My friend lives in Forest City. She is in one of the towers you showed in the video. Hers is the only occupied unit on that floor. three floors above and four below are totally vacant. Eventhough pets are not allowed, she needs to keep a dog coz the security doors stopped working and weird people come in coz the guards dont give a crap. Also, its haunted.

I've been there in Forest City multiple times as I am working in Malaysia as an expatriate. It is a beautiful place. But the last time I went there, it looks like abandoned, a ghost town and left to rot. What a waste of money, time and effort. It was an unstable politics that mainly the cause of its fall.
the developer paid RM1 billion to the Sultan of Johor.... just to build artificial island for this Forest city. Its not even Malaysian land: from this perspective . a bad omen for the project to fail: Karma

Let me give a honest review , if they can marked down the price for such high density condo to monthly rental RM700 per room assuming , all Malaysians who working in Singapore, definitely occupancy for rental will up to 70-80% wont be so dark , and will be better if there is supermarket like Lotus or Vilage Grocer below, this is what developer should do.
Just keep them in dark because Mahathir didn't get a penny from the project and says "it's only for Chinese from China" so he revoke the project approval from Sultan Johore. Wait did I say too much about that old macha? Who knows, Macha Green Tea can bring peace AFAIK.
The Forest City Project is doomed to failure from the start. Imagine this, Prices of Forest City Apartments are priced above RM 1,000 which is similar to international enclave of Mont Kiara or Desa Park City which are some of the most prestigious addresses in Kuala Lumpur. Moreover, Johore is located in southmost tip of Kuala Lumpur (KL - Capital City of Malaysia) which is some 500 km away from KL. Also, generally the locals are typically apprehensive of developers from China as local developers generally have a higher level of construction quality than Developers from China. Johore only has a population of 4 mio and Country Gardens is build enough apartments for 700,00. This will cost cause a gross over supply in housing. These apartments are priced way out of the reach of the locals. Johore has a highly transitional population many of which are blue collar workers that comes from other states of Malaysia and travel daily across the Singapore to work daily. As such crime rate is also higher than other Malaysian states. Lastly as someone from this part of the world. When you see a property for sale and that foreigners to eligible to buy. Let that be a stark warning to you. It is usually a trap for you. For starters these properties are usually at least 25-30% overpriced. In my opinion these Forest City apartments are at least 45%-60% overpriced. Do note secondhand properties, particularly those outside the prime districts of KL and Penang have poor investment/resale value as local prefer new properties as it is easier to get full financing and land is plentiful here.

It's still very tempting, it's so near Singapore check point, location seem legit. If they close gate and only allow international buyer and not local buyer, it's might be tough for now. I think they need another 20 years to see it's bloom.

Princess Cove is far better. A short walk/or drive to the Immigration, right next to the causeway, lots of shops and restaurants near by and much more likely to be maintained as it will have much higher tenancy.

Havung locals hostile towards thebproject sounds more like propaganda that is rooted in prejudice against foreigners. If that assumption is correct, that would imply that Putrajaya and Nusajaya/Iskandar Puteri's middle-eastern architectural design is made for Arabs and that Saudi "gifts" and investment money is a form of middle eastern colonization into Malaysian enclaves as well. But locals seem fine with that sort of governmental enclave, despite middle eastern architecture being a foreign colonial influence instead of being grown from a pre-colonial local architecture. I think Nusajaya started out pretty empty as well, but its location and landed properties are much more attractive to locals because this is they kind of housing they're used to and it is much closer to JB's city center. Compared to that, forest City seems far away from JB and only offers apartment blocks which provides a lower value proposition than landed property despite its luxury marketing. Politically, it sounds like the appointment of Anwar Ibrahim which heads the ruling party in Johor as opposed to Mahathir, might help with the deadlock. But and the end of the day it sounds more like the main issue is that the developers Forest City has created a luxury enclave that shuns the middle and lower income classes. In short, the problem is the complex did not create spaces for low and middle income customers and became an ivory tower for the wealthy, inviting jealously duento income inequality

In reality KPRJ controls only 20% of Esplanade Dangga 88. The Sultan of Johor owns 64.4%, the other 15.6% by one of his court advisers. The sultan has a large interest in many of the development projects that had been taking place in Johor.

