Its mad how deep foundations have to be these days. Your house is prefab wood and composite I assume? No bricks or concrete. I had to dig foundations for our orangery that went over half a meter deeper than the 2 story house, that's been stood there for over a hundred years....

Thanks for this. Our foundations are just about finished too but they look a bit different to yours. We demolished a bungalow so much of the hardcore from that went in the foundations and the groundworker used blocks instead of bricks. Just waiting for the Danwood inspection now. Also can't believe how wet your site is, ours has been much dryer despite living on the Welsh border. And I always thought Norfolk was dry!

Did your team consider a beam and block foundation slab? I think these are supposed to offer a way around expensive ground slab problems.

Hi We are looking to start the self build journey as well. We are also looking to go with Danwood. Apart from the plot with planning permission, groundworks/foundation and the build cost. Would you mind advising on what other costs we need to be aware of? Thank you very much. I'm also happy to discuss in detail via email.

      Hi Kemi,
Great choice if you go with Danwood..highly recommend them from my experience so far. As far as costs so far I have actually done a video about this called "How much does it all really cost" This breaks down the different costs of the build up to this point. The only extras you will face as far as the actual build goes will be toilet/welfare unit and skip hire as far as I can see...after that it is over to Danwood and the build team to step in and get it done. Of course you have landscaping too..but that varies from build to build.

Hi Kemi our experience of Danwood is that you don't realise exactly how much other stuff it entails. Danwood literally just deliver a house so you are expected to sort out all planning and building regulations and be project manager. Also do think about landscaping because otherwise you are just left with a house surrounded by hard core. Harry has done a great job documenting all of this so do watch all his videos.

Aren’t these prefabricated houses only meant to last 60 yrs. if so how do you ever manage a resell. Even after someone had died. Thanks to anyone who can answer this.
