WATCH YOURSELF! Keep the appearance nice for customers but regardless of how good a relationship you have with the owner (family included) your efforts may be wasted and you'll get screwed. I'm a optimist but you have to be real with your efforts and $$$ 'cuz others are ready to take advantage. You make those improvements (even a coat of paint) makes it look attractive to other and not just you.

I am a big fan. I love your idea about painting the building. However I would wait until you own it because if he puts it up for sale and the building looks nice someone may come along and buy it for a higher amount of money. So I would leave it looking like it does until after the sale. Keep up the good work.

correct the more nice you make it the more the value from the seller will raise the price for you to pay for the property. save the money for later. the more you put in to the property later the value will go up and then have a broker value it later and then you can negotiate intresrate on the propperty loan.

@@oldskool1979 First dibs is not a legal term. Unless he has a contract stating he gets the first chance to buy the building upon it going for sale, everything else is moot.

If i was you i would not do any work till you know the building is yours cause he may up the price or it may make others interested i don't know just a suggestion!!!!
Why not wait til you own the building to put your own money into the exterior of the building? If it looks nicer, the owner may want to charge you more because it looks nicer.

I did not realize that Pete didn't already own the building. There is a HUGE risk in developing a business, customizing the premises and establishing a clientele when there is the possibility the building could be sold out from under you. It happens a lot. And NEVER buy a used helmet. Regardless. As Pete said, if they are hit or dropped they lose their structural integrity and are useless.
Should you not wait to fix it until you actually own the building Pete? Becareful doing it ahead of time.

I wouldn't paint until you own the place the present owner will say it's freshly painted I want more for it now so never do any improvements before you buy

That’s not how it works lol. Depends on what is written in the lease. In most cases, the owner is not responsible for things like this. However, you should only fix something as a tenant if you are many years left on your lease. Never do anything towards the end of your lease

Why would you paint it just before it’s sold? You will have to pay more for it, or the new owner may charge more rent, given it has been improved. You should leave it till you own it imo👍

Maybe he knows the owner and is on good terms with them. Not everyone is looking to nickel and dime you. Some people can be trusted in business and maybe he trusts them

Fascinating job. Makes interesting viewing watching you wheel and deal. My wife and I use to buy items at a Sunday indoor market and then sell them on eBay. Some months we use to turn over £750-£1000. It was a hobby, rather than business, and we enjoyed seeing the items being sold. We still have a 100% eBay feedback rating 🏆

Good luck getting $800-1000 out of that pioneer set, on 7/4 the amp alone sold for $375 for a rebuilt one they average $300-$350 just for the amp. Tuner isn’t with as much as the amp maybe $500 without being repaired
Watched a Judge Judy the other day. The plaintiff was suing the defendant for 200 hours of labor he put into her property because he was going to purchase the property. The deal fell through and he thought he was entitled to get paid for the money he invested into her property. Judge Judy said no. Until you have a consummated deal in writing you have no rights. Bottom line, don't put money into something that you don't have a written agreement in. You can get badly burned if the deal goes south.

That is 100% a T.V. power supply. I have repaired T.V.s for 30 years now. With the shipping problems we have had lately they are getting very expensive from china. They were cheaper from china a few years ago. It is not a direct tv power supply board.
You should have verified with a picture because the part number you looked up is a power brick for a direct tv box. Not a board for an LCD TV which is what that guy brought to you. Hopefully he didnt throw that away based on your advice.

I know Pete's in business to make a living, but it makes me sad to see a boxed Atari 2600 being traded into a pawn shop and not sold to a collector.
I still remember the day dad brought home a 2600 for me when I was a little kid. Then a few years later he took me and my brother to a store and got us the whole NES system with the ROB robot.
