I know you like that dark color in the showers but, .... that would be a PITA to keep clean and I am not a fan of the wine rack in the dining room. It is a nice house though.
Luv the new modern build style. Front entry doors just wow. Inside alot of design elements going on almost too much. I like the gold accents but would've never actually chosen that. Despise those dark colored lighting fixtures..prefer ceiling fans for Florida location. Outside lanai and landscaping 10/10.
Agree with everything and in addition to that you gotta also think about the fact that you’ve got 30 minute golf access so you’ve got a waterway behind the house that actually goes somewhere only about 20% of all the water in Cape Coral is actually decent water. It’s really important when you’re looking at these houses that you research the waterway.

It will never sell at that price, in about 3 years it will be 700k less. After looking at it again, maybe a little more, he put tons of money into it. His timing was poor though.
@@stokesrealestate I like some things about it, some I don't. It's over built for that area. I am/was an investor builder. Sold everything I owned in Florida and Georgia at peak in Dec-Jan of 2005-6. Love the roof, but not so much the pitch, he saved money there with the trusses. But a 2-3 pitch leaks a little easier. The metal roof is one thing I wish I had done, but I got the 40 year shingles put on almost free, so. Metal roofs are awesome if they are put on right, had one on my next house. Front door is beautiful, I had one on my previous house. When I built a new house, I didn't want the side glass, to easy to see in and break in. The inside of the house is too broken up for me and the inside doors are not wide enough. The shiny tile on the wall I don't like, it looks cheap. Kitchen is nice, love the hood, cabinets were similar to mine. I like the higher ceilings, mine were a little higher in the main room, 18ft+. 10ft bedrooms. I had casement Anderson windows low E glass, dual pane, massive difference in sound and eff. I spent 2 years designing it for Efficientcy. I worked with the Fl Energy commission, the main guy was awesome. I also had a 20 ft x 8ft slider on the back it was awesome. The back area of that house you show is beautiful, very nicely done. Although that shower wall will be the first to come down in a hurricane. I had 3 go right over our house around 2004, one shingle gone for all 3. I built it to 160 mph wind code. The guy that did my tie-beam asked me if I was building a bomb shelter. lol My neighbors all around me who went with builders, had much more damage. My main problem with that house is the location, the house is over built/priced for that area. I can see how much money he put into it unless he did the work himself which most of it, he didn't. He will lose money on it. I have friends in Cape Coral on the water with no fixed bridges it would be better in that area. The first thing you learn about RE, location, location, location. Most people like a little more traditional looking house, so it will be a harder sell. JMO
SW Florida has unfortunately changed. Destroyed cities and towns will never be the same again. Vacant lots with skeletons of previous homes and businesses now are commonplace. Better off not rebuilding and parking an RV on the lot so you can drive it away for each hurricane.
Those empty lots and shells of homes disappeared many years ago. The lifestyle is vibrant and great for someone who wants a relaxing and peaceful life. I think Cape Coral is better than ever and improving every day. I've been here since 2006 and I'll never leave.
Pretty dark view of things, not really accurate. I have lived here for 20 years and love it (boating, beaches, PEOPLE). Benn through all the hurricanes without any big problems. But... no question this place is not for you.

@@DennReid Been traveling out west for 10 years, there are still plenty of awesome towns with the old feel. Still a few left in Florida if you dig deep enough. Agree with the youth though.
No. It was a mistake for the Builder to construct it in a way that will date the house within a decade. One or two buyers down, they will have to gut large parts of the interior and replace them with more timeless features and neutral colors. Big mistake.
