This house is considered a prefab home or “off frame” modular! Which basically means it’s built to building codes and is setup with a crane on a foundation! The manufacturer for this house is Franklin Homes. The model for this home is the “Domino” This home has 4 bedrooms and 2.5 bathrooms and has roughly 2,300(heated & cooled) square foot. We have seen the mobile home business come such a long way. In the old days most people referred to mobile homes as a trailer house. However some of the manufactured homes we carry are far from “trailer houses.”

40 years ago, when I was in Design school in Richmond, Virginia, our class was tasked to come up with different mobile home designs. I did this design! I had two middle sections so that an inner courtyard was formed, plus a front patio and a back patio. All those sliders opened to the inner courtyard. Each one of us in the design class did our own designs, but this is 95% what I had come up with 40 years ago!! Took 'em long enough to get that it's way cool.

I've been dreaming/working on plans a court yard style mobile home for the last 5 years, but not modular to keep cost down. I plan on selling my home here in So. Cal. and buying a square acre in Florida or Texas and building my 40X40 inner court yard home. Time is running out hoping I can do this in the next 2 years.

When I look at it I instantly think it looks like a mobile home. Modular or not it's not fooling me. This could not ever pass as a site built home to me and the cost is outrageous. I like the inside but mid 400s for what looks like a trailer outside is impossible for me personally. Thanks for the videos and sharing with us.
And that doesn't even include transportation to a site, and the cost of a lot, whether it's land lease or other. Wow.

What are the differences amongst mobile, modular & manufactured homes? I have watched several videos but I don't have a clear understanding. I am not familiar with these types of homes.
@@goldeey21 Mobile and manufactured mean the same. They just renamed them at some point for sales to make them sound better. Years ago they were called trailers. I apologize I didn't google to get the exact year they called them each. Modular is different. Modular homes are built much better. They have a different roof system and foundation. They are also built with more substantial wood and smaller on center space making it stronger. A mobile home is leveled and parked on cinder blocks and tie downs. A modular home is actually on footings like a house. A modular home is built more like a site built house. Some people will say they are just like a site built house. I disagree! For those who will argue the point I would like to see them faced with a tornado and a site built home and a modular home is equal distance to them I want to see wich home they run in for safety. Another very important difference is insurance. No matter how much they tell you it's a house often times it still insures as a mobile home and not a site built house. They often depreciate in value like a mobile home just not as much unlike a site built house wich appreciates in value not depreciates. I don't know if they still do the drywall differently from a site built house. If they haven't changed then it's glued not screwed. They will tell you that's better because the screws can't rust or back out if there are no screws, but it's not better. They shouldn't rust or back out if done properly in the first place, but the real problem with the glue and everything they use glue for and it's more glue in any mobilized home vs a site built home. Glue attracts bugs specifically cockroaches. People wonder why mobile homes are infested with roaches and wonder why a clean dry mobile home falls apart when it gets old. It's because the cockroaches eat the glue. They love the glue. Once they eat the glue then whatever was glued falls and or falls apart. New mobile and modular homes are being made from composite materials more now than ever. Rarely ate they using real wood. All that glue will naturally attract cockroaches. I'm not suggesting not to buy one, but I am suggesting to keep a professional exterminator for the life of your home. The good thing is termites rarely damage a mobile home due to it's metal frame even when there is extensive water leaks and damage. This is petty I know, but in most mobile and modular homes the bathroom vanity is a short 32" in height and some only 30" while a site built home is 36". That's a dead give-a-way to me is seeing those short vanities. I can't imagine paying $450k+ for a home with 32" vanities. No way! I live in Tuscaloosa, AL home of the UA. Real estate prices are considered high here and I wish you could see what $450k gets you here. Far more sq ft high end upgrades, garages, concrete driveways and sidewalks, landscaping, nice big yards, etc. For houses that have large covered porches, some outdoor fireplace, two story, ect. Very high end looking houses outside as well as inside. Absolutely gorgeous houses that doesn't look like a doublewide split into two haves and a bridge connecting. As in beautiful homes that in no way look like a doublewide trailer. I think the home was beautiful inside but way too pricey especially considering it looks like a doublewide not even like a modular home. I live in an older mobile home that has been completely redone inside. I love it and I am grateful for my little home. Im just being honest when it comes to what you will get for the money. In this case, I could easily build two of these homes from the ground up where I live and they wouldn't look like a doublewide for the price they arr asking. I know every state is different as well as building codes. It's not just this one. I have noticed in my area these homes are actually more expensive than site built homes. So it's only natural I would have a few negative things to say. For some people I'm sure this way is the best choice and to each his own. Good luck and best wishes to everyone. There are regular homes that really don't cost as much as this, and they're built down to the ground on concrete.
I submit that the room that you called bedroom #1 is actually an office because there was no closet in the room. The exterior of the house is definitely unique. I am not sold on its uniqueness. The inside, however, is nicely laid out. There are, in my humble opinion, too many sliding doors with no specific destination. The dining area could be divided into a dining/den area to make better use of the space. I would have thought for the cost, there would have been at least one fireplace if not two. Thank Chance. Another home run.
I'm betting they assume most people would place a deck in the back middle because of the sliding doors. That said, I agree and would likely choose to have windows for two of the doors. More glass = more money.

