My biggest obstacle is because I am not able to see it, to confirm if it is useable land. For instance does it wash out when it rains and I not be able to access/use it or will it be rocky, hills and not have any flat areas. And most of all is if what I see is the actual land or is it just land in the area.
Prices for a well, septic/sewer & electric. Any restrictions the land may have.
Lake and River Properties in the SOUTH only (preferably Alabama & MS), is what I'm looking for.
And the owners need to put the restrictions the county puts on the properties.👍

My biggest thing holding me back is never having been in the area. It's hard to judge them and I don't have time to go look at them.
Go on social find people who know the area , maybe willing to visit ,post video ,etc.

Obstacles?: Plan, taxes, well , flood plain, electric connection, minimum build size for structure, distance to fuel, future cost for material (inflation}, etc.

Use solar and be off grid. Where do you want to live that you need utilities and not solar?
That's the nature of the game. Get the property then spend a year stock piling savings living away from your property until you got the money to handle the costly details. Just call the county where you want to buy the land to see if there are restrictions due to bird breeding, protected trees that are illegal to cut down, and maybe you will need to be hooked into city sewer costing roughly $5,000. Due diligence!

How do you know you won't get scammed by the owner? What is landmodo doing to protect the buyers?
Many are returning property sellers that you can ask the lmodo crew for reference if possible. Or other ways of reference

Getting ripped off
The only thing I have an issue with is that when I click on certain properties for sale in Arizona or New Mexico they give most of the information but they don't tell you the buckets 1,2,3,4.

I call those covenants, i.e. is RV use limited to 5 months a year max? Do you have to build? And if you must build a house in x years, what size. I looked at one inexpensive property, and the minimum house size was 3500 sq. ft.

What favorite. If I had more contacts on Realtor that can look up land or something has to click. I see the advertisements, but no contact information, online for Realtors so that I can call to talk to for support as for information so I can plan the day I can plan my flight to come to see the land so I can start my purchase.

My biggest obstacles are 2 parts actually. One is money of course. Sure you have land for zero down and low monthly payments but it’s mostly desert like settings. And small acreage, like less than an acre! I’m looking for at least 5 acres with lots of trees. Doesn’t have to have power to property. Doesn’t really have to have road access! But must have trees and maybe near a stream or river. I doubt that can be found for $500 or less down and $200 or less per month. So that’s my obstacles
What's holding me back is the life style i live in. I live in a converted bus and most places to accommodate me with trees and power has limited restrictions on how much time i can park on the land i want. Currently in texas but need a place not 100 degrees 🤷♀️🤔also where i can work

Having trust in dealing with possible scammers. I have the money to buy some land scarry traveling from one state to another to be disappointed. But serous to buy. I need a confident person that is willing to spend there time that are willing to show me the land that I am searching for and I know you have the land cause I search for it every day. I contact a realtor but they didn’t show me enough that they were there for me until the end of the sale me coming from cross country not knowing anyone. Who’s going to be there for you.
For me my biggest thing that’s holding me back is not knowing what the area is like. Needed more details about the parcels that are for sale.
the down payments are great sometimes but then you have the doc fees that's a killer then it's not cheap to purchase.
My biggest obstacle is making sure I have all the restrictions and also being able to make that monthly payment. This economy is scary but scared money don't make no money right...LOL By the way you are doing an Amazing job with this website. You are the only reason I still look for land.

I bought 1.18 acres in Arizona through Landmodo, and Im very pleased with my purchase. I didn't have any issues in the process of contacting the actual owner of the land. I can't think of any thing. Maybe your process at Landmodo is highly efficient and doesn't need any current improvements.
