    if there is a shop premises acquired on a private land holder with proper sale agreement and poa registered with govt, in that case if the road widening leads to removal of say 150sq ft area, how much will land owner get and how much will the shop owner get. and what are the rights to use the additional space if the shop owner has space in the behind to grow vertically

    Hi very useful video. Can this be eliborated in for land under road or under high tension wires.
    Eg:2500sqmtr this gets double or triple because of densely populated. Then the fsi if 1.6 then what is the calculation for tdr certificate to be received..???

    Hi. Very good info how does tdr work when they have to demolish the building for road widening. For empty land acquisition is easy throught TDr. Does the govt pay compensation for the loss of structure ? And earning potential loss. Please clarify

    Plz explain one thing that as per your video government acquired 200 sqm from my plot area 1000 sqm then how calculate FSI and TDR. As per actual balance plot size i.e 800sqm or on before acquisition plot area 1000 sqm.

    In maharashtra, I have developed 30000 agriculture land to NA . When converted 3000sq ft is left as open space nd 3000 sq ft as amenities and for internal road 2000sq ft. My question is can i convert this open space, amenities and internal road sq ft area of total 8000 sq ft into TDR

    Very well explained sir.. Perfectly got it..😊 sir this rights are applicable for vacant land only? What if Govt proposed to aquire a developed building of mine ? What would I do of TDR which would not in any case compensate my HOUSE??

      This is applicable for a developed building as well. You can sell your TDR to someone else or you can use it at some other place.

      Okay sir.. But with DRC I will only get permission to build another building on somewhere,, but building cost construction won't be compensated.. For Vacant land it's quite good.. But for built up property TDR is not helpful I think.. Plz correct me if m wrong

      Yes, for built up property, you may not be able to use TDR properly yourself. So, it is better to sell the rights.

      Green Zone means the land is purely dedicated for agricultural activities in a bid to preserve the environment.

      TDR buying & selling ke liye koi dedicated platform nahin hai. Apko local real estate agents ki help leni chahiye.

    Sir while there is no guidance value for tdr we sold by paying stamp value equal to land rates upon insistence of sub registrar now income tax dept is behind us claiming escapement of income what is the use of this tdr then, sorry if I am rude, awaiting reply

    Sir can you please answer my question?
    I bought under construction flat wherein my builder is telling me that he is under process to get TDR approval for under construction 14 storied building in Thane.
    He already delayed construction for more than 3 yrs now.
    Can you tell me how much time is required in Thane to get approval of TDR and premium FSI approval. Builder saying it will take 2 month. Is he right or telling lie?

    Kya society transfer fees k sath devolpment fees le sakti hey. Mrin resale flat kharid raha hu aur Society Manager ne bataya ki aapko transfer fees 25000rs k sath hi sath 25000rs development fees dena honga jo k Society Committee ne decide kiya hey. Sur ye fees seller aur purchaser ko sharing mein society ko dena hey.
    Sir is it legal to pay above charges excluding T.F. .. plz advice
