我万万没想到上次拍的新加坡租房纠纷竟然会有续集！最近有位小弟私信我并告诉我他遇到了我之前遇到的那位可恶房东阿姐，也遭受了跟我一样的遭遇，他想我帮他再次告诫大众千万别租到这间房子，所以我答应了。希望要在新加坡租房的你们不要租到783A Woodlands Rise #07-XX Singapore 731783这个单位里的任何一间房！🌹

Recently, a young man messaged me and told me that he had encountered the despicable landlady I had encountered before, and had suffered the same fate as me. That landlady from Woodlands is like a scammer! It's good you expose her tactics in your channel. I hope the authorities get alerted to her illegal demands of her tenants and start investigating her. She should be punished for abusing her tenants.

Please report this to HDB! Any room rentals will need to be approved by HDB and if found that she has been using govt housing to scam people, they may stop her from renting out the rooms!

Yes, please report this to HDB , at worst report to police that she’s scamming these two young men. She’s a Malaysian and just got her Singapore citizenship. I’m sure she won’t want to get into trouble with the law and government and get her citizenship revoked.

请大家去了解"有预谋"""这个条文，如果房客能证明房东有预谋的行骗，都能构成刑事罪，只是现在一个人难以证明，如果集体报案就有可能能证明房东是有预谋的。

Dear Z, I happened to see your video and applaud you for what you are doing to help your people. How can an ex-Malaysian, now citizen, treat tenants like this. I myself am a Singaporean landlord and I feel angry reading about this. Please advised them to report her to HDB as all room/flat rental in Singapore need approval from HDB to do so. I am also suspecting that she did not apply for any HDB approval at all whenever there are new tenants. Without HDB approval, she is actually breaking the law and HDB has the rights to confiscate her flat for renting out illegally. Good work for what you are doing.

MOM actually match the address provided by work permit holder with HDB record (which to be updated by HDB owner), else their work permit will not be issued. Unless both not holding work permit.
Actually there isn't a need to pay agent fee for a tenant. The landlord need to pay the agent fee in full. This is what i was told by last agent. They also told me, it is illegal for an agent receive fee from the tenant. They can risk their agent license revoked

Correction! if you get an agent to help you source for rental, you have to pay agent fee. Unless you search for units thats already represented by agent, then you dont have to pay agent fee.

@@tngchinghwa Yup, I used to pay half when I first came. A few crazy landlords later, spoken to one honest agent and told me it was illegal. I guess what @andytan9101 said is more accurate, if the landlord is looking for tenant, the tenant shouldn't even bear the agent fee 😅
@@tngchinghwa it depends on the arrangement of the landlord and the agent. i pay commission to my agent to get tenants.

曾经连续遇到好几个奇葩屋主，真的太恶心了
幸运的是拿回了定金，虽然没拿回全部，就当作交学费
刚出来社会的朋友们，真的要很小心，虽然防不胜防
看到杰克的视频 真的是感同身受。

I am Singaporean, really empathise on such situation, you all have to go through. Please stay firm and go against this bad landlord.
For any doubt when being threaten by such landlords trying to play her own law, fear not. Just lodge the police report, agree to claim it via small claim dispute court.
If in doubt seek clarification on SG law, you can check with relevant department, your own company colleagues, employer or HR and your Singaporean friends, need not to fear on such ill tactic from bad landlords.
Stay strong and hope things work out for you guys. 💪

我在2015年第一次在新加坡租房也是遇到有毛病的Msian屋主(當時他剛轉SG Citizen)，早上7am還在睡夢中直接斷我電，熱到醒來。馬上跟Agent反應然後搬走

I have watched all your videos about your tenancy agreement disputes. Well done for such extensive coverage and encouraging the 2 new victims to make police reports. I agreed with you that we should really find out if she has purposefully going out to cheat for deposits or she may be having some mental health illness. If she is out to cheat then she should be punished but if she is suffering from mental health issues then I think form of help must be given to improve her mental health and prevent such incidents from happening again. Kindly also encourage those previous 小弟 to also make police reports so that the police have enough information to start the investigation.

There is alway better & worst owner/ tenants. Just make it a learning process.
那些想省agent fee的租客，可能可以参考以下。 1) 可以致电Agent或公司询问谁该承担agent fee。2）尽量找手上已经有房出租或有客源的agent。因为他们是帮屋主找住客所以会向屋主收全部费用。如果你找的agent(手上没有客源)去找那些没有agent的屋主(eg post在网上的屋主，屋主不用付费)，那他们会向住客收取费用。一切看情况而定，要问清楚说清楚。

全部的受害者应该团结起来，一起去hdb和小额法庭告她和她的哥哥，这样hdb和法官看到这个被告人有这么多案件，才会关注她，进行深入调查的。

Nobody deserves to be treated with such unfairness and bullies. She is playing with fire . Here’s a few things you should do … Make a police report so that there’s proof that this matter has been reported. Together with this report go ahead to alert the HDB department cos if she failed to declare about her rooms are out for rental ( subjected to pay yearly tax) , she will face a heavy fine and if she has been proven to use the house as a scam tool, she will face a even heavier penalty. Finally bring along your police report to make a claim at the small claim court , only need to pay a small sum and you’ll get to seek your justice ! Don’t worry about what you’re going to go thru, it’ll not affect your work permit totally , just remember Singapore does not tolerate bullies and unlawfulness!

