When my husband announced he wanted a divorce, I was shell shocked & ended up watching way too much RUclips on the couch…. During that time I found this channel and the little pings of day dreaming were like a thaw. I’ll be honest that sometimes just Nick’s kind tone & sense of excitement over lovely things sprung tears to my eyes. I’m feeling a bit better now, & when all is settled very likely will make my way there, maybe even get to share a glass & thank you personally. it's non-stop fantastic nick! walking under that wisteria to enter into such a living space - well - you certainly were not kidding were you about this apartment!!! this is my face 😲trying to take it all in!!! pure and gorgeous CLASS! under those arches in the living area.....i can't even--i just ran out of superlatives to describe it! beautiful lines, oozing exquisite style, not at all overdone, so that every feature is highlighted to the max! i can't find one thing to change about it--turnkey indeed---just wonderful! it's pure and simple luxury, a feast for your eyes, all the comforts one can imagine. old and new blended perfectly.....and as if that wasn't enough - step out and across into just what i don't know! maybe fill it with antiques, old italian area treasures ? lighting suitable for lush plants for possibly a lovely and charming museum space serving coffees and delectables etc wouldn't that be enchanting!?! the garden offers a prime entertaining spot as well! nick ferrand, you are such a pro - you have blown my mind with today's tour and i share your absolute delight too!!! STUNNING🤩 thank you so much!!

Jaw dropping. The only thing missing from the apartment is a statement fireplace. The cantina is extraordinary - music room, art studio/gallery, demonstration/teaching kitchen, wine tasting, party space ... . My price was €700,000/725,000. Grazie Nick.

That property is “A Perfect Compromise.” It has just enough indoor space, outdoor space, old space, new space, entertaining space, private warrens, and simple bathrooms that need no work. That could easily tempt me out of the countryside, and that’s no small feat. It’s a delight! 😍

Hi Nick!! This property just blew my mind. The apartment is fantastic. The courtyard and outside space is perfect. And the cantina is the best!! Two parking spaces awesome. The price is OMG!!! I can't even write this correctly because this tour was amazing and at the same time it's hard for me to believe what I saw is at that price. You did it to me again! Just lovely, but the lack of good natural light is a bit of a drawback. You'd need to have electric lights on for most of the day
Mindblowing. Your fully finished properties are usually not the ones that grab me the most, but first of all, the flat itself I wouldn't change anything about, and the oudoor spaces, the wisteria walk to the building, makes it just the perfect apartment for anyone who would really live a house, but would also appreciate not having all the upkeep and work involved. Gorgeous. But when you opened the door to the cantina i literally exclaimed "WHAT?! YOU'VE GOTTA BE KIDDING ME!" 😮
Hahaha fantastic Nick! What a bonus space! Idk about Restaurants (that's a hard business with loads of regulated building and utility requirements, not for me. But man, that would make a wonderful space for musicians and concert soirées. With wine and nibbles, serviced by a toilet, put in a compact kitchenette, and Bob's your uncle!
It could also make a wonderful workshop for any artisan, carpenter, metalsmith, jeweller, ceramicist, antiques restorer, art framer, or antique dealers or florists shop! Art studio!
It could be a space for a clubhouse for any special interest group/society. What a total surprize! And then a private garden to just add that extra bit of quality of home life! All your gardening interests tajen care of right there, herbs, flowers, vegetables and al fresco relaxing. Pools are expensive and would steal a huge chunk of that space, but with the tenperatures these days in Italy, if you got the money and can get a permit, probably huge added value, long term. This was a very surprizing offer Nick. If I had that kind of money I'd buy it with the furnishings and get cracking on creative plans for the Cantina.

Another great video, thank you Nick! Amazing location and architecture, but I know I would struggle with the lack of natural light in the apartment. There were some windows in the hall and in the kitchen, (the ones through which you see metal grills), which seem to be obscured more pronouncedly than if there was just standard frosted glass. I couldn't see it properly and maybe I am wrong, but it looks like there is a white sheet or something like that over them. That seems to be a bit of a shame, if they were fitted with just standard frosted glass it could significantly increase the amount of light in those areas.

My wife Cathy and I found your youtube channel a few months ago and were instantly hooked. My wife has been in the process of getting her Italian citizenship via her grandmother for two years. We are on the last leg of that journey. We will be in Italy 2 times over the next year, in September in Rome and Palermo for our 11th wedding anniversary and to visit her ancestral home in Sicily. Then again next spring in Umbria and Tuscany. That second trip was inspired by you. We love your taste in architecture and your videos are a jolly good time to spend with some drink and nibbles. Umbria is now included in the 7% tax program for expats and as I have been looking has many towns that meet the 20000 or less population requirement. I am sure with your help we can find the perfect place. We never miss a video and hope you will do more in Umbria especially in towns that would attract retiring expats like myself that would let us take advantage of the tax benefit. We hope to be able to take you to dinner when we visit in spring Good health and prosperity to you and keep putting out those great videos. Bob and Cathy Wenberg

If only I had the money.... This is a stupendous property. The central room is one of the best features that you have shown on the channel. The vaulted arch with the brick and stone accents are fantastic. I agree that additional exposed stone would be a plus. I also would add some color in the bathrooms. But the inside and outdoor spaces are great. Oh, and then there's the cantina. Yes, it never ends. My mind races with the possibilities and how those rooms could be brought to their full potential. This was a wonderful find. Thanks, Nick!!

OMG!! Nick, you have outdone yourself. You have found an absolute gem. First think that came out of my mouth when you opened the door to the cantina was WTF!!! hahaha. Amazing, absolutely amazing. Perfect for a cafeteria or a high end restaurant. A pool would be the icing on the cake.

Cantina looked more like an underground bomb shelter than a useable space quite frankly. Apartment was dark despite all of the lights being turned on. Probably damp in summer - noticed all the dehumidifiers. I will certainly pass on this one Nick. But it appears that there are lots of people fawning over this property. Sheesh!!!

Oh my God - two properties in a row where my wife says 'I want that one!' Now if I could only figure out how to make my 300k euro budget turn into 790k euros...
What an interesting property. Bedroom window with side mirrors was clever. Few windows make the place a little dark, but arches are lovely. Flooding would be a concern given (part of?) the apartment is lower than (back) street/sidewalk level. However it appears it’s built on a slope so might mitigate the flooding risk? No A/C problematic for some. How many apartments are there all together in this condominium? What is the monthly condominium upkeep fee? How is the condominium governed? Is there any upcoming major expense that is anticipated in the next 1-5 years? Questions don’t require answers. 🙂
