Moved to Pflugerville two years ago, after having lived in Austin since 1973. Don't regret the move, as Austin has become so expensive over the last 15 years. It generally takes 20-30 minutes to get to central Austin from where I live. It takes about the same amount of time to get to Georgetown via I-35. It's also close to a lot of hiking / cycling trails, both paved and single track (such as Brushy Creek).
I would probably add 15 to 30 minutes driving time to all those times that you said and I would also add about 200,000 to the price of the houses that you were mentioning I live in Lago Vista but I've lived around Austin since 1968 I've had a lot of experience living around here and seen lots of changes
I'm am retired and live a short distance from downtown Austin. I really don't need to be close to downtown. I just needed a nice neighborhood, close to a heart hospital and a high end super market.
Advantage of pflugerville is first is its own city so we have a solid policing second it's about as close to get to downtown as any other suburb if not closer and with the new 130 toll it's quick to get to the airport finally if you want a somewhat peaceful quiet place it's got a few nice places to eat and still be able to commute into deeper Austin pflugerville is a good choice it also has good schools. Many of the places he lists you cannot get to downtown in less than half an hour like you can from pflugerville
Would you say that w/in a 1/2 hour drive from North Austin, that Round Rock is the most like Austin proper in terms of not just Big Box, but also independent establishments? If not, which of these 10 are most like Austin in that regard?
San Marcos is becoming less of a College Town but still is one. More than half of the town is Texas State Students and local politics does cater mostly to them, though as the empty spaces are filled by housing developments this will change. also note like 80% of Apartments are student apartments so when looking to rent make sure to take a good look at the listing

Schools are pretty good here it's its own city so it has its own police force and generally is very safe

Problem with Lago Vista is that there is no direct highway. You are on a county road for most of the way to get to the highway.
Matter of time till that road is a freeway or toll road.

Not sure about the mud, but my water bill is 100 a month consistently here in Pflugerville. Also there's a shit load of calcium in the water.
