    I lived in the tile world for 3 years. I was a showroom salesperson. MOST PEOPLE get really confused, and overwhelmed, with the experience of choosing tile.
    No worries there.
    Your frustration is completely normal, and expected.
    You have to be a special type of person to LIKE renovating a house. Most people don't naturally land in that category.
    This is why interior decorators get paid so much. They deal with all the planning, and frustrations that go with the renovations. It's a lot harder than choosing throw pillows and vases to go in a room.
    Also, choosing new flooring throughout for a "new buyer" is unadvisable, imo.
    Why?
    Bcuz anyone with enough money to purchase a house in Palm Springs will want to put their own choice of flooring in it.
    I feel you would be happier choosing what YOU want in a VACATION home.
    And bcuz it IS a vacation home, you have a chance to be a bit more whimsical in your choices.
    (That's just my honest opinion.)
    Now, let's talk kitchen tile.
    Maybe these ideas will help?
    ▪︎Transitions matter.
    Straight lines from hallways are fine.
    Completely acceptable.
    With a Hex shape, you COULD do a really fun transition into the living room.
    As in - NOT a straight line.
    So, bcuz this is a vacation house, a fun transition works very well in this case.
    By fun I mean you could "drip" the Hex into the living room. Maybe another way to say it is to stair step it in. This transition will cost a tiny bit more for cutting the larger existing tile to accommodate the single Hex, which would be dotted into the living room, but TOTALLY WORTH IT if you have a good tile guy!
    THE COLOR:
    ▪︎Really dark tile shows dirt quickly.
    ▪︎ Choosing fun, unexpected colors in this area is nice for vacationers.
    ▪︎ I feel like the kitchen would be a great place to add a fun Palm Springs bright color in a hex shape. Then "drip" it into the existing living room tile.
    Weekend Renters will like the whimsy. And it would be memorable. (In a good way!)
    ▪︎ If you just did everything in black & white, or low key muted colors, this particular house is missing it's chance to show its Palm Springs fun side.
    In other words, a yawn fest.
    ▪︎ The kitchen tile color isn't really going to be seen very much, even from the living room. So why not choose a fun color?
    Those are my ideas.
    Maybe they are helpful.
    I dunno.
    But either way, even though you have pressure to hurry up and choose, just find a claim place inside of yourself, and take the time to really think it through.
    A couple days more isn't going to be the end of the world.
    But choosing tile in a hurry rarely makes for happy renovators. ❤

      Check out Ben Uyeda’s shipping container house if you haven’t seen it. He did what you’re talking about with the hex tile spilling into a room with different flooring.

    Shelby, just do that little bit of repair on the tile with the color that was really similar for now and redo floors altogether later, it wouldn’t be that much money and people renting won’t care that much if they even notice 😊

      I have the same opinion.
      Also, just finish the house, feel accomplished, start making some money, and just have fun redoing the whole floor later on when you're more rested. :)

      I lived at home with my parents until I was 26 then I moved out, but I got married so I didn’t live on my own first (which was part of a big mistake). I divorced years ago and now living on my own house on my own for 6 years and it’s been amazing. But yeah living with my parents allowed me to pay off all my student loans and get my feet under me before moving away from them.

      Living with parents is certainly rewarding financially but not so much mentally (at least in my situation). I’ve moved out of my parents place at 17 and it’s been the most amazing time. Just the fact that I make all of the decisions myself without having to confirm it with someone is a bigger benefit for me than extra savings. I’m now 23 and soon moving in together with my fiancé, feeling great knowing that I’ve got to experience the single living years before the long term commitment.

      @@KseniyaKuzmina Thanks for your reply. It definitely depends on what kind of relationship you have with your parents and the situation there. I have had a strong relationship with my parents but actually it got a lot better when I moved out. Those last couple of years of being at home were beyond annoying and limiting lol but I’m glad I paid off all my student loans.

    Rules for renovating and flipping a house:
    1: Set a budget, add 20% and then stick to it.
    2: Make business decisions, not emotional decisions.
    3: Plan the renovation ahead of time. No impulsive decisions.
    4: Do not get emotionally attached to the house.
    5: Never spend $12k on ficus trees. Good Lord.

