I was thinking it might be worth it to insulate your zozo garage and turn it into your tiny home. Put in a shower, composting pot. Put the window air through the wall that has the most shade all day. Bed and I know you don't need much for a kitchen.
When I was driving for an expeditor fulltime I used camping wipes to clean up. They work well. And if you have a microwave you can heat the wipes. For hair I used a dry shampoo. Showers are great but can definitely get by without them.
Take a look at the Camplux portable hot water systems which may serve your shower needs and washing needs. Some come with pumps or connections for water spigots. Work on 20 gal. Propane tanks. May be adaptable for Zozzo property.

You can stay in the Big Bend National Park Chisos Basin there are cabins and rooms to rent that are pretty cool the area is beautiful and very comfortable but you have to reserve the rooms as they do get booked up not sure of the pricing but there is a restaurant and a lil store there
Coolzy Pro AC might be up Rusty's Ally. It could cool a tent in his garage and comes in at about 400 bucks or so. Ecowave looks to be on sale for a grand. That still pricey!
Farm Innovators Model W-409 Submergible Bucket Livestock Water 1000 Watt Heater with Attached Guard $41 bucks Amazon. We use for camping for heating our water. Showering pump sprayer but replaced sprayer nossel with kitchen sink sprayer. Good Luck.

Regarding the tent, have you researched an ice fishing tent? I know nothing about them other than that they are insulated. It may work for garage camping and assist that air conditioner.
How do you insulate a metal garage? Spray foam is too expensive. Foam board? Maybe that foil bubble insulation would be ideal since it reflects heat. It's probably the cheapest.

The nights are unbelievable. There is little light pollution there and seeing the stars is fantastic.

Rusty the Davis Mountain Loop is 75 miles around. I'd tell people to have plenty of gas, there's no gas stations back there.🤣

When you are on hwy 166 there's Crow's Nest Ranch and Campground. Very nice place to stay and reasonable rates.
