    one of the most reliable boilers ever, made to last. Installed mine in 1992, never broke down until 2 month ago, quick themostat replacement and good as new. I even have the original thermocouple. would have gone through at least 4 combis in that time.

      Same here, Baxi 45/4M ours is a little newer and runs fine as long as the water is flushed every 3 years or so and a filter fitted.
      Too many fitters throwing out boilers for no reason.

      1974 mine was fitted only had an ignitor switch until now ....just got a problem with it at moment think it's gas valve , pilot light wont stay on changed thermocouple still dont work...🤷‍♂️ don't make them like this any more...

      My parents' Worcester 280 Combi lasted 20 years and was still working when replaced (it had a replacement HWS plate heat exchanger and 3 way valve in that time). It had the advantage of being suitable for a non pressurised radiator system so a small F&E tank could be fitted in the roof if preferred rather than pressurise old radiators and associated valves. Admittedly one of their most reliable boilers and non condensing type.
      My Worcester 12Ri basic condensing boiler is 19 years old and still working fine. Did need a new main circuit board & fan recently (I wonder if using a very strong Sulphuric acid toilet cleaner in the WC had something to do with that (same room as the boiler).

    Nice video Derek. While on the face of it a good idea to hide the boiler behind a gas fire I've always thought that these are even less efficient than an open flued floor standing boiler in the kitchen because any heat losses from the exterior of the heat exchanger and pressed `tin' flue collector are lost up the chimney instead of heating the kitchen.

      You are correct mate and that’s the main reason we don’t have open flued now because of efficiency

    i moved into an old house with an open fireplace. I've been told there is a "back boiler" which heats the water and radiators when the fire is lit . There is a switch which apparently pumps the hot water into the radiators ? The fire is lit i switch on the pump (i can hear bubbling noise) but no warm radiators or hot water . Can someone explain, why not ?

    So when we all have to get rid of our combi boilers, what do we do for a hot water tank when it's been done away with.
    Air source or ground source systems require a hot water tank as a form of hot water storage as the system cannot provide enough instant hot water as a combi system can.
    If we are talking about an all electric heating system (like a Ficher system for instance), there has to be a storage tank for hot water, The alternatives would be geysers and similar hot-water-on-demand systems (such Quooker). Impractical when you consider power consumtion and practicality in the typical home/office.
    My solution so far has been to continue with my current gas heating system (back boiler, radiators and hot water tank)
    My youngest daughter bought an older house which had electric storage heating. She has removed them and replaced them all with electrical convector heaters and fan heaters. The whole system is controlled from her phone. The hot water tanks is very well insulated and its immersion heater is controlled by a timer (with a temp diplay in the hallway).
    There was a notion of installing ground source heating system but the cost of installation was impossible (even with the subsidy).
    What is more surprising was the running costs for her home. The most recent power bills for her all electric home is about £50 less a month than similar homes using gas and electric
    Bonus - there is no service contract costs. If anything breaks it can be bought off the shelf and installed without needing a tradesman. If anything does spring a leak or fail, any plumber can fix it.
    When I can no longer find the parts to repair my boiler, I will simply (and cheaply) change over to fan and convector heaters (controlled by smart plugs). The hot tank will be heated by a retrofit electric emersion (such as a Howden).
    In short, the hot water tank stays!

      With on peak electricty being around 3 times the cost of gas it's hard to understand how your daughters bills are less than equivalent homes using a gas fired condensing boiler.

    Do all fire fronts like this have a back boiler, or is it the case that any of this type could have a back boiler but does not need one? I.E any gas fire mounted to the wall.

      the fires can be in combination with a back boiler or on their own.

    Don't know whether you'll see this or not - Parents just had a quote to change from a back boiler to a Combi and part of the quote was "they're Legally bound to remove the fire" so as of 15/08/22 is that correct ?

      If they have been trained to decommission the boiler they could leave the fire connected but most gas engineers won’t take responsibility for it so they remove the fire and boiler

    Thank you Derek, it is impressing! could you advice if I should replace my BBD, since the boiler is totally fine, just the pipe and the cold water tank are leaking now. I am struggling to change the whole system or change everything except the boiler.

      Because of the boilers efficiency I would always advise to replace but I don’t know your job so get the advice from the engineer you are dealing with 👍🏻

    Thanks derek great video. How do i isolate/turn off the boiler electric so that the gas engineer could work on the replacements? Would it not be the grey thermostat?

    Why change a great boiler for a load of trouble? We have a baxi bermuda and would never change it. don't you agree?

      Definitely not at about 50% efficient not a chance. There should be no open flued appliance around now sorry

    hi derek, my customer would like to keep the gas fire in place but have the BBU removed, as far as im aware the liner would them need to be connected to fire ?

      Ian Ferguson no no no mate the back-boiler stays in place because you need the fire to stay attached to the hood. You must decommission the gas and the power to the back boiler and leave the pipes uncapped I always drill holes in the pipes at the bottom to get rid of the water.

      Ian Ferguson that’s why the water has to be drained and the pipes left open. The safest and best way would always remove both the fire and back boiler

    Thanks Derek. This is a great video with very good explanation. I've learnt a lot from it. Well appreciated,
    I notice that the back boiler in the video looks like the Bermuda 45/4M or 57/4M model. I have a 57/4E which is now leaking badly from the heat exchanger and need to be replaced. I'm not ready for a new boiler yet, so I'm looking for a replacement 57/4E or 57/4M boiler for an easy swap. I wonder if you or anyone can help with one. I've looked on eBay and can't find yet.

    Do BBUs only function and turn on when the fire is on or are they a seperate appliance?

      @@tomkatgastraining I was thinking about the products of combustion/hot flue gases. Since I am certain both the fire and BBU use the same flue/chimney for their products of combustion. I was thinking if the fires flue gases pass through the BBU heat exchanger then come out the top of the BBU into the flue.