      The ficus will eventually block the mountain view, after they took out an insulated patio cover for blocking the view. At least the patio cover was cooling the house & reducing energy costs on scorching Palm Springs days, but the ficus won’t add any benefits. 😢

    While I'm sad you're stressed I'm REALLY glad that you shared your honest feelings about the situation. I've watched other Reno shows and videos and start to think oh I could do this it's an option but I would 100% feel the way you do. Money pit, stress levels increase when you're there, etc. Thank you for being honest and truthful, it truly is valuable to the rest of us !

    Find the closest match possible and leave the rest of the floor. Make it easy on yourself. People are not looking that close on vacation.

    Vinyl flooring is super easy to clean, it looks great and it's cheap! When it gets f'd up by guests, it's cheap to replace. Tile with texture and grout gets dirty and is a pain to clean! You said "kind of forever", but listen, it's never forever. It looks good for 5 to 10 years and then it needs to be replaced. Keep it cheap! ... Just to be clear, I'm talking about sheet vinyl, not planks.

    As an Airbnb guest, I never pick a place on the floor. But I do think if you think you’ll do it all eventually you should do it all so then you don’t have to take the Airbnb off the app again.

    Common situation with home renovation is "mission creep", where you go above what you originally planned or needed. You guys are also a bit attached to the house and process, so you are making upgrade decisions a bit based on what you want than what you need in terms of Airbnb requirements. We all do it, but you get better as you do more houses. In reality, the quality upgrades you made should come back when you sell, especially with the tight market you are in, so all good really.

    Tile and grout is going to be your worst nightmare in a rental.
    I would not worry about what the next buyer is going to want. You want the floor to be able to look great after each cleaning between renters. Go to a flooring store where you have different choices vs. just tile! Other choices can be maintained more easily and will be cheaper.
    I have dark floors and they show everything!

    The risk is going to be worth the reward on this house. Once you and Monica see that AirBnB money coming in, you will be so thankful you bought this house and put the energy into it. You must already know based on both of your huge followings that the house will definitely book up fast. We totally get how frustrating it is right now but just remember why you took this project on in the first place!

    Renovations are always tougher and more expensive than you plan. The house is beautiful. You will love it once you are done. Remember that you don’t have to do everything that you want before you start making money from it. Get it livable and give yourself a break. You can always upgrade the bathrooms and other finishing touches down the road after you’ve had a break and the place has been rented out a little. If you are tired of spending money, match up the kitchen flooring as well as you can and redo the whole house flooring later. It won’t be as noticeable as you think.

    You need to make the best out of this situation. The reality is that you bought a 70 year old house and I don’t think investing 100-140k is anything crazy given the previous owners clearly didn’t do much to maintain it. And as a viewer that’s been there since day one, the progress of the house is super visible! It looks so much better than before, I think that the changes you guys made were the right ones and it shows you’ve put a lot of money/effort into improving the areas that needed help.
    Also, don’t assume the grass is greener on the other side! Some folks get lucky and their backyard isn’t such a big project (or expense) but rest assured they have plenty of other issues. It’s just the nature of 50+ year old houses.
    I say keep pushing forward, try to sample some tiles or even try to do this yourself in Procreate (take a photo of the living/kitchen area and paint the floors white, beige, gray or black to give you a sense of what it would *potentially* look like).
    As plenty of other commenters said, black WILL show specks of water, soap and dirt. Same with glossy white. You need something with texture (maybe a gray/beige vinyl porcelain tile, they’re inexpensive, really good for high traffic areas and easy to clean). A lot of Airbnb’s use this kind of tile, it’s really common in NYC and Europe. I really recommend you do some research on Google to see what I’m talking about!
    Anyways, you (and Monica) got this! The house is looking great and it’ll make for a great ROI in the near future. Just think about the passive income you’ll have in a couple of years, I’m sure you guys will be able to bring in over 45-50k a year on this house (assuming you charge 370 a night, average a 3 night stay and 40 reservations a year) which is a totally reasonable amount to pay for an entire house in Palm Springs! It comes down to $92 per person (4 guests total).
    Keep going forward, use IG polls if you need any help choosing tiles or any other stuff, take a step back and know that you’re making progress!
    My wife and I are super invested in all of you guys’ endeavors, it’s really fun!! We’re currently living in Spain so the time difference kinda sucks (8 or 9 hours I think) and we either watch your videos super late or super early but it’s all good!

