Why does US waste money to build island where it can develop on real island and still profitable and give benefit,etc etc. This is a smart choice for USA. Think that's also how Singapore became know as the "Garden City". It replaced large amounts of forests with suburbs, but to be fair they're quite intensely/densely populated, so it's not exactly urban sprawl, & trees are planted along the roads too. What's more ironic is that the Gardens by the Bay, which the government proudly says proves it's willingness to sacrifice prime downtown land to build a park, feels quite *hot* because the ground is paved in *concrete* (though the 'Supertrees' there are supposed to act as cooling towers)

It would seem these real estate schemes are meant for laundering money and/or tax avoidance. Perhaps a future apartment of no value surrounded by rising water is just the cost of doing business.
      Eventually, these concrete buildings should be imploded becoming mini-islands for Nature to reclaim a little back from so much that we have destroyed.

      thats a good point, Real estate developers (the clever ones at least) dont have to worry about any of that though. right now, conditions are great for building a giant city mere feet above the sea level, if the developer can build and sell the properties off before anyone raises issue with it they will be set for life.
      This kind of stuff happens all the time in Canada and the US, entire subdivisions get built in flood zones and vital wetlands and then get ruined when the once every 3 year flood occurs. its getting so bad that insurance companies are starting to refuse insuring customers in these areas, which in turn should reduce the amount of future construction in these sensitive areas.

      The integration with Singaporean economy is whats gonna make this city successful.
      Singapore desperately needs more landmass to expand and Malaysia is only capitalising on that via effective biz friendly policies and infrastructural integration with Singapore.
      Such burgeoning growth will not only attract local Malaysians to this city, it will also attract mass immigration from abroad as well. Malaysia’s population is small which is why we have so many immigrants in Malaysia already to support the high economic growth.
      Malaysia will be successful without Singapore as it is, but tapping into Singapore just speeds the whole process like crazy since Singapore is burgeoning with wealth.
      Which is why its not impossible to say this project will become successful.

Here in the Western World we are seeing successive governments, irrespective of which side of politics they're on, allowing more and more Chinese "Investment." What will happen when the Chinese own all our farms? How will the rest of us eat? China is already at *1.42 Billion* people as at July 2018, so naturally China will look after China before giving a mere crumb to the people of the countries whose land they "invested" in.

      No, it means 500,000 units are designed to sell and then sit vacant as they accrue value over time for the investor. Luxury skyscrapers are being built all over the world right now that no one can live in and no one can afford, other than those people who already live in a fancy skyscraper apartment. They choose luxury construction because of the tax benefits. No free market force would be eliminating working class people's ability to live less than an absurd number of hours of driving from the city they work during a supposedly strong economy. We're being robbed. Rich foreign investors that you didn't vote for are obtaining so much control over our places of residence and our cities that they can evict all the low-profit poor people they don't want there with the right strategy, all to make more units to sell for investment purposes only. This gravy train is bigger than oil. No government in the world seems to be willing to stand up to these rich multi-national real estate investors.

    I'm not sure how you can justify the economic benefit for regular people in regards to these megaprojects.
    That statement sounds like something a development company would say to convince a cities planning board to get permission to build an area up locals would never be able to afford.
    These kinds of projects only benefit the super wealthy. Even minor development causes gentrification.
    Sadly, there's no winning because no development causes cost of living to skyrocket as well, as you can see in California's Bay Area.
    The sad reality is, most of these projects are feeding into a very unstable bubble. This bubble is already showing signs of bursting in NYC where ultra-highend skyscrapers with condos worth tens of millions of dollars is on the verge of collapsing.
    This can also be seen in London where neighborhoods got so expensive, locals had to flee.
    These projects rarely take local communities into consideration.

    • @tjs200
      @tjs200 5 лет назад +3

      So what's the solution? I don't entirely disagree with you but at least these projects bring foreign investment, which means more money flowing into the Malaysian economy - which I don't think can _hurt_ the local population.

