    If you didn't want the washer dryer hookups, that space would be great for a fridge. The existing fridge space would be great for the water heater placement providing additional countertop space. Put a dishwasher where the current water heater is. Also, for a downstairs bedroom sleeping area, Murphy beds work great 👌

      A Murphy bed or one of thoses electric beds that goes up out of the way when not in use and come down at night time when needed.

      Great plan! That’s exactly what I would do. I love my dishwasher!! They also have small drawer type dish washers now that don’t take too much space

Thanks for the information always good to know and thanks for telling me about the things that they don't tell us about tiny living in certain states. I plan not to be in thoses areas. I would be heading south on the east coast. No tornadoes.

      I’d put in a water heater on demand. It takes up less space and is efficient. I like the idea of a dishwasher and a washer/dryer. I’d put in a retro tiny fridge where the fridge is designed to go.

    In 1971 We purchased our first home (3-bedroom, 2-bath) on a small lot (7,500 sq feet) for only $65,000.00. Times have changed for the WORSE. Purchase Land and a Beautiful Incredible Tiny Home. I would also insist on a double car garage with enough space for a man's tools and toys.

    Why not slide kitchen cabinets /window down to the door, put fridge on opposite end . This will allow homeowners to use the counter top to sit groceries on when entering home.

    Small apartment sized fridge sitting on a platform would work and of course the platform could have drawers for more storage.

      I'm in Michigan. I can't believe the cost per square foot is much more anywhere else inside the upper 48 states unless your on the water.
      It costs about $90 to $150 per square foot to build a house in Michigan. So, you would have to spend $180,000 to $300,000 to build a 2,000-square-foot home in Michigan. These costs will vary depending on the exact location, property types, labor costs, material costs, etc.

      @@cheesemouse7774 You need to remember that the most expensive parts of any home are the kitchen and bath, with all the electrical and plumbing equipment. You can't compare a regular home price/sf with that of a tiny home, because most of that empty space costs far less to include.

      @@nightbird4747 The original Freedom RJO with a single dormer(half a side) was $25K. Another dormer was originally another $1500. The good old days before lumber & building materials greatly increased in cost.

    I would have a pull out dishwasher too and extend the kitchen. Better yet change the layup altogether. Put the bath in the back with a bump out for washer/dryer.,.add stairs to loft with storage. Huge high end tiny.

    I would put the water heater at the end by the door, and then folks would have space for countertop oven, that they can bake, roast, etc. Some models have a Rotisserie attachment, which I have not seen that in the full-size wall ovens and ranges. Then put the fridge of their choice on the other end.
    Galanz has such a toaster oven that is stainless steel 1.1 cubic feet and 22.4" wide, looks like it may be wide enough to have a 15" long cake pan or cookie sheet, has a rotisserie set up, and has various functions. They also have fridges in various sizes that have a retro/vintage style even though they are modern, and other small appliances, in both modern and retro style. Some of the retro appliances come in 2 or 4 colors, Black, Hot Rod Red, Milk Shake White and Bee Bop Blue, they also have 2 slice toasters, that come in blue or red, and microwaves and other toaster ovens with various colors in the retro style. They do have modern appliances as well and over the range microwaves, as well as other brands, like LG, Samsung, etc.
    An over the range microwave can be great as it has a vent and light, and you can eliminate the need for a vent hood.
    One idea is to have the house built on a longer trailer like 24" longer, than you can create a deck for the entry door, under the overhang. I would get a washer/dryer combo and put a hanging rod and use that space as a closet.

    Wow, what a great home! A 10 cu ft fridge could easily fit there. Love the farmstyle kitchen sink, and the tiny bathroom sink❣️ That living room is fabulous! I imagine a sofa under the picture window, and an elevator bed that goes up to the ceiling by day, comes down at night. The loft would be for seasonal storage. I'd install a fold down table, so it's out of the way when not in use, have a couple of folding wooden chairs that can hang on the wall, and like Randy suggested, a combo W/D with closet rod above. Shoot, a person could even get an ITH fold out sofa bed, and sleep 4 people in the living room!! Great little home! Love the air exchanger and mini-split, too.