    I feel like the stress is because you’re just dumping too much money that isn’t really necessary.
    You have large white plain tiles. That has to be decently easy to match. You only went to two tile stores, got to 10 more to find a match and just put them in the kitchen. Dumping another 15k into floors that don’t need to be replaced isn’t necessary.
    I guess it just comes down to if you want to dump 150k into renovating a house for Airbnb and how long it will take to get that investment back?
    I renovated an entire house for Airbnb, but didn’t spend those high end prices on stuff like you did, but the house is completely booked year round simply bc we made it have style on the cheaper end and used estate sales to furnish it. Everyone that comes in and blown away with the house that we get text messages once they arrive raving about the house. It’s possible to scale back spending and still have it look ace. Maybe cut back on spending a ton for high end furniture?

      they aren't white- they are a grey, off white. My kitchen guy said it's near impossible to find a match to that- as did both of the people in the tile stores. I trust they know what they are talking about since they work in this industry! And honestly, I never liked the tile anyway- I think it would look just super weird to half do it, so if we're gonna do it eventually, might as well do it now.

      @@shelbychurchvlogs ya that makes sense if you truly wanted to change the tile anyways, then do it now.
      Just pointing out that some of this money doesn’t really need to be spent, so I think that’s where your stress is coming from. Maybe try to claw back some of it from other areas of the renovation until the property starts cash flowing - you’re going to want some tax write offs once it does and upgrading things in the house is a perfect way. Remember perfection is the enemy of progress, just get the house to a decent place and get it on Airbnb. You can add and improve as you go!

    From a cost perspective you’d be better going for laminate or engineered wood. Much less prep and mess in the fitting stages too.

    I know I made major mistakes with my first rental purchase. We spent a ton of money to remodel it and it took a long time to recoup our losses. I’m sure you will live and learn just like most people who venture into the property investment world.

    My husband and I have owned our house for almost 4 years, and it has been a learning process from the beginning. It wasn't until this year that we decided/saved up for all new flooring and even that had its hidden costs! We found out we had plumbing issues that so many houses in our neighborhood apparently had, and thankfully we got some of it back through insurance, but its crazy!! Its like stuff you dont even think about!! We are about to redo our master bath and I cant even imagine what kind of hidden costs will be there as well. Its 100% understandable to be frustrated! Home ownership and renovation is stressful!!

    I guess this video explains the lack of vlogs recently :) I suggested in an older vlog to go with the nearly matching tile you found (assuming that's your taste) but buy enough for the whole house, and only do the kitchen for now. The extra tile is likely not too expensive and I think this is the least risky option, financially, time-wise and aesthetically

    Your frustrations with the house costs are putting you over the edge. You’ve got a lot on your shoulders: tile choices, long distance back and forth, how to get things done,etc. You’re right to get away from it and allow for some chill time.     Shelby remember that it's not only the Airbnb income you will generate but the gain on the real estate property as well!!! just wanted to point out when you were saying that Airbnb is not worth it and that you should have invested the money to index or somewhere else.

    Have you looked at the tiles that look like planks of wood? If you choose a light faux-wood tile, you should be able to find something that will not be a jarring contrast to the existing tile. I would advise against reflooring the whole house. When I hired an independent contractor to redo my kitchen and both bathrooms in porcelain tile, I bought the tile and grout and he charged me about $2,000 for labor and it took him 3 days.

    I'm sorry that this project is so frustrating, because myself and lots of other people really love your vlogs. RUclipsr Erin Gilfoy said in one of her vlogs that she really likes both yours and Monica's vlogs about the renovation.
    There are so many great ideas in the comments, maybe that will help you cheer up. I really like gardengatesopen's idea of dripping into the front room with a colorful tile. Another idea is to get the contractors bidding on the job to come up with some ideas. They know what works, just like the gardening contractor know which plants to get. Hang in there and know that we are rooting for both of you.

I know exactly how you feel, especially considering that a house is a big deal and that both Monica and you have a say in it, but you feel like a lot of things fell upon you.     Need to cut your losses and be done with it. Would go with a white tile to match as close as possible. Short rentals would hardly even notice and you will likely have some area rug for living space so will likely help distract from any noticeable differences in the tile anyway. Would seek second opinion on remaining projects from a designer. In many instances, there are professional services online and can provide expertise while providing cheaper alternatives than trying to do it all yourself.

