One thing I worry is how to get the house energy efficient, such us double glazing window and insulation. Is it difficult to get planning permission for it? How can I get some consultant of whether it is worth to buy it ?
You need a qualified Energy Assessor to carry out an energy performance inspection. This report will show you all the things you could do to improve the energy performance of a building. Hi Mark, good question. First, get a builder to carry out a visual inspection from the outside. At least they'll flag any obvious defects or risks. Second, work out the worst case scenario and then work out how much that worst case scenario would cost you to put right. Factor that into your offer. All problems can be fixed, it's just a matter of how much it costs. Last, speak with a local chartered surveyor to find out if they've ever had any dealings with this property in the past. They might sell you information, they might give it to you for free. Don't ask, don't get. The current owner did a ground floor kitchen extension on the rear side which took up the entire rear garden. The question is, would it be possible to do a first-floor bathroom extension on top of the extended kitchen connecting a bedroom and turn it into an en-suite? And who should I speak with to understand the feasibility prior to making purchase decision?

However, if there is a chain, or any mortgage complications, this might be longer. Hi mate, no that seems to be fine as long as you're not altering the actual structure or the parts of the building that are protected by the listing. That's normally the external appearance more than internal aesthetics. Good luck! Send some before and after pictures

I’m a first time buyer and looking to buy a G2 listed farmhouse. Are the levels or restrictions based upon the year it was built or level of grade listing?
Was looking at a stage 2 listed building today and its had the windows changed without permission. Trying to work out if there is a fine with it. As the legal pack for the house states I in heritage the problem.
Looking at a barn (small) grade 11 listed but it’s to be demolished 🤗 and rebuild one for one. I love the location and the little barn is adorable thatch roof etc.

Could you get quotes first? You could ask the current owner to reduce it from the purchase price or you could look into borrowing the money to do the work and then refinancing to pay the borrowed money back. As long as it's affordable and you've calculated the risk.
Definitely disagree. Builders are not surveyors, they both look at different things and produce different reports. If you intend to sell or refinance you should have a chartered surveyor so you know what to have done for the next stage of the project
I am considering a Grade 2 Listed Building, I love the charm, the size and the possibilities, but this building is also listed as commercial and would need to be converted to residential. I can already tell by the pictures that it will probably need 100-200k worth of work inside just to make it livable, and still it just fascinates me to imagine the end result!

It’s both. The grade refers to level of restrictions but lenders etc will also want to know when it was built.

You won't be fined as you did not cause the damage, but you will be liable to restore it back to it's original condition.
Check with you lawyer to see if you can take an indemnity policy against it. There could be some flexibility.

Getting a building survey done is a waste of money it's better and cheaper to get different builders around .
