Thank you Robert! I read "Rich Dad, poor Dad" 18 years ago and I have applied your method since then. I reduced my costs, I bought my first flat 1 year after reading your book. Then a house, another one, then a 4-plex. After a 10-plex end of 2014 I was out of the rat race. Took me 12 years. Now we are going to have a world financial crisis but it is not going to affect my way of living anymore. Again, Robert, thank you so much! Taking your advice has changed my life.

I have a couple of simple tips:
There are three types of currency you need to use:
Readies, steadies and credies. You need ready cash, steady income and access to credit. All are there to use, do not neglect one, use all.
When you arrive at a new location you need the 3 Ws:
The wages the wheels and the walls.
Wages are needed to keep life going, wheels are a means of transport, walls are a place to live.
These simple concepts can focus the mind at times of stress.

It's the "LOVE" of money that that Bible verse is talking about, not money itself or having it! Most people fail to realize the key words are "THE LOVE OF" money, not money itself.
There are many Bible verses on wealth and the Bible actually tells you how to use money wisely
For example the Bible says the borrow is the slave to the lender, the Bible says a fool devours all that he has, the Bible says people who work hard and are diligent will be made rich vs the person who is a sluggard and lazy
The Bible talks about rich people with fine and nice things and says that in their houses are nice things
God isn't against having money
God is against you loving money more than you love God and people
So remember, money isn't the root of evil
It specifically says THE LOVE of money is a root of all kinds of evil
When you realize it's talking about people who love money over God and people you will realize why it says that
God says to be generous which obviously requires money and the more riches you have the more generous you can be
What God was teaching us is that there are different ways to view money
Two people can have a million dollars but each person views money differently and there is a right and wrong way to view money
The right way to view money is to say, thank you God for providing me the opportunity to gain wealth, because you have blessed me I am going to be wise with it financially and also help others and be generous with some of my gains
The wrong way to view money is, I don't care about the lives of others because I love money more than it all and others and above God, I will never be satisfied, I am unthankful of God in fact God didn't give me this money because I earned it myself and it's all mine, I won't be generous even when I have an abundance and I will not give to those in need, money rules all
All that verse was saying is to NOT LOVE money and to NOT have money be your god
God isn't against you having wealth or money, in fact God would rather you be wealthy so you can be more generous rather than you be poor and cannot be as generous
However God plays no favorites, wither poor or rich giving is giving and in fact a poor person giving is more meaningful to God than a rich person giving because a poor person giving is giving what little they have which means more than someone who already has an abundance
All God is saying is
If you are wealthy, do not LOVE money over God and people
Loving it over God and having it are two different things
I can have a million dollars and enjoy it which is not me saying I love my money more than God or people
Someone who loves the money over God and people is what that verse is who that verse is talking about
Hopefully this helps someone who got taught wrong about money thinking the Bible was calling money itself evil, no, it's specifically THE LOVE of money that it was talking about and your common sense can see how the brings forth evil she a person bases their world on loving money in the sense that it is talking about
I still have two question: how come the passive income from renting the flats does not get taxed? Also, how can you use the passive income if you have to pay back the bank each month for the loan you took?

I love the education aspect of this video and I'm all for taking advantage of the tax laws afforded to each and every one of us, but it would appear to be very highly disingenuous to think that the government incentives investments so that we can pay fewer taxes. Those laws are pushed through by corporate lobbyists who put their thumb onto easily persuaded politicians. The low and middle class pay most of the taxes because they can't afford to pay and be represented by expensive lobbyists. If they did, we would be living in a society where everyone is being incentivized (creating new expenses) to invest in a new car to get to you to work on time, or a new laptop to ensure to reply to all your emails, or a fancy new iphone or watch to make sure you don't miss your next appointment. No one would pay taxes, which obviously wont work. So our wonderful system punishes and taxes those who make the least amount of noise and who don't contribute as heavily to campaigns.
Robert took the best of both dads. Teaching us like his poor dad what we need to learn about making money like his rich dad.

Learn how money works, use your job to pay the bills while using leverage to buy cashflow generating assets....rinse and repeat. I purchased my home cash, have assess to 70k in credit, and will gobble my 4-6 rentals over the next year. It takes patience, knowledge, and determination.