    It's often mentioned in the construction industry that remodeling costs can be up to three times the costs of new construction. So, remodeling needs to be considered a bit of a luxury and mostly makes sense in a neighborhood that holds its value - like a mid-century one in Palm Springs.

    I had the entire inside of my house painted and it annoyed the hell out of me because I felt I didn't have my home so I can't imagine what you and Monica are going through with all the reno and setbacks. I think something to keep in mind is that this is a huge asset you guys have. I feel you guys did good research and know that this is a good opportunity to make some great passive income.     I don't know of a single person who thinks renovating a home themselves is "fun" lol. I remember the first time (and only time) I rebuilt a car and let me tell you even that small of a project made me want to avoid my car altogether while I was fixing it. At times I just wanted to forget I even made such a purchase. Managing a project that seems to just drain you of all time and money is going to make you feel awful. Towards the end it just pushes you to finish quickly just to get a breather. However, I know once you finish and rest for a couple of years it will feel like such a big accomplishment. Regardless of whether it becomes a good investment you will be happy you pushed yourself to the limit and learned so many new skills in house management. You're nearing the end :) ...probably the hardest part.

    These are all the positive things about renovating.
    These discounts are why DIY is so popular too.
    Most DIY peeps do a lot more in the reno, and they save BIG on the labor costs.
    Y'all have saved a good portion of money too.
    Whenever you get overwhelmed, make sure to follow the negatives with the good things too.
    Don't leave those out of the thought process.
    Balance is the key. ❤

      Yes I agree that looking at the positives and not only the negatives really help... like looking at all the content you have been able to create and video income and sponsors and such. Those figures should also be calculated to help you get a better view of all in. In this pandemic content is harder to create so you have had this house project to document and we love watching it

      I didn't even think of that!!
      Flipping a house simply for profit is a tough gig.
      And usually, first timers end up just wanting to hurry up and finish. They end up cutting corners for lots of different reasons. Then they just give up, and want to dump the house asap.
      But it's the house that ends up suffering the most. Bcuz it ends up being stuck with all that corner cutting.
      And quitting bcuz it's difficult isn't a very good work ethic, imo.
      While Monica may be gone for the moment, we have to give her credit for being stuck there for - what was it - 3 months, or 4? She did some serious time over there!
      And she'll be back, I'm sure.
      All the future content about the Air B&B will be the fun part for Monica and Shelby. As well as the weekends they each get to go visit for a nice Vacay for themselves! THOSE are the good times ahead.
      Right now is the drudgery.
      Work isn't always fun.
      But HARD WORK and patience always pays off in the end.

    Hey Shelby! I know what you mean. I get it’s frustrating, but I’d honestly look at it as an experience. It’s amazing what yourself, Monica and your dad have achieved with it. The house looks amazing!
    It WILL see a return in the future, the resale value after all the work will surprise you in the next few years! I think the cost is frustrating you more than the house. Look after yourself, stay calm and keep investing in stocks too! Hopefully that’ll reduce your initial cost over the coming months. Take care! x

    Please please please trial any tile you choose. Put the sample on the ground and live your life around it. I have to clean our tiles EVERYDAY!!!.

    Hi Shelby, hang in there! Renovating is for sure bitter/sweet. You’re doing a fantastic job, and learning and growing so much in the process. If you haven’t settled on a tile yet, have you considered epoxy? After exploring laminate, tile, etc, I did the lower level of my mcm home with it and couldn’t be happier. Super impact, low or no voc, and raving compliments from everyone that sees it. Good luck, you’ve got this!

    If you chase 2 rabbits you will not catch either one.
    I think the mistake was starting this project as if you were gonna rent the house on airbnb AND ALSO use it for yourselves from time to time.
    Those are 2 contradictory projects.

    put the fancy tile in the bathrooms and take the tile flooring in the bathrooms and save the tile that can be salvaged back in the kitchen

    in my opinion...i truly mean to help here...The mistake was not in buying the house,( you should always take risks) the MISTAKE was not filming it properly, this should be a huge main channel series for both you and your sister. It's literally all your audience wants to see, both the mistakes and the successes. You thought you'd buy a house, and put it on the rental market as a side show? This is everything! Start now, you wont regret it.