The people staying have high caution level with the unstable governing officials disregarding previous promises. There is SO MUCH to lose instead of nothing as you mentioned. So basically it all started from China withholding their buyers from completing their purchases. The price is also higher than the average locals' ability to purchase. It's like a resort city. Might as well let the gov or universities open it as homestay or hotel for training hospitality students instead of just letting it rot like that. If the rent is lowered during the beginning and gradually increase after more people start bustling the area then businesses will be able to survive.
These ideas are a drop in the ocean compared to the number of empty units in Forest City. No one is going to let their home be turned into a school anyway.

Just up to developers to decide whether they want to gain something from it or nothing at all. Making use of property assets are much better than leaving them vacant and broken. Plus, I heard anywhere that have public schools or public universities built there, the place gradually developed and the people start flocking there to do business. Since not much competition there, the sales would definitely go to the first few businesses available. It's a win-win for all. With time, the people living there will form a community and all facilities will eventually be available.
No need we have Edu CIty in Johor for that type of developments and people can get there easily, nobody what's to go all the way to Forest City, it's miles from the city center with minimal access to shops and restaurants.

Oh come on BGC is a whole different level. It is a step above most anything in Manila but has lots of shops and restaurants, lots of people visit and is a short drive from Makati. Forest City is far from Johor Central and there really is nothing to see or do there.

I'm a digital nomad and here now staying at the city for an indefinite time. I find if they make it a place for digital nomads it'll be more wonderful. It is that quiet here, that i have 2 huge swimming pools, gym, reading rooms, game rooms, space to chill all to myself during the day. The other people here during the day are maintenance people and gardeners.
There is a lock down in china. Just watch what will happen next year. Forest city is not dead. It is not abandoned like sihanoukville cambodia. It is still well maintained. You can watch vlog by romanians on the road recently.

One of the forces to doom the project was Singapore. The optimism of building a city-like neighborhood next to Singapore was to leverage Singapore's fame and financial center status. The original objective was that it would become another Shenzhen as a high-tech hub in Malaysia. Singapore tried all it could to encourage the Chinese government to stop the outflow of foreign currency. Then, it killed the project.
I think it's quite unfair to call it a useless mega project when it was political decisions that killed the project not the potential failure of it on it's own. Had the development proceeded as planned at the start it could have been quite a game changer for Johor. Perhaps not to everyones liking, but certainly not "useless". Because it won't have the planned transportation now and being far from JB and not attracting any residents or money, the place will deteriorate very quickly. I think it's very sad that a project that had progressed that far was killed with the stroke of the pen. What a waste of resources.
Even if it could be successful as a business venture, the structure of the project which is largely owned by China is worrisome. Many such contracts (with China) happened during Najib reign and from other countries dealings with China we can see that China will never be at the losing end of the deal. In the long run this will not bode well for Malaysia, imho.
Why would the Shanghaiese want to stay there without jobs? Long ago, the Singapore government did not plan for foreign workers' accommodation and expected them to live like monkeys on the trees. In this case, there is no planning for the people who moved to Forest City to work so no need to eat, quite ridiculous. Before Covid, I'd see a few Chinese at Bukit Indah Mall, now, I don't see any traces of Chinese citizens in JB.
The reason those places are successful is that there is huge job and business opportunities with strong currency and stable economy. What is there is JB? Just goyang kaki and holiday only.
The Chinese are learning expensive lessons about how to do business in South East Asia. Which countries to trust and which one not to. Consistency and transparency in governmental policies are key.