Where I live you don't have to have a closet for it to be considered a bedroom, only a window. But, I do agree, it's pretty small for a bedroom and I would use it for an office
@@lisafriday8047 as far as I understand the building code classification and Real Estate listing guidelines a room even with a egress window does not qualify as a bedroom unless a closet is also in the room.
@@helenblakovich1622 I'm seeing a lot of innovative ideas out there in the tiny home market...and so much glass! But it doesn't seem practical. That's nice for a large, secluded piece of land and no neighbors. I had thought it was cheaper for the manufacturer to have glass for walls, practically, and that this was why I was seeing this trend(?). It looks nice, but who wants to live in a fishbowl? And if a tree, for instance, would fall during a storm, or some projectile or a blast of large-sized hail, hit one of these glass walls, that's not like just running out and replacing a widow. Even with technology that fills the space between two panes of glass with a gas that creates a privacy screen of fog or frost, which eliminates dusty, cumbersome window dressing (are they still doing that, and is it more affordable now?) I still wouldn't want to live in a 50%-glass home, for the simple reason that glass breaks. I still think they're doing this because it's cheaper for the manufacturer to practically fill wall space with glass than with more solid, durable materials.
I''m more excited about transom (fixed, inoperable) windows, though, vertical and horizontal, and lots of them, especially in unused wall space close to the ceiling. Heating and cooling costs would be very high, I imagine, with all that glass, especially large, solid spans of glass as in these new designs I'm seeing. But with the anticipated rollout of Tesla Free Energy later this year (Nicola not Elon Musk), climate control costs shouldn't be an issue, I don't think.

The thing I saw and absolutely loved is in the floorplan I noticed that they are going to install, possibly a barn door style, sliding door to close off the bedroom side of the home. I love the idea of being able to keep the bedrooms and the bathroom in the hallway private from people who are visiting. That way if I myself or possibly my grandchildren want to go to sleep or just need/want some privacy it can be done by just closing a door. Outstanding floorplan. Have a great day everyone 😊
Yes, the 1st room was considered a study in the floorplan at the beginning and yes, a room cannot be classified as a bedroom if it has no closet. My husband is in that kind of business and has taught me different things over the years. Hope everyone has a great day 😊
Carla i live in a big house that the bedrooms didn't have any closets i had to buy closets and cabinet space for clothes and shoes.
@@alicewalker838 ... Probably a home IKEA designed, but all kidding aside, I think it is just strange that a bedroom in this day and age would not have closets. Typical for a home built in 1890s that I grew up in the country.

I was eagerly awaiting this tour. I saw the outside and got really excited. This did not disappoint. It's the first modular home on this channel that actually looks like it may have been designed by someone from Scandinavia, it just has that very bright, airy, clean feel to it and, after living so long in the EU, I'm not going to lie, this is very appealing. I'd probably tweak it somewhat to give it a bit of a farmhouse aesthetic with ship lap or wooden accent walls, but this place is a home-run.
I don't know who designed this, but THANK YOU for the foyer! Bright, lots of space, two closets, and a half-bath right around the corner - PERFECT - finally someone understands why a foyer is important! The floors throughout this home are beautiful, love all the windows and sliding glass doors. it's bright (great for plant lovers), airy, open, and really brings the outside views in, which is great for anyone with a nice looking pice of property. Also, with a living room that size, there's plenty of room for a fireplace.
I'd love to see transom windows in the bathrooms and the tile shower going all the way up to the ceiling, but that's about it for cons on this place. Thanks for the tour, I'm totally smitten.

much bigger than I need, love the kitchen, hate the windows, if it can't be screened, I don't want it. Love the laundry room, honestly hate glass entry doors. Love that linen closet in the master bath, and that large shower! And love your tropical shirt!!

I have been to this location with my daughter and son-in-law a couple of years ago and I have to agree that they have gorgeous homes that blew me away.
I LOVE this home. I love all of the sliders and the contemporary vibe of this home. I could move in tomorrow. Haha! I agree with you about extending the porch off the back leading to a pool. We think alike. If I was looking to purchase a home in Florida, this one would be on my list.

