I own a residential lot in central Florida I picked up cheap a few years ago. It faces a nature preserve and is on a street with no houses. It's a great location near great parks, retail and close enough to major city centers. Its on a dirt road but the road is firm. I carved out a clearing and driveway I compacted with shell rock. I did some landscaping for privacy and put in a natural perimeter fence and even a small pond. It very private, secure and pretty with outdoor seating and sun sail shades. Because it has no house the 100x100 foot print feels like a huge oasis. I've off grid van life camped on the lot many nights in my converted van. I have a shallow well and I compost. My understanding about Florida Law is I cannot "live" on the lot long term as it does not have a dwelling, septic tank or an occupancy license. Though I think I could easily get a way with it as nobody would even know I'm there and so it would be very hard for 9-5 county code inspectors to prove I am doing anything wrong or even get a search warrant. Anyways, I am wondering If I can safely rent out the lot on the premise that renter will follow all the laws (wink-wink) and not make any permanent changes, sublease, use it for storage or run a business from it? The intention would be to plead ignorant to code or zoning enforcement if my tenant is ever reported. Assuming this sketchy business model is doable and works, sure I would think a certain type of person would rent a lot like this for $400/mo given any small apartment is going 3x that. Thoughts? Risks? I know if I ask the county they will just say NOPE, YOU CAN'T DO THAT , yet I see countless code and zoning violations within 3 miles of me.
Hi. I have two properties like this I've been legally developing without permits. I've been using AI chatgpt and Bard to chat with county ordinance documents and historical cases and variances. There are many stated exceptions in the code. I can be on the property at any time of the day. I'm not allow to "live" on the property.. but I can legally use my property for recreation, to work on stuff, to relax and store stuff. Note the county enforcement works m-f 9-5 :) You can clear for access and to remove invasive species. Florida has a new law that anybody filing a code complaint can't be anonymous. I suspect 90% of issues likely start with angry neighbors and complaints. About 70% of code violation hearings and appeals for cases like mine are accepted under the grounds of not having a significant impact or having a valid hardship excuse. The area I'm in has pretty much been neglected by the county and is riddled with what would be code violations so I can also argue selective enforcement too. I also looked for open violations and those are really bad - I know of one a mile away that took 2 years to resolve. I'm doing my thing and they would need my permission and possibly a warrant and 2 weeks to enter my property which gives me time to tidy up. I could make it very expensive for them to get me on some BS ordinance. The code and process seem very very reasonable especially if you are are ready to fight. I see it very hard for them to enforce some things and I've even already written up my legal arguments if ever charged with a violation. I'm allowed a hearing and can even appeal which I would.

I think you are crossing lines on USDA and VA loans. I think you just need to reiterate the difference of buying land and buying land that has a home on it.

Another way to increase wealth from land is to repect it. You will find as you get older you will understand this, hacking which was a MIT tech term doesn't resonate with land. Land appreciates, adding value increases wealth not only now but for your future generation. Think about the wealth you can generate for your grandchildren and your whole philosophy on investing will change.