I went to this forest city with my family from Singapore. The beach is actually nice. Some of the grass is fake. Supposed to be like a golf course area too. The beach is overlooking Tuas industrial area in Singapore. The condominium buildings were built very tall. Somehow, I don't feel safe if I were to buy a unit to live. I saw some men gathered in groups by the beach with cans of beer at lunch time to drink to drunk ? If they buy to bring out, they will be taxed.
One of their advertising message is its proximity to Singapore. In reality, the immigration policy from Singapore simply shut them out to destroy the competition with just a lift of a finger. Mantap!
How about lowering the prices of housing? This is a perfect example how developers are artificially manipulating the free market. Nornally the developer and its investors would go bankrupt, or the developers should pay penalties for unsold units, and the assets go into the market at lower prices. Why this has not happened is the big question mark.
Mahathir single-handedly destroyed Forest City when he took power in 2018 after the Najib Govt was overthrown. He alone is responsible for all the mess that had happened in Malaysia since. He allowed his vengeful spite (his decades long animosity to the Johor Sultanate) to overcome what was a good thing happening in Malaysia: Forest City, ECRL, High speed rail link to Singapore, Trans-Sabah-Sarawak Pipeline, 1MDB, Malacca Gateway, Bandar Malaysia, etc many approved by the Najib regime. Her could not tolerate that all these projects would be attributed to Najib's vision. So he destroyed them one by one using all sorts of subterfuge. For cheap, there is RumahWIP and low cost housing. For Forest City, only for hard working, successful people. Dangerous to have randoms (local) staying in 5 star residence.
The only way to revive the place is sell the units at prices that is affordable for the locals. In fact it should be lower price that other development since it’s far away from the city centre. But I don’t think the developer can afford to sell at the price for Malaysians. So it’s doom to fail
People who can only afford a low cost apartment will never afford to pay for the addition costs of maintenance. It already looks old and it will only deteriorate further.
I think whoever invested money in this project would need to write off the losses. No one wants to live in a ghost town. It is secluded, unsafe, and very inconenient to get anywhere. Given another 20 years this development would be taken over by nature and become literally a forest city.

Honestly, from across the straits, I think it’s a good concept and product offered to clear target buyers but unfortunately, luck is not with Mr Yang. I’m curious to know how much of the US$100b has been spent, capitalised or written off. Has the entire development land for the 300,000 household units been paid for? Imagine the funding costs on the land alone, plus the construction costs committed to and empty units the developer is carrying… Ouch! The only winner out of this debacle is perhaps the Johor State Government, which reclaimed and created the sea land, hence a new source of huge income for itself without losing a single inch of its existing state land. It does not even need to be involved in the land reclamation nor bear any risk of the development!

Let this be an eye opener for Penang state government fantasising 3-island development south of the island which if implemented will severely affect food security. The present sea front of Gurney Drive (fenced up for sea reclamation) is already an eye sore driving crowds of visitors to the Esplanade. And property market uncertainty continuing into the coming years will render these fantasies untenable.
Forest City and Penang are 2 different situations; Penang has run out of space and needs to create 'land' to accommodate people and traffic. JB (and Melaka) have so much of empty land and doesn't require reclamation!

Look at Gurney Drive seaside in a state of out of bound to the public like Guatanamo Bay. Forest City can still be saved by adding a bullet train link to Singapore.... It's an ideal residential zone filled with many nice things fit for Singaporeans who need more room but require fast travel to the Singapore City because of good paying jobs or income... On the other side....a bullet train from Kuala Lumpur to Forest City can entice Malaysians to move there...maybe even establish corporate headquarters in Forest City....speed of travel and commute will make it "good" 👍. Everything is good especially if bullet trains are used.....
Main cause of it is a person's short-sighted mind. In good business practices, one should not change direction mid way by imposing unreasonable rule. The fact is that if the project is successful, people living there would have to travel around, buying food / daily necessities, go for entertainment, go to schools.... it will definitely good for those shops, small businesses & set ups in close vicinity.
Its not due to poor business decision. The stakeholders in their capacity as businessmen didnt do a 180. The downfall was turbulent politics on both parties (China and Malaysia); and the pandemic drove a stake into it all.
The key to recovery is the new PM and make the project marketable to foreign investors and buyers. The govt must be committed to lure foreign capitalism and sustainable living environment for locals as well
Giving that its location is in the major shipping line and near the city state of Singapore, there's no way Forest City would fail, It will flourish again in the future

Malaysia's coastline expansion is a reaction to Singapore's land reclamation agenda, as each country is doing it to prevent each other of their marine time domination.

My friend lives in Forest City. She is in one of the towers you showed in the video. Hers is the only occupied unit on that floor. three floors above and four below are totally vacant. Eventhough pets are not allowed, she needs to keep a dog coz the security doors stopped working and weird people come in coz the guards dont give a crap. Also, its haunted.

I've been there in Forest City multiple times as I am working in Malaysia as an expatriate. It is a beautiful place. But the last time I went there, it looks like abandoned, a ghost town and left to rot. What a waste of money, time and effort. It was an unstable politics that mainly the cause of its fall.