    It might be better to give folks a breakdown on pricing. It would come in handy. Especially as you have had several orders canceled and the homes are completed. I understand you are selling them to recoup money both you and the original purchaser put into the build, but, it becomes confusing. You had offered a 10x20 in The Grove setting for more than this home in today's video. A breakdown similar to this would I believe cut down on confusion, allow folks to make a faster decision, and allow you to recoup your money even faster.
    Example :
    $ 65,000.00 Total cost
    Buy in amount $10,000
    Dover style + trailer $ whatever the price is
    Porch $ price
    Paint outside $ price
    Paint inside $ price
    Mini split $ price [ if included]
    And so on. I really think what you are doing is great but as a consumer I would be confused as to what is included.

    It would be perfect if the dormer was over the living room. I like that there are no windows on those walls down by the big window. It is very nice though even if you don't use the upstairs for a bedroom you can use it for storage.

    Ace did a perfect "downward dog." Please make sure cabinet doors hinge in the logical directions. That bottom cabinet door that opened toward the fridge area should be changed. Yes, I'm one of THOSE people :)

    I love the Dover. In the back I would put a nice, farm house style day bed (high riser). Couch during the day, bed at night. TV on the wall over an industrial TV stand. Couple of chairs facing the picture window and the day bed to separate livingroom from kitchen. Then close to the kitchen a small round wood table, with 2 sides flip down. Decorate all farmhouse style, with a bit of industrial touches, and put it in Buffalo Creek. 🥰 💭

    You guys should play around with creating a slide-out addition model. Esp for these 8' wide homes. Not the Add-A-Box, but rather a simple gasket or flashing sealed manual room extension. Luckily it wouldn't need to be complicated, like an RV slide, because the extension will only be opened & closed a few times in the home's lifetime. Inexpensive manual pole jacks would support the extension from beneath & could be incrementally adjusted & leveled as needed by the homeowner. Admittedly, the challenge would be maintaining the room's seal to prevent water leaks & air gaps.

    But I also like that every thing can be on one floor and somewhat separated. I would put my bedroom in the current layout in the back with the bay window. Build a partial wall with a pocket door for privacy. Living room, etc.

      Yes, for a full size, but I think an elevator bed would work even better in an 8' wide, because you could have a queen and not need to move furniture to get into bed.

      Correct. Most of us get a hot air, convection oven (for baking, roasting, toasting) and an instapot, and don't need a large oven. I haven't used my oven once in 3 years.

      There is a built in dual stove in this one. Unfortunately its not an Induction dual stove or a gas burner dual stove. A medium size oven would a nice amenity to have.

    I think a plusher 8X20 under $32,000 with two lofts is a Sweet Spot for many. It allows options for kids and parents rooms. Similar to the give away home a while back, with spaces providing bigger fridge area, washer/dryer, nicer finishes than Incredibox, but just a bit lesser than than other models. No barn door, simpler entry area, basic sink, no bath sink. Otherwise same as this but two lofts for two kids, two adults. I am not sure $200 a night would be doable. Our full basement apartment in PDX in a desirable area is $100 a night plus fees, about $125 a night. The tiny hone should be similar. Maybe a touristy lake area, near a beach might be closer to $200 :)

A full apartment with shower, bathtub, washer and dryer, large fridge with ice box, a extremely comfortable full size bed in a room with large closet and drawers, dining table, dishwasher, garbage disposal, led canned lighting, leather couch that converts to bed in a living room with tv, and AC..
      Is going to cost More on Airbnb. Just Facts. Location is also important. Full Nines. A tiny home in this area is about 50-65 dollars per night. $100-2050 for full apartments. Don’t get me wrong, it’s a great idea, and maybe if it’s on a beach in a popular tourist town? Yeah.. bigger $.

      ITH always has supplied a basic ladder in the past. However originally the recent 2022/2023 models without stairs were supposed to have pull down pull up ships ladders so I don't know why that is not mentioned any more?
