      I know Melanie Ann Karnavas. as a popular crypto experts' people talk about, her transparency in the crypto community speaks for her, I attended her seminar in Brisbane last year.

    I stay at Vdara yearly when I visit with my hubby. My last visit I got the gift certificate too when I said hello to security. It pays to be nice!

      I believe there was 6 or 7 that were allowed to be sold and I think one person has slowly purchased all of them over the years. 😞

    stayed there for the first time in March after Luxor let me down for the last time, Stayed in the Panoramic Suite, it was beautiful, asked how much to purchase and was told the studio's ran about $600k-$700k, thought to myself I think I will just stay there when I visit.

      That’s the most cost effective for sure 👍 but no equity gain. This unit I just sold averaged about $100k a year in gains. I sold it to them as a record high of $750k and sold it for $1.1m years later.

      You can! lol This is a hotel condo so you can rent nightly. But this one has sold.

    ONE Million dollars for 800 Square feet?? Not reasonable and not happening. Views are not everything btw. For that outrageous price a double parking space should be MANDATORY. Skip it!

      I can understand this thought but it just depends on your market. This one is sold and it sold for $1.1M. This tower has a very limited supply as MGM owns the majority of the tower.

      Only if you want to be in the hotel rental program. If you don’t want to be in the program you can change anything.

    Does your buyer know that Bellagio purchased the strip of land right between the Jockey club and the area next to the fountains and is planning on making a 2-3 story entertainiment/retail space? That expansion could very well affect the fountain views and that expansion is set to start taking place relatively soon.

      @@TheBrokerLife Nobody is disputing that, but your buyer is looking to buy an 800 square foot unit with the biggest selling point/value add being a complete view of the Bellagio fountains. As an agent, you don’t think that telling your buyer that their complete fountain views will most likely become partial views in the near future? I generally prefer having a real estate agent that actually cares about me and my investments.

      @@jeffv3296 You prefer having a real estate agent that actually cares about you and your investment? I get it....but he is not your agent....also, you can't assume the 2-3 story building will affect the view....all speculation until further notice.

      @@AmbitiousBeasts yes-I have purchased 3 properties from the same realtor because he works hard to show me the best deals on solid properties and he goes over the pros and cons of each with me. I’ve also sent him lots of referrals because he’s such an honest realtor. I own several properties in Vegas-and if you know the strip-Vdara and the City Center Hotels are at Harmon and Las Vegas Boulevard. Between City Center and the Bellagio is a timeshare resort called the Jockey club-followed by an empty strip of land that is currently being used for storage for plants/service vehicles for the Bellagio-and then you have the Bellagio fountains. Bellagio just purchased that strip of land and they are going to develop it into a multi-story retail/entertainment/dining space that extends from the resort all the way onto Las Vegas Blvd-so that patrons from the strip can walk to the hotel/casino through that space. That expansion will absolutely be visible from this unit and it certainly isn’t going to improve the fountain views. It will either have a slightly negative effect on the view-and it could potentially have a hugely negative effect on the view. A good and honest realtor would absolutely make his buyer aware of that on a 1.1 million dollar property that is priced predominately because of that view.

      Absolutely! but if you add your own items the hotel will not let you rent it in their hotel rental program but you can airbnb it if you would like or live full time.

      It actually is a hotel. You can live full time or rent it with airbnb or the hotel rental program.

      Hahahaha that’s rude. I give people facts and they can make their own choices. I get calls every day asking if hotel condos are good investments for cash flow and I regularly tell them no but they keep buying them because it’s want they want, a trophy property.

    1.1 million seems steep, not for me, there pros and cons, pro is you’ll never be robbed in a place like that, and unless you are an avid gambler, or just want to party every day, hard pass, I don’t see no use for a place like this, instant congestion as soon as you enter LV blvd.. the other pro is if you do not live in Las Vegas but visit several times a year "which many people do", you’ll always have a room ready, so for convenience, so I do see a few pros, to each their own

      Sounds high but this is a very rare place usually not able to be purchased. Already sold for $1.1M.