    • @xxxdroidmonkeyxxx
      @xxxdroidmonkeyxxx 5 лет назад +7

      @@tjs200 Development trends seem to favor luxury buildings over regular buildings. This seems to be the biggest culprit in extreme housing costs in cities today.
      For example, in NYC, any new building is automatically marketed and rented/sold as luxury units. This prevents most people in a given area from buying or renting.
      In my area alone, the price difference between newly built buildings and older buildings can be over $1k per month in rent. This also caused more affordable buildings to raise their prices to keep the market balanced, screwing everyone in the process.
      The other point I made was how this over-saturation of the luxury market is about to cause a collapse, which will not only negatively effect local economies, but also hurt developers bottom line.
      One solution that comes to mind is developing mid-range and lower-mid-range buildings to keep the market strong. This not only positively effects locals, but also developers.
      Unfortunately, most development groups are too fixated on quick high-yield returns to care about that market segment, even if it means it'll bite them in the ass in the future. Short-sightedness at its best.

    • @tjs200
      @tjs200 5 лет назад +2

      @@xxxdroidmonkeyxxx maybe because developing property is so expensive, due to the cost of real estate and red tape, that making luxury housing is the only thing that makes economic sense for developers? Just a theory

    • @tjs200
      @tjs200 5 лет назад

      @@xxxdroidmonkeyxxx Perhaps if cities provided economic incentives to develop affordable housing (instead of just requiring it by law) developers would be more willing to do so.

    • @xxxdroidmonkeyxxx
      @xxxdroidmonkeyxxx 5 лет назад +3

      @@tjs200 That's not just a theory. That's a fact. The insane amount of red tape involved in development drives the costs up like crazy. So does labor costs, materials and so on.
      Local governments can give tax incentives to developers to mitigate some of those costs. Some cities, like NYC for example also prioritize building permits for developers who dedicate a small percentage of units for low income residents.

    Let’s build something like this off the Florida keys. I’m actually working on a little city derived from this on my computer with pictures. But of course my little creation has like five main islands. The first island looks exactly like this. One of the islands is a large downtown consisting of condos hotels and office buildings with a walkable landscape on the ground level of every building with shops and restaurants. A much much much bigger land or island that I came up with would be larger than the size of Ishkandar. That island what house the mainland and the suburbs. Wow the main islands what house over 1 million people, the main area in total with the main islands and the biggest island would house a total population of 3,000,000 to 5,000,000 people. Every building would be constructed through Modular construction and pre-fabricated construction. Most parts of the suburbs would have a new urbanist community and each suburb would have their own downtown like mixed use development. Even all of the schools will be constructed prefab and modular and every building would be fully solar powered and off the grid.the main islands would be a full smart city. I call it Silverado Fl. The county would be called Sun Coast County. It would have a school district known as Sun Coast County Public Schools with up to 750,000 students in high-tech schools. The main part of the city will have a 3D multi-layered concept like Forest City.

    Hi guys, Malaysian here. I don't claim to speak for all Malaysians, but I know many who share my views. This development has little to do with us Malaysians. The developers paid the royals of Johor state to allow them to build those islands, paid for it with Chinese financing, designed it with Chinese designers, built it with Chinese contractors, and sold the vast majority of the development to Chinese buyers who mostly buy it to have a place to put their money outside of China (whether ill gotten or not) as a 2nd, 3rd, 4th or Xth home. What we have here is an enclave of China, with Malaysians benefiting little, save the royals.

    I've been there a few times now, and although it's almost complete, the occupancy is still low. It's really Malaysia's newest ghost town. I don't understand the purpose of it as it should sell the units to the locals and solve housing issues, but it's still too expensive for the locals. In short this project is useless except for looking good.

    The Johor-Singapore MRT was proposed in 2010, later was planned to be operational in 2018. Now it is now targeted 2026 to be operational with a much weaker LRT version. After decades watching the money politics, and politicians, it will be a strange idea to expect the Johor-Singapore LRT to be ready in 2026, and whether it can last or even live up to its expectation of easing the congestion at the causeway.
