The Austin economy has had significant ups and downs. It is expensive, clicky, and divided economically. Mainly, there are no seasons, and summers are super hot. It's very transient; people move within five years. Traffic is horrendous on inadequate roads, a 20 minute trip winds up to an hour trip. Potholes, weeds, and beggars are normal After 14yrs. I moved.
I made six trips to Austin March to June 2023, most of what I saw was old, needed repairs, had high taxes, too many properties were overpriced, you need 400K plus to get a house in Austin now, it's a very pricey town now
Not sure what you mean. I’m moving there and the rent is 30% less than Cali. 400k for a home that would be 750k in Cali in a crime ridden neighborhoods with blm riots

Property taxes are a little high but insurance is stable and reasonable which is much better than the situation in Florida for example or insurance keeps skyrocketing and people keep getting dropped and advantage of Austin is no hurricane rare floods only downtown no tornadoes no earthquakes so insurance isn't that bad
I visited Georgetown recently and I have to say all the neighborhoods were unexpectedly nice. I don’t know if you’d still consider it Austin but for 2000+ sqft at 400k, I’ve never been in nicer neighborhoods…. 🤷🏼♂️
More recently Dallas has been absolutely flooded with migrants and to some degree so has Houston both are big cities with big traffic and big highways everywhere or is Austin has bad traffic but it doesn't feel like such a megalopagus

I live in San Antonio and I want to move to Austin the pay in SA is really bad no money. Also Im vegan and Austin has lots of vegan places in SA there are 3 or 4 places.

I have never saw the hype about Austin. I have always seen it as a practice city full of entitled college students. Now Houston… I have no idea why Californians are not flocking there… great affordability, all the amenities of an international city, great real estate finds, and the beach is half an hour away… I’ve always considered Austin to be OVERHYPED by all the small town college students that experience a “city”. 🤦♂️ I’m sorry but overhyping Austin is only perpetuating the problem of the unflux. Other great areas in Texas for Californians would be the the Rio Grande Valley metroplex… great weather, south Padre Island with the most beautiful and most visited beach in Texas and affordability. But hey I get it, you have to talk Austin up because you are a realtor in Austin. 👍
Not to mention Mexico right next door to the Rio Grande Valley. Makes for an awesome daytrip. Also, both Houston and the Rio Grande Valley metroplex actually have HIGHWAYS that support big population. Who would have thought!
All that hype about Houston. You forget to mention the crime rate in Houston. Not to mention the corrupt broken justice system ran by the black community. Crooks and thiefs looking down on crooks and thieves.
Pflugerville which is just North of city limits takes about 30 minutes without traffic and 40 minutes with to get dead center downtown I think that's about the limit there's also the toll road which is much faster and if you live further north and round Rock proper it just seems like it takes closer to an hour and it seems too much but the advantage of living just north of the city are many mainly to do with safety and having none of the poverty issues
Pflugerville is great you can get downtown in 25 to 35 minutes and if you work just north of downtown you could actually commute no problem even with traffic the big issue is crossing the Colorado River that always backs up another good area is dripping springs and the Barnett road area closer in is nice but once you start getting closer in you get more 1930s tiny houses that really are broken down if you get into the edge of the birds you get modern housing most is about 20 years old which isn't bad the new stuff costs much more and that's a lot of what you're going to see in the advertising but if you get a used existing home you can easily find stuff in the 300 to 450 range at about 2,000 ft to 3,000 I don't like Cedar park and I don't like anything in southern Austin because of the crime I would say if you worked at Tesla factory consider Southern but other than that I wouldn't
Austin used to be Austin's own version of Texas, weird but charming and still Texas; now Austin is just a bunch of transplants' facsimile of what they think Texas is.

What about living off Rainy street?
Where are the houses for under 650k in the city limits? All the houses we've seen on redfin are 850 to 1.5 million 10 to 15 minutes from downtown.

I heard most of the old places shut down for new construction , it’s mostly live music for big festivals with big bands
How far is too far from downtown? Do you need to live near downtown for all the fun stuff? Complete newbie here but possibly movibg to Austin soon.
