Agree! There are sleeper sofas on the market now that have really good quality mattresses in them. They are NOTHING like the old ones where you felt the bar going across your back. These are great quality memory foam mattresses. That way the kitchen area could have a small dining room table or like the above said...a small office or whatever a person decided to do.
This is basically a small studio. The living/bedroom should have a futon, sofa bed or daybed. Cabinets to store clothing would have to be put on the walls. I can’t see two people living comfortably in here. This unit would be great for homeless VETS or non-VET homeless.

BEAUTIFUL !! Here is an idea for that space. You could put a Sofa Bed in that bedroom and use it as a Living Room during the day and then a Bedroom at night. Then have a Dinnette Set in the kitchen area. I think the Bathroom is fine, might take getting use to at first. Nice Design, Randy ! 🙂

You could put a pull out pantry in that small space. Can store canned goods & dry goods in there. Like the idea of moving the sink closer to the shower & toilet in the corner. Love this!

I love this tiny cottage! I could definitely live in that. Being 68 years old and not so good at stairs anymore, I appreciate the designs with a bedroom on the main floor.
Keep the space under the cooktop open. Add a shelf so baking sheets or something can just slide in. Awesome! Can’t wait for Amanda to decorate!

I would swap the cooktop & hood to the right, next to the fridge, to keep splashes from the stove off of the window/curtains and put the sink & lg window on the left beside the smaller window. That way, you have a nice lighted area to sit and read and will open the front room up more. Use any extra space for a broom closet for mops, etc
The sink in the bathroom is definitely too close, and i'm concerned about the placement of the mini split. It needs to be on the very back wall in the bedroom so the entire house has airflow. But i still love it and want to order one!😊😊

Amanda needs to slow her panning. She makes you seasick. slow it diwn. It takes 8 secs to register what you are looking at. Slow down or use a tripod or gimball. Otherwise, love the cottage. Needs rollout shelves for pantry

This is your best basic design. The only thing I would change is (or make it a different model), Presently you have a pitched roof horizontal to the entrance, then a slanted roof to the back. Replace the slanted section to a pitched roof section perpendicular to the front pitched section, the same height (at the front pitch) to the rear. So, looking down at the top of the roof, the ridge-line will look like the letter "T". So, it will be vaulted on the inside... This will add internal height without adding external height. More spacious for storage and such.
The bathroom definitely needs to be tweeked like you said😊
Maybe removing or shortening the cabinet under the sink so people's knees would have more room??
If they set it diagonally, a corner cabinet over the toilet would be great.

May I suggest putting the full/queen bed in to give future customers idea of how it fits/looks, I think you'd have more room with corner toilet in my opinion, I admire the bay window but, not in bedroom, it takes the character away from the room, therefore a small double window would accentuate nicely, just this old farts opinion.
Also Randy, I forgot to mention, where do you propose the tv to be located, imo I would suggest the wall somewhere but I don't think you thought that out, keep in mind I am older than you and I tend to focus on the positives of placement of said things..
I love this cottage, but I would change the color of the porch floor because it’s going to show dirt the minute someone steps on it. Perhaps a mushroom color would work?

Super cute, all these homes are just adorable! The only thing I would change on any of these homes is that light fixture over the kitchen sink? I’m puzzled by that outdated fixture? it looks like a bathroom vanity light. The black lights on the outside of some homes would look a whole lot nicer and updated. Not that expensive, maybe 50 something at Lowes.
They use the basic model so that there will be a light there when it's delivered. The owner can then put in whatever they like. There is no way they could know in advance what a buyer wants, and even if they wanted to offer a selection, where would they stock all that?

Oh my goodness I freaking love the build of this Cottage, the color on the outside is so gorgeous, I would love to have one of these on my property to the side of my other trailer so that if I have company my family visiting would be able to stay in there and have plenty of room and be able to do all kinds of fun things. The price is great, I also love that bay window it is so perfect. If I ever get the funds to be able to get one of these then I will surely consider it and then I wouldn't care if it cost money to have it delivered and set up on my property. Hi, Randy and Amanda. Randy, why did you not make that same adorable tiny home a 10 by 24. The home, being a 10 by 24. Not including the porch. Man, that would be the bomb👏👏👏.
I really think you should move the breaker box to a different wall like you said you might do. People are going to want to put a cabinet on the wall where the breaker box is currently at, but it’s then limiting access to the breaker box.
The location of the mini split looks odd where it’s placed.
I also think the barn door should be in the bedroom instead and it can have dual purpose and be used as a closet door if wanted. It forces you to have a cabinet away from the wall if you have it in the living area.
Or people will want to put a tv where the breaker box is. I wonder if they can put a swing out tv holder there. I wish they would say how much weight those walls can hold without studs.
I'd like the barn door for the bedroom in the bedroom too, to slide over closet or to close off bedroom. Either that or no barndoor in the living area at all. I too would like to put a tv on that wall with breaker box.