I’m surprised to hear people knock all the glass and sliders.
The most beautiful home I ever owned was in Florida, and it was a 3 bedroom 2 1/2 bath with an office.
The master bedroom, living room, family room, kitchen and office all had pocket sliders to a big screened in pool/hot tub, covered patio facing a lake.
I can’t tell you how beautiful it was to have all those pocket doors in and out of all those rooms. It made a 2500 square ft house feel like a mansion.
We did have automatic hurricane shutters on all windows and doors.
We paid $350 in 2004 and sold for 2005 for $560 for a job transfer.

I visited this same model a few months ago. It is even better in real life. I checked all three and the one in the middle is the one I liked most.

Two years ago I stopped in with my daughter and son-in-law. We were on our way to St. Augustine and we saw this home dealer with cool looking homes so we stopped in. At the time my daughter and SIL were looking to purchase a home.
The homes were mind blowing. The kitchens alone were out of this world. Every detail was quality, nothing skimpy about them. We got excited because we thought we might have found their home. When asked about pricing, at that time, their favorite model with all of the bells and whistles was 250,000! We all were in shock because up here in Michigan, modular homes are cheaper. But, we don’t have hurricanes and Florida regulations. I am sure with the housing market the way it is now, I’m sure that same home is close to 400,000.
As it turned out, my kiddos found a beautiful 1800 SQ FT home in downtown Deland walking distance from Stetson University. It sits on a corner lot and is one acre. They paid 210,000 for it. The home is now valued at 400,000! They bought it two years ago during the pandemic.
I do love this contemporary home and can see myself living in it quite easily and merrily. Just add the pool and I’m all good!

Edit: 🤯the sleekness of this home! Wow... I've ALWAYS wanted a Parents wing and a children's wing... We'll meet in the middle 😂. That's how this should've been set up. Master and study on one side. Secondary bdrms & dining on the other off the kitchen area and the LR could remain in the center...

Parents and children wing. That creates a no go zone for any unrelated visitors. The visitors can then use the 1/2 bath because they don't need to take a shower or bath in your home. Utility/Laundry is sound isolated from the section of the house where people sleep so neither the kids nor the parents have to hear it. The office is on the wall opposite the washer and dryer so it is also fairly sound isolated.
You knocked it out of the park with this one. It's exactly what I've been dreaming about. And it's perfect for a rear view. The I design allows for so much more natural light and airflow than a conventional home and is naturally designed for a beautiful courtyard in the back and lovely cozy and protected front entrance.
The price is surprisingly reasonable for this size, design, and high quality finishes. FYI, the room in the front right wing is a home office not a bedroom because it has no closet. The half bath is perfect for business guests and the placement keeps the work space private and quiet. I love that the bedrooms are in the other wing and private from the living area and the master has beautiful windows.
I'd want only 3 modifications. I'd want a window in every bathroom. I'd want the beautiful monoslope roofs to be vaulted on the inside. (Btw, they're an important feature since they direct rain away from the central section and courtyard.) And I'd want more roof overhang - I don't know why they skimped on it. It's important for both esthetics and rain management.

That kitchen is gorgeous! I love the cabinetry in the laundry room. All the business end of the house is nicely separated from the sleeping. I would build that deck out, covered and semi closed off to create a courtyard in the back. Have a hot tub right outside the master. Then the pool.

Don’t like the windows at all there’s no screen when you open when you get a house full of bugs didn’t care for the countertops either The floorplan is OK it is very modern but sorry chance I’ve seen close your homes that you’ve done before for that price I could get a hell of a lot nicer house

Franklin hit it out of the park with this design. The foyer grew on me. Additional deck as Chance mentioned, and pergola-type coverings, front and back, would complete. Great tour!
Love foyers, they need to bring them back. It provides a much needed buffer between people at your door and your home.

I like this one, but it needs a pantry. Other than that I think the kitchen cabinets could go all the way to the ceiling, and extend the island a little. Either way this is a great home thank you for the very unique model!!

Nice layout and high quality finishes, especially the casement windows. Love the HUGE dining area; you could easily accommodate the extended family for Thanksgiving! Even though the bedrooms are grouped together, the furnace closet and master bath/closet provide a nice buffer to create some privacy for the master bedroom.

Every every home is architectural. This home is an example of contemporary/modern architectural style. Very "clean" and linear.
Love this home!!! Reminds me of a mid century stick build home. I'm with you, I'd have that deck extend all the way out to have access for those patio doors..
At first I wasn't sure about outside design, but now, I'm sold! Love it, interior reminds me of some of the old, remodeled, New Orleans homes.
THIS is incredibly BEAUTIFUL! I could already imagine the kitchen as it is the dream I desired, and drew up for my own dream home! Featuring a huge kitchen with an eat in area with lots of windows and light!
The inside is nice. The kitchen sink is in the correct location. Would prefer a tub, too, in the primary bathroom. Nice size windowsills. The outside of the house, NAH; that's a deal breaker for the price.