Let me give a honest review , if they can marked down the price for such high density condo to monthly rental RM700 per room assuming , all Malaysians who working in Singapore, definitely occupancy for rental will up to 70-80% wont be so dark , and will be better if there is supermarket like Lotus or Vilage Grocer below, this is what developer should do.
This project needed the High Speed Rail to be successful. That project hasn't happened.

The Forest City Project is doomed to failure from the start. Imagine this, Prices of Forest City Apartments are priced above RM 1,000 which is similar to international enclave of Mont Kiara or Desa Park City which are some of the most prestigious addresses in Kuala Lumpur. Moreover, Johore is located in southmost tip of Kuala Lumpur (KL - Capital City of Malaysia) which is some 500 km away from KL. Also, generally the locals are typically apprehensive of developers from China as local developers generally have a higher level of construction quality than Developers from China. Johore only has a population of 4 mio and Country Gardens is build enough apartments for 700,00. This will cost cause a gross over supply in housing. These apartments are priced way out of the reach of the locals. Johore has a highly transitional population many of which are blue collar workers that comes from other states of Malaysia and travel daily across the Singapore to work daily. As such crime rate is also higher than other Malaysian states. Lastly as someone from this part of the world. When you see a property for sale and that foreigners to eligible to buy. Let that be a stark warning to you. It is usually a trap for you. For starters these properties are usually at least 25-30% overpriced. In my opinion these Forest City apartments are at least 45%-60% overpriced. Do note secondhand properties, particularly those outside the prime districts of KL and Penang have poor investment/resale value as local prefer new properties as it is easier to get full financing and land is plentiful here.

Havung locals hostile towards thebproject sounds more like propaganda that is rooted in prejudice against foreigners. If that assumption is correct, that would imply that Putrajaya and Nusajaya/Iskandar Puteri's middle-eastern architectural design is made for Arabs and that Saudi "gifts" and investment money is a form of middle eastern colonization into Malaysian enclaves as well. But locals seem fine with that sort of governmental enclave, despite middle eastern architecture being a foreign colonial influence instead of being grown from a pre-colonial local architecture. I think Nusajaya started out pretty empty as well, but its location and landed properties are much more attractive to locals because this is they kind of housing they're used to and it is much closer to JB's city center. Compared to that, forest City seems far away from JB and only offers apartment blocks which provides a lower value proposition than landed property despite its luxury marketing. Politically, it sounds like the appointment of Anwar Ibrahim which heads the ruling party in Johor as opposed to Mahathir, might help with the deadlock. But and the end of the day it sounds more like the main issue is that the developers Forest City has created a luxury enclave that shuns the middle and lower income classes. In short, the problem is the complex did not create spaces for low and middle income customers and became an ivory tower for the wealthy, inviting jealously duento income inequality

So basically it all started from China withholding their buyers from completing their purchases. The price is also higher than the average locals' ability to purchase. It's like a resort city. Might as well let the gov or universities open it as homestay or hotel for training hospitality students instead of just letting it rot like that. If the rent is lowered during the beginning and gradually increase after more people start bustling the area then businesses will be able to survive.
These ideas are a drop in the ocean compared to the number of empty units in Forest City. No one is going to let their home be turned into a school anyway.

Just up to developers to decide whether they want to gain something from it or nothing at all. Making use of property assets are much better than leaving them vacant and broken. Plus, I heard anywhere that have public schools or public universities built there, the place gradually developed and the people start flocking there to do business. Since not much competition there, the sales would definitely go to the first few businesses available. It's a win-win for all. With time, the people living there will form a community and all facilities will eventually be available.
No need we have Edu CIty in Johor for that type of developments and people can get there easily, nobody what's to go all the way to Forest City, it's miles from the city center with minimal access to shops and restaurants.

Oh come on BGC is a whole different level. It is a step above most anything in Manila but has lots of shops and restaurants, lots of people visit and is a short drive from Makati. Forest City is far from Johor Central and there really is nothing to see or do there.

I'm a digital nomad and here now staying at the city for an indefinite time. I find if they make it a place for digital nomads it'll be more wonderful. It is that quiet here, that i have 2 huge swimming pools, gym, reading rooms, game rooms, space to chill all to myself during the day. The other people here during the day are maintenance people and gardeners.
There is a lock down in china. Just watch what will happen next year. Forest city is not dead. It is not abandoned like sihanoukville cambodia. It is still well maintained. You can watch vlog by romanians on the road recently.