When I sat down with Randy and Tom the first to go over my plan one of the things I said was that my house would look like a regular house. Randy said a his house were like real houses. I said mine would look more like a real house. He got up and walked away. Well, I've had many compliments on my house looking like a real house. Randy finally learned that's what a lot of women want. This cottage is the second design tat looks like a regular house. The first was a client's design he copied. This is his bedt, though smallish.
You have more liveable space in a Lou-Ann even in a 20ft. 2ft for back stairs,leading to loft, then 6ftx7ftbath, with 2ft walkway then a nice size livingroom, with either small L shaped kitchen or straight across kitchen! You would have a bedroom in the loft and room in the livingroom for a bookcase Murphy bed, with storage. You could ev3n have a 24" door going out at the bottom of the stairs and a door right before the kitchen starts, this is just a small version of LouAnne's! Which I love!!😊😊 the cottage is cute, just not enough for a real livingroom. Mpo
I have suggested it a long time ago, but......I just dont like the kitchens location, soo inpractical. I would need an add on cottage to make it work. A 12 ft wide would be better as well.

The only changes I would make, would be to put the mini split unit that is on the wall. I would move it and put it above the door. And give a choice of the color to paint the house.
The panels are white. You can paint it any color you like.

Vast improvement on the paneling! This is a fantastic little cottage, also really ideal for multiple commercial purchase.
What a fantastic RV as well! The corner toilet would be ideal and def move the vanity over to the shower a bit for more balance so you can center a mirror or medicine cabinet directly above. Another ideal thing for a customer to do... would be if you delete the one window on the side wall in the bedroom, you could do a murphy style bed on that wall and have it fold down when you need it... do a full so you can get around it better. Really great design!

The first thing that catches your eye when you walk in, is the circuit breaker box. That should be in the bedroom closet. That bedroom would be so hot as their picture window that they are calling a bay window only lets sun in, but no air circulating. Bay windows always have two large windows, one on each side. The mini splint should be placed above the entry door so it is pointing toward the bedroom. They have a barn door closing off the cool air from reaching the bedroom, laundry area and bathroom. Take that barn door out of the living room and place it into the bedroom, so it can be used to close off the closet or entry doorway into the bedroom. I don't understand why they do not put in a regular 20" gas stove with full oven that comes with a bottom drawer. The laundry area and the bathroom area should be reversed as the bathroom will be for guests, too and in the configuration it is now, guests will feel like they entering the bedroom to access the bathroom and there are many people who feel uncomfortable going into a person's bedroom and others who are uncomfortable letting guests go into their bedroom. It does not bother me, but I have met lots of people that hate that set up. I think for no added cost, the buyer of this model should have the option of choosing a color for the window boxes and shutters. You can offer three or four options of colors.
I do not like the big window in the bedroom at all the breaker box is an issue also also just me ,I wouldn't want the shake roof wound want metal overall nice tiny home

Way to expensive for a customized shed. I'm sorry but my mower shed is bigger and cost a couple grand. People could build one even on their own for less than 20 g's. Someone's making a killing from these sheds
OK Mister, you go try to live in a shed and see how it works out for you. These are homes. They have insulation, flooring, electrical wiring, lights, plumbing,. Fixtures, etc. Everyone is not a builder,. But you are certainly welcome to build your own.

This makes me fee so blessed. My husband built our first three homes and at last move we bought a bank owned 4 bedroom two story home with basement on 8 acres for only a bit more than the cost of this tiny home. We've been fixing it up over the last few years a bit at a time, and enjoying the woods and wildlife.

That blue around the windows would have been fine on the gray. If I could afford to buy one I would want white on the inside and gray on the outside.
They painted it because they aren't using the grey panels with texture. It is cheaper to use white solid in and out and people can choose to paint it what they want.
Oooooo…what a cutie. If I were single I would put a full size bed with drawer at the base with a couple big O pillows so I can prop up by that pretty window and read. 👩🏻🏫 Is the hood vent 24 inches or 30? It looks kinda wide 🤔. The shutter are EVERYTHING ❣️I would also get a set of stairs made that stretch the full length of the porch so I could sit and listen to the birds in the morning while I drink my morning match 🍵🧘🏻♀️

I would keep the opening at the end of the counter. I think the trash can would fit nicely in there. I definitely would do the add a cottage if I could custom design it. Then I’d have one large full shower bathroom on kitchen side and 1/2 bath on living room bedroom side. Might be enough to bring into modular or ada compliance. But I could live without customization for the price I can get from your company for a 400sqft home. Love this.
Hey guys, your cottage prototype is a real cutie but do give a thought to two more ideas: (1) Amazon sells a couple of toilet tank sink tops for $80-$100 each that might be a blessing for the really mini bathrooms. Test ‘em out and give us your - and your resident’s- opinions. (2) Particularly for the cottage…what’s the possibility of moving the laundry to back the refrigerator, in the bedroom to enlarge the bathroom a bit and have the closet in the hallway? Best of luck!

Love it! This little cottage it's so cute!!! That bathroom is just fine. A 36 inch shower is all you need. I don't get all of the showers in big homes that are big enough for 3 - 4 people... It's wasted space! You're not getting into the shower to dance, you're just getting in there to get clean for Pete's sake. At 79, I love my little 36" shower. Many times I've had to lean up against the wall to keep my balance - 36" is perfect!
What if you put a smaller sink like you have in other tiny homes, and take the bottom cabinet away and put a cabinet up above..or a small cabinet above a small sink....corner toilet or a round toilet..I've had a round toilet in houses thru out my life...😊😊😊😊😊😊😊😊❤❤❤❤❤