Agreeing with others, to qualify as a bedroom it has to have a closet. Needs a tub in the master, pantry in the kitchen, sink in utility room and a uniform color of cabinets. Did not like the shiny brown.

I feel like this home was designed for the newer world of working from home full time. The "first half" of the house shown was an office and half bath. Perfect for the working parent that feels a little more separate from the rest of the family. Very cool!
I like that it has a modern feel, but I’m not sure if there’s anything else that I like other than the sliding glass doors and the windows. It lacks that wow factor that’s breath taking. The cost is ridiculous.

OMGosh! Not only is this home super unique but it’s BEAUTIFUL!!!! Although I love it the way it is, the only thing I would change in it would be the doors in the dining area. I would have made that a huge picture window. Got to also say, Chance you’ve been killin it with some of these new homes! How is a woman suppose to ever make a forever home decision when you keep showing these amazing places. Awesome awesome house!
I liked this home! I wish they would have pushed the envelope a little bit more with the fixtures on the inside of the house, but I liked it.

You showed the room next to the utility room as a bedroom, but there was no closet in the room. The floorplan says it's a study, which is very nice; I like it as a study. Personally I think the kitchen and dining room is the Center of Any Home. I know we spent more time in there than we did the living room when we were growing up. And for holidays, after we kids all left our parents home, we ended up sitting around the kitchen table more often than anywhere else when we visited! So that's what I'd do here, switch the Living Room around with the Kitchen/Dining room. I'd make the outside bedroom into my Library Music Studio Room. It's not big enough, but being on the outside like it is, I could add to it. I don't remember seeing a pantry, so we'd have to find a place to add one. Of course switching the living room with the dining room and kitchen would change things by making the kitchen/dining room bigger, so maybe we could add a good sized pantry to it! And yes that would interfere with the sliding glass doors back there. There's too many sliding doors anyway if you ask me. I'm sure some people will love them, but I'm not that big a fan of them. One, maybe two, but that's it; one in the dining room/kitchen area, and maybe one in the Master Bedroom. I would need a handicapped tub/shower combo in the Master Bathroom; so that would replace the shower shown. Really nice Master Closet though! There were actually two coat closets! A lot of times there isn't even one. But there's no fireplace! Would need to put in a gas one. We'd put wheels on the island so we could move it where we needed it most. Those roll out windows are neat, but we'd need screens on the inside because we have entirely too many hugs around here to do without a screen if we open the windows! We like the doors and windows open in the spring and fall, when the weather is good enough Not to need heat nor fans nor air conditioner! I used to build my own floorplans on the computer but lost the software when my computer went down, so I haven't done so in several years. But I still dream and use each section I like of the homes I see to add to my dream home! And change my dream home around lots of times too, of course! We all need dreams to dream about!
I DO NOT LIKE THAT HIGH PRICE TAG! But everything is going up and up! God knows what we'll do when it gets so high we can't buy gas for our vehicles! We live a 45 minutes drive, one-way, from the nearest town and grocery store! Well, God will provide, I pray anyway!

Several years ago i was in Austin Texas driving down hwy 183(Lockhart Hwy) and on this piece of land was half a double wide. It had plywood across they exposed side with windows in it. People were living there. Made me think maybe a divorce and each got half.
This home is awesome for someone, just not my style.

Maybe it's the OCD in me, but I'm really bothered by different window and door heights in a room. It looks really weird.
I'm not sure on this one. The outside does not appeal to me. The roof pitches for up north are WAY to low. Too many sliders. For that cost the Master Bath is a big let down. As has been said, the one room in most areas does not meet code on new builds to be a bedroom, it must have a closet.
This build has blew me away, for sure.

This guide is a good resource of videos, pictures and drawing. It does not have plans, so if that's what you're looking for don't bother with this book. ruclips.net/user/postUgkxLum--iPp9YKZ09j1BMdHaBMLkrGfIbcm What this book does have is a lot of great information on the building of sheds, design ideas, building options, etc. The author goes through the steps to build a foundation, framing, roof, even ideas on internal storage and external finishes. The text is easy to follow and understand. There are many sidebars that give tips and advice which most laymen probably wouldn't have considered. The photographs are great quality too. This is a great book and I'd recommend it highly for anyone needing or interested in building a shed.

This is about as far away from the "farmhouse style" that one could ever design .... Totally sleek and modern (*I'm a farmhouse fan ...*) A big no-go from here .... Didn't care for this at all ...... But it takes all types to make the world go round!