How to buy this book
I'm a big fan of Robert and like many others have started with Rich Dad, Poor Dad. However, I want to point out, that you pay no taxes, because you don't own anything. The bank does. You're full of debt. You can start that way, but in my opinion what you want to do in time is to be debt free. If there is a crisis and your tenants don't have a job to pay the rent so you can pay your debt - you're in trouble. Not to mention that in the deflationary state of a crisis the price of your house goes down - so if your sell your houses to cover the debt it won't be enough. You should be very careful especially when interest rates are at zero.

This is truly amazing! I feel like my life truly has freedom thinking this way now. I wish I would have started when I first got in the Marine Corps. I would have been, so much further in life. So 500 million in debt, what happens when people lose their jobs and cant pay the rent...they get evicted and you still have to service that "Good Debt" which has now become more of a liability than an asset, if you multiply the amount of evictions that could potentially happen, even more so with covid you are going to have to dig deep into your pockets to keep hold of those properties or sell if at all possible in these times. Im not bagging the principle but this has happened to multiple people i know and now because they basically borrowed on debt that without a "Renter" they cannot service and lose the lot.
It is great that you are teaching not just adults but kids. And what better than a game. Thank you so much. It is already making a difference to my kids early understanding of cashflow.

It's okay not to know how they do it. Just knowing that it's possible will lead you to find more answers. They hire accounting firms to help them with their financial affairs. There are totally legal ways to achieve this with a business.

Everything about Tesla is crazy! The battery life, the tail lights, the interior etc. Tesla stocks is the best of them all! I have always hoped to invest in Tesla stocks one day but the thought of doing so without enough knowledge of the stocks market makes the whole thing less attractive to me. First step is evaluating the worth of something. Is it overpriced or underpriced. If you have evaluated enough, you will be more confident, if you have fear after pulling the trigger, you have either invested too much, or are not truly confident.
Do analysis, calculate your entry and exit. Stop losses to protect your gains. Simple.

I pay 27% on my rental income. Meaning I earn 25k a year on my rental properties and I pay 27%.. So 25k minus 27% = my profit
When I reach over 75k per year in rental income, which someday I will, I will have to pay the Government 43%..
This does not included a housing tax that I have to pay every year for every property I have to the Government.
So, my point was not to complain but to ask why in the US it's ZERO?

what about operating expenses like maintenance on property like putting in a new water heater or something like that that will drastically reduce cash flow?

Rental income has annual taxes in many countries and in my country which is very very small because government tax on purchase or sales is more but after purchase it's very less.
He invests his profits. they do pay taxes on whatever they take as an income 100% but if you can minimize your income by investing your profits you pay less tax

Hello sir, be careful when you decide to mock the word of God, let alone God.
The Bible mentions that the LOVE of money is the root of ALL kinds of evil. Not that money alone or having lots of it is evil. Money is neutral and is a tool. There were many wealthy Christians in the Bible and even now there are. We just learn to be careful in not worshipping money, that it does not become an idol to us in the way of God. Make sense? There's some clarity for you and your viewers.
While buying a real estate we use debt, against which we pay zero tax to Govt, but liability is the EMI where we don't get the return on investment exactly equal to an EMI of debt. Please help me to clear this doubt. 🙏

Probably a co-signer with private loan or savings. If she’s drawing qualifiable income renting the property she has instant income so long as the deal draws more than the expense of the home.

Thank you for this! Question? I understand that we don’t pay taxes on the debt we take out to buy assets but how do we interpret the interest? Most debts come with interests so how should we think about that?
That's the cost of doing business. Atleast u can control the amount u pay to borrow the money(paying more towards principal to pay the loan off sooner and incurred less interest). If u had to pay taxes on that same amount like if u were paid from a job I cannot change ur income bracket once ur income enters that bracket and u must pay the govt there cut becuz u get very Lil tax deduction as an employee. So a simple example, u want 40k. U gotta work(trading ur time for money) to prolly earn 50 to 60k just to get the 40k u want becuz of taxes taken out. So u see u this cost u more tike and more money. U can borrow the 40k in a matter of days thru a bank and not give up ur time, effort, and money to get it. U will incur a cost to borrow it via interest but remember u r buying the prop correctly hopefully and it will have profit aka cashflow. So all your expenses are paid not by u but by the tenant ur renting to. Also with a understanding of taxes and depreciation u will offset ur rental income and not pay fed income tax. Not sure about state tax as each stage can be diff. All u gotta do is save enough for a downpayment!!!!!!!!
