I'm interested in land, the only thing I worry about is if you start building a home but you are not there all the time, vandals could show up and destroy the place. Especially if you are not going to be there for a couple months at a time 🤷♂️. That's my biggest worry.

We have been trying to buy 4-5 acres to start a homestead here in TN, and unless you can find someone who will owner financing, they want 20-25% down if you go to a financing company. That's you can find it .
Yes Tennessee seems to be a state where a lot of people would like to move there. Owner financing probably would be the way to go if you are looking to homestead.