    I’d just do the tile in the kitchen and living room and MAYBE the hall. Don’t bother with the bedrooms especially if you have rugs in there. And if you have a doorway/archway it’s a natural break so you can do different tile

    I would probably only do the kitchen in the similar tile to the rest of the house for now. If a few years down the line you decide to do all of the flooring in the house, if half (living room + kitchen) of it's already done now in a tile you want in the rest of the house, it might be hard to find a match later. Better to do a more affordable fix now that looks ok, and then do the rest when you've got the money, time and energy. Spring and summer is coming up, I'm guessing that's the biggest season for Airbnb's in Palm Springs, so maybe financially it's best if you do a easier + cheaper fix now, start getting income from airbnb and then renovate the floors in an "off-season" like the winter? Whatever you end up doing, I'm sure it will be right for you and it will look great.

      I agree they should start try to start recouping the money sooner rather than later and pick the easiest way to complete the tile now. Then during the slow time of the tourist year choose maybe to take the house off for two weeks and redo the floors the way they want.

    Renovating a place two hours away is definitely stressful. I can say from current experience that renovating a house that you're currently living in is ALSO stressful 😂 We're redoing our kitchen and basement + building a wine cellar, and it's a huge headache. The basement doesn't sound like it would be that big of a deal except it means that all the STUFF we'd normally have stored down there is just sitting around the main floor of our house. Plus all the stuff that goes in the kitchen. Argh! Your idea of a place 20 minutes away is probably about right on. Anyway, no matter what, renovating is stressful, but you'll get through it and I think it will be worth it. Sometimes it's just hard to see the light at the end of the tunnel.

    Shelby, I can’t imagine anyone would be happy to live in the chaos of a renovation , it’s completely normal. Also, you deserve to have the house done and come back for updates later on. You deserve a break at this point. I would pick a close looking tile and get it done so that you can get back to life and come back with fresh eyes later if you want it completely re do the tile. Thanks for showing us the “real” side of a project this size!

    Back in my childhood home we had different tiles in the kitchen and living room. We redid the tiles in our living room to an off-white shade and the older kind of black tikes were retained in the kitchen because the cost had already gotten out of hand. It might have looked weird for a day or two but honestly we all got used to it pretty quickly. And not many visitors noticed either. Even if they did, it just used to be a fun conversation piece.

    Shelby, have you considered asking Monica to allow you to take over all of the decision making until the house is done? Since this renovation has started your ideas have turned out to be pretty on point. I see no reason for her not to trust you plus you're the one dealing with all of the stress now. If you were in control of all of the decision making I think your stress level would drop significantly and you'd be happier when at the house.

    So glad you uploaded the video because it is very real and gives people a better well rounded idea of what it all takes to renovate a house. Our first house was a fixer upper and we went through a lot of what y’all went through. I TOTALLY understand the frustrations and the stress. Like you said, it’s 80% stressful and 20% fun. Also, like you said, the traveling 2 hrs there and back makes it that much worse 😔 but hang in there. This stressful situation is not forever. I can’t wait to see it in n air bnb and get to book my first time there! 🎉

    Why must you get tile for the whole house? If you want “wood” theres laminate that can be thick so it’s waterproof and sound proof and holds better for Airbnb

    I’m renovating a farmhouse and I’m over $120k in and I don’t have siding, walls, anything that’s a finish, so I completely understand your frustration.     I like that you keep it real in this video and the reality is that renovation is super stressful. I am at the tail end of doing a renovation right now and it’s nice knowing that other people are also miserable as they do it. Welcome to the club and it doesn’t get any easier but it is worth it in the end.

    I don’t think replacing the tile in the entire house is necessary! Just get tile that is close enough for the parts of the kitchen that need it - I doubt any guests staying would even notice!
    Save yourself the headache and financial stress.

    It sounds like the entire "let's just renovate it on our own" idea came from Monika and not really you. You guys should have a proper plan for any of your future projects, because in the process it all seems quite unorganized and messy. I am feeling your frustration Shelby!

    I’m an interior designer in Austin and it’s extremely common and trendy to do a different tile in your kitchen. You can butt a contrasting or complementing tile straight up to the existing tile or put a black or gold edging trim to accent the transition between the two. Look up floor edging on Pinterest to see what that threshold looks like

    Just get a similar one to what's already in the living room and do a border tile in between the kitchen and living room to separate them. You're overthinking. Something similar to the living room with a border in between and it won't really be noticeable. Don't redo all the floors in the house. There's no roi on that with all the rest already spent.
