Hi Michael. My wife and I are building in the cottage neighborhood behind the Shadybrook recreation center. We were down from Tennessee last week meeting with our designer to get it all designed to our liking. Thanks for the updates that you and Tiffany do. It helps people like my wife and I keep up with the fast changing construction going on there. We are scheduled to close Oct 21st, so we will see you in a few months.

His retired and I will be within this next year. We looked at many models and agreed upon one of them. I do have a question I forgot to ask the agent. If we don’t build and just come down and pick one out… is the price negotiable??? Or is it what is it listed? Also if you go with the listed price does that include all closing cost??? Thanks 😊

We live in an apartment new Orlando. Our average monthly cost is $2150.00 a month. Fore sure going to be looking into the Villages soon. I’m a retired veteran, thus another $5k of property taxes.
Owned a house for over 20 years nearby and sold it in 2021 for a nice price.

We still have 5 years before we can buy, but we will be visiting in the Spring for a lifestyle visit. Thanks for all you do to educate us on The Village Experience.

@MelanieVincent-b5y I'm in the same boat being 5 years out, and was hoping to do a lifestyle visit in the spring as well, but the person I spoke to at TV discouraged me from doing so because he said you only get one lifestyle visit and basically we are too far out from purchasing to use our only lifestyle visit now. Needless to say, I was pretty disappointed after that call. My plan was to do a lifestyle visit, and then, starting the following year, we'd rent for a week each year there after to explore the different areas to determine where we want to be.
Wow surprising...my husband and I had our lifestyle in 2018 and we are hooked on the villages from the visit...future villagers within 2 years hopefully. I've been window shopping since 2018 so ..I d say you never know when someone is going to make the villages their home . Getting educated is part of the fun . And great people like Michael and Tiffany to show you around is great. Keep watching as these videos have been helpful to us.

We want to be close to Eastport ONLY. As you know, it is hard to tell what will be available until it is available. Hi, I’m in Australia and love your informative videos. We live in a village here so it’s interesting to compare with ours. The prices there seem very reasonable than here, but we don’t have to stay a year before we can sell, and there is no bond. We don’t own the land and pay a weekly site fee.

Why is the golf cart garage so important if you have a 2 car garage that will fit the cart and a car?
Great question. The new Patio Villa homes only offer a 1 or 1.5 car garage. So the ones that have a separate golf car garage offer more flexibility and storage space (even if you don’t have a golf cart). Thanks!

Wow looks like prices have come down despite how fast they're selling. Great that they're offering to customize cottage homes.
🤔 Hmmm… The listed prices on each of these Patio Villa homes (with a golf car garage) is similar or higher than the listed prices when we bought our new Emerald Patio Villa (with a golf car garage) home last year. Plus the bond is $4,000 higher for this neighborhood ($25,787).

Great question. In the app you have to click on each individual house to see the prices. If you go to their website on your computer, tablet or phone then you can see the maps with the prices. Will make sure to mention the differences between the app and website in future videos. Thanks!

Do the Villages have community gardens? Do they allow residents to plant food gardens and or fruit trees?

They don’t. However their are some Cottage Villa neighborhoods that do.

Being that you don't have HOA's in the villages, what is it that you are governed by instead of the CC & R's .

Since the villages are in a 'community type' living situation, where you are forced to abide by certain rules, they must have given you these rules and regulations (as well as fees and punishments for not complying) during your escrow disclosure period? Same as they do when you buy a condo or townhome and are given CC&R's....thru the home owners association.

How close is Avery patio villas to Eastport town?
Less than 3 minutes by golf cart. You can ride along in this video starting at 18:02
About a minute by golf cart up Barr Blvd. I know cause we're building in the designer neighborhood behind Saluki and across the street from Avery.
Do yourself a favor, if your going to be cruising new construction areas, and it looks like you will, carry a spare tire. lots of loose nails , schrap, etc. flat tires will be in your future. Construction folks pretty loose about that. That reason alone, I wouldnt buy a new construction home.
So, Patio Villas were hard enough to figure out when they were just the ones named after gemstones. Now we have Haven, Cottage, Nest, Retreat, etc. Was not aware there were patio villas with lanais in the back instead of up front - which ones were those again? Garnet? Trying to figure out the primary differences between Garnet and Emerald. Question: Does one have to be present in The Villages for the signing / closing, or can the docs be FedEx'ed up north and a notary hired?