It is obvious this owner is only targetting newcomers, forcing them to leave at their own will, then confiscate the deposit for that reason. Cheating via contract's backdoor. But too bad, the law has no ruling on this, it is a clause in contract .

She want to play punk then u also play punk. Be unreasonable and ignore her wishes like using wash basin.
Also idk what are the eviction clauses because if it is an unfair eviction, she will also kana problem because she breached contract
If it can be proven that she is out to cheat, then yes, she could be charged criminally. But it is really difficult to prove. However, going to small claims court will be able to get your deposits back, that is definite. It will take time and effort, which is why some people will just bite the bullet and let it go. For newcomers, the deposit is a big sum of money, so I don't think that you should just let it go. Re-post your experience and teach other newcomers to fight for their rights.

我是在上个月刚从新加坡搬回来柔佛，我也是碰到类似这样的房租纠纷。前房东平时对我不理不睬也就算了，当我们有意见分歧的时候，她硬把所有的矛头指向我，我尽量不和她计较是因为她是老人家，但我换来的是她的无理取闹和尖酸刻薄。我搬出去的当天，她只还我半个月的定金 (我一直吹她，她才勉强还我的)，还硬说我把整个房间搞得很糟糕(根本就不是我的问题)，还说那半个月的房租根本就不够来赔偿。我生气的不是我损失那半个月的定金，而是她那野蛮又不讲理的恶劣态度。算了，就当做是把钱捐给她去看医生好了! 也希望她好自为之，行行好，别再占下个房客的便宜!

我只到新加坡旅游过，对新加坡的总体印象不错! 但是总感觉新加坡人匆匆忙忙，很少慢悠悠的。新加坡是个非常小的国家，竞争非常激烈，生存压力很大，每个人都怕输，所以会造成不少人会有心理问题，对外来人就会苛刻。这位房东提的都是无理要求，怎么可以对房客管头管脚，还装cctv! 这是严重侵犯个人隐私的行为。完全颠覆我对新加坡人的看法。两位小弟一定要走法律程序，让这个房东得到应有的处罚! 感谢分享!

They didn’t go through an agent but through the landlord directly. In Singapore agents are under CEA and they will risk their licence revoked. The only way is to read up CEA and know your rights as tenant and landlord’s right.
很多年前我在sg工作时有租过一个房间，当时屋主有说明只可以小煮，我们没问清楚小煮的范围是怎样，以为不是大火炒菜的那种就是小煮。然后住进去之后，某一天我们在煮面的时候突然被大声呵斥了，屋主骂说小煮是只能煮面，不能加任何配料的（就是除了水、泡面和泡面的味精粉之外都不可以加。这时我才知道小煮是这么严苛的，后来问了其他同事她们说她们那里的小煮是可以放料的。）然后搬进去前并没有说明不能网购，当我网购收货时，屋主居然对着送货的人说我们不可以这样买东西寄过来的，会让她的地址有危险之类的，然后就骂我们。送货的人是卖家本身，看得出来他也很无语。现在都什么年代了？大家都热衷于网购，如果屋主排斥租户网购，为什么当初不能随手加上这一个条款或随口一提呢？我们自问是非常乖巧的租户，从来不会大声制造噪音，要是有使用厨房一定会清理干净（用的当然是自己的餐具），也一直注意打扫卫生，因为房东是一个人住，我平时扫地也会帮忙扫一扫客厅厨房，一直以来也都笑脸相迎，就不知道为什么屋主要对我们态度如此恶劣？后来忍不住搬走了，就再也没有遇上这么奇葩的屋主了。
另外注明一下，我说的屋主是马来西亚人，不过那时已经是新加坡pr了，当时她说马来西亚人就应该帮助马来西亚人，说得好动听，我当时真的觉得她是一个很好的人。

可惜有些人就是虚情假意，可能那个时候她/他纯粹只是想要你把房间租下来而已😮💨
真心觉得无论什么情况下，看房也好还租金谈条件时也好最好当场录视频什么的。第一天搬进去的时候房间所有地方拍个照以免以后说有什么损坏。

Deposit should be return on the last day upon moving out or (within 7 days) but making sure the items are returned

租房间最好还是要找可信度高的中介 千万不要找那种屋主跟租户直接交易的 因为里面有很多漏洞存在的问题 也没有白纸黑字注明什么可以做 什么不可以做的文件 😅

租客应该一起联名报警，以有预谋行骗告她，让她去坐牢。

對，要找多幾個受害者，最好是沒有拿回押金的，找地檢署檢查官告她以藉勢藉端之慣性手段欺詐押金

pretty sure she did not inform HDB about her rental arrangements for approval from HDB. and pretty sure she exceeded the number of persons allowed in a flat as restricted by HDB. so can consider writing to HDB about what is going on at this unit.

If they still can’t get their deposit can try to also meet the pm from the area to see how can they help, and also report the case to Hdb. If she didn’t get the approval from Hdb for rental, she will be in great trouble
Choosing a right place to rent or the right person to rent to is even more difficult than finding someone to marry. You don’t have the luxury time to get to know the other party and yet have to live together. 😅
Being a landlord, I am thankful that my tenants and I don’t have any disagreements so far. We don’t have any “laws” cos we’re not the government! We will invite my tenant to eat together if we cook. In return, she will ask us if we needa tabao anything whenever she goes downstairs.
