.
@@OneFootOfftheGrid In U.S land is very affordable but here in Canada, I find it very difficult to buy vacant land. If it has the zoning for residential and ground work for septic and electrical it’s over priced. If it’s has nothing and you have to put everything including roads, drive way it’s tricky with zoning bylaws. Most listings don’t include the zoning information and most likely you can build anything on it if it’s under $700,000💔💔💔

We lived on-site in a 30 foot yurt and a 35 foot trailer. It's worked ok, but we are excited to move into the house.