One of the forces to doom the project was Singapore. The optimism of building a city-like neighborhood next to Singapore was to leverage Singapore's fame and financial center status. The original objective was that it would become another Shenzhen as a high-tech hub in Malaysia. Singapore tried all it could to encourage the Chinese government to stop the outflow of foreign currency. Then, it killed the project.

I think it's quite unfair to call it a useless mega project when it was political decisions that killed the project not the potential failure of it on it's own. Had the development proceeded as planned at the start it could have been quite a game changer for Johor. Perhaps not to everyones liking, but certainly not "useless".
Because it won't have the planned transportation now and being far from JB and not attracting any residents or money, the place will deteriorate very quickly.
I think it's very sad that a project that had progressed that far was killed with the stroke of the pen. What a waste of resources.
Even if it could be successful as a business venture, the structure of the project which is largely owned by China is worrisome. Many such contracts (with China) happened during Najib reign and from other countries dealings with China we can see that China will never be at the losing end of the deal. In the long run this will not bode well for Malaysia, imho.
Why would the Shanghaiese want to stay there without jobs? Long ago, the Singapore government did not plan for foreign workers' accommodation and expected them to live like monkeys on the trees. In this case, there is no planning for the people who moved to Forest City to work so no need to eat, quite ridiculous. Before Covid, I'd see a few Chinese at Bukit Indah Mall, now, I don't see any traces of Chinese citizens in JB.

The beach is actually nice. Some of the grass is fake. Supposed to be like a golf course area too.
The beach is overlooking Tuas industrial area in Singapore.
The condominium buildings were built very tall. Somehow, I don't feel safe if I were to buy a unit to live.
I saw some men gathered in groups by the beach with cans of beer at lunch time to drink to drunk ? If they buy to bring out, they will be taxed.
With such tall buildings wonder is the fire department prepared for any fire that happen and will the insurance companies will to cover?

The only way to revive the place is sell the units at prices that is affordable for the locals. In fact it should be lower price that other development since it’s far away from the city centre. But I don’t think the developer can afford to sell at the price for Malaysians. So it’s doom to fail
People who can only afford a low cost apartment will never afford to pay for the addition costs of maintenance. It already looks old and it will only deteriorate further.
I think whoever invested money in this project would need to write off the losses. No one wants to live in a ghost town. It is secluded, unsafe, and very inconenient to get anywhere. Given another 20 years this development would be taken over by nature and become literally a forest city.

I’m curious to know how much of the US$100b has been spent, capitalised or written off. Has the entire development land for the 300,000 household units been paid for? Imagine the funding costs on the land alone, plus the construction costs committed to and empty units the developer is carrying… Ouch! The only winner out of this debacle is perhaps the Johor State Government, which reclaimed and created the sea land, hence a new source of huge income for itself without losing a single inch of its existing state land. It does not even need to be involved in the land reclamation nor bear any risk of the development!

Let this be an eye opener for Penang state government fantasising 3-island development south of the island which if implemented will severely affect food security. The present sea front of Gurney Drive (fenced up for sea reclamation) is already an eye sore driving crowds of visitors to the Esplanade. And property market uncertainty continuing into the coming years will render these fantasies untenable.
Forest City and Penang are 2 different situations; Penang has run out of space and needs to create 'land' to accommodate people and traffic. JB (and Melaka) have so much of empty land and doesn't require reclamation!

Forest City can still be saved by adding a bullet train link to Singapore.... It's an ideal residential zone filled with many nice things fit for Singaporeans who need more room but require fast travel to the Singapore City because of good paying jobs or income...
On the other side....a bullet train from Kuala Lumpur to Forest City can entice Malaysians to move there...maybe even establish corporate headquarters in Forest City....speed of travel and commute will make it "good" 👍. Everything is good especially if bullet trains are used.....

The land reclamation did not shift the maritime boundaries an inch, and for pretty obvious reasons which are governed by clear international rules and mutual agreements between the governments involved.. Go ahead and find any evidence that this is untrue if you wish. Is there any change in the maritime boundary as a result of land reclamation. And did the Singapore attempt to change the boundary because of it?
