Oh my goodness, imagine planting spring blooming bulbs at the base of every tree, adding a few terraced planting areas on the sunny side for a garden, and having some rhodies and azaleas on the shady side of your lot, a big deck to relax and BBQ on, a path winding through to the garden. It's going to be little patches of heaven scattered about❣️
It's a beautiful home for $40K ish! 😍🖤 I like the wooden loft & Amanda's suggesion about paneling up the dead space and using it for storage from outside is excellent! You could even make it a garbage schute which can be emptied externally? ( As long as there are no bears!? 🐻 )
The Scale of the furniture and the staging makes these Homes Feel HUGE inside. It really Feels Big in there the way you have it set-up. You can walk around in there. Beautiful Design, as for me I like theTankless on demand Hot Water. 😊

Amanda we have a tankless water heater and love it! With me cooking and Pete and I both taking showers a 40lb tank lasts us about 3 months and I LOVE to take long hot showers! LOL
I love the cottage. It's my favorite. I really don't like the setup. It has no room on the side for flower beds or even to walk freely. It should be on a bigger lot.😊 just my opinion.
I was hoping to build a really nice deck. Maybe even a hot tub. No way in that skinny lot. I’ll swap out with someone in the forest, if they want smaller lot.
Tankless water heaters are great. I put an electric one in my current house and not only do I never run out of hot water, it paid for itself in 6 months with the electricity savings. I was shocked at what a difference it made in my power bill.
I like the extra wide walkways for my wife's wheel chair plus it would make it easier to go to the bath/shower. Where the electric switch panel is located seems to perfectly be blocked by the refrigerator. I don't like the way the house has to be right by down flow from the mountain.

I'm not sure the exact width from the front edge of counter to the wall (guessing about 32"-36"), but if the fridge is 24" wide (10 cu. ft), you'd have 8-12 inches to maneuver around it which means you need to be a really slim person. A full-size fridge (36" wide) means you would have to roll it all the way out of the kitchen which may require pulling it out a little, hopping on to counter and back down behind it to unplug the fridge prior to pushing it out of the walkway. Is this what you were envisioning?
Tankless water heaters are the most awesome invention. Water weighs 8lbs./gal. You're saving the cost of heating and keeping the water hot with a conventional water heater. I had a 3600 SF house and a tankless water heater. There was never a problem. It's the best way to go!

These are narrower long lots, but there are some that are wider (and shorter) to accommodate an Incredibox and an add-a-box, or a Cottage and an add-a-cottage.
Propane is the way to go as far as keeping your electric bill low. And on demand is awesome. You only use it when you need it so heating your water isn't constantly running, saves money. Heating your home with propane also provides better heat and takes less energy to keep your home warm in the colder months. The summertime is where people usually use more electric by cooling the home. Depending on how well it's insulated. Lower cost in Bill's.

Great design, I wonder if a cut out space or flip top in the butcher block would allow access to the dead space where the water heater used to go? I.e. garbage bag or seasonal items. Also, have you considered 18 inch kitchen countertops to increase walk space between bathroom and kitchen? Blessings on your continued success.
I think to move the fridge to the end of the counter (custom outlet?) and add a gas cooktop below the hot water heater. Alternately the access from outside could be for the gas bottle with a vented door.

This is for the house for $40k that is not the land to live on with this house. I think that is more. I think you have to pay another $15000 on top of the $40k. So it is $55k + $300 per month + electric and water. Am I correct on this? The $40k is only for the house.

I would put the fridge on lockable wheels so you could roll it out. I'd put long term storage under the counter...off season clothes, tools, etc.

One flaw about this and other tiny homes is the fact that the bathroom doesn't have a sink with mirror. How do you shave?
