I’m sitting here drooling over this magnificent beauty of a place watching as you talk about what you dislike like about it all while sitting in my tiny of a place house. Feeling a little bit inadequate right now.
I like your thinking. You are spot on and the price needs to come down or the prospective buyer can start with a low offer and haggle. I agree with enclosing the courtyard creating a ballroom that helps with the flow of the entertaining rooms of the main floor. Will have to tour the property when I am in L.A. next visit. I also been informed that this Mansion was haunted. I’m deep into the music business and when the Artist Prince was renting it out he confessed that the Mansion was HAUNTED! It’s a great property but you better bring Ghost Buster’s before You move in there. This property is not Replicable 🤷🏽♂️💯

I saw this tour on the Producer Michael channel yesterday and at 1st I was like oh my God it's so beautiful but then when you go back and watch it a second time... the basement tunnels...the staff quarters... all done very cheaply and ugly looking and you're right it isn't cohesive. Some of the rooms the finishes are bizarre. And I thought that about the kitchen too it's very dated but I did like the curved counters I just wish it was a different material it was done in. Also Michael showed the garages. IMO the ugliest plainest, cheapest looking garages. For 52 million dollars I want my garage to look as beautiful as the foyer and not filled with crickets!
Great video Arvin. I'd love your opinion on 1426 Summitridge Drive which has been on the market for nearly 600 days. Long, but beautiful property that seems bigger than it is. There is a pending on Zillow, but it's been up there for a long time.

Hi! From the video view, the House is beautiful, and the basement is definitely unique. In-person one would see the negative side you described. Someone would have to fall in the love with the property to make the changes. Either the owners make the changes or they are willing to go down with the price and the new buyer makes their own adjustments. The way it is, it's difficult to sell.

Hey can you please give your opinion on 24824 Pacific Coast Highway? It is listed at 55.7 million dollars and I would like to know what you think a fair price for it is, given it sold a couple years back for less than half.

But for now you should know that when it trade for $21.1M about 2 years ago it looked completely dated, they did a gut renovation on the property. they might have the old photos on Zillow it looked nothing like it does today. @@davidrakic9086 its really hard to say with out any pictures, for example if it was completely finished or not, how good were the finishes or the flow
And is he in good shape? I watched a video where it was clear that some parts were damaged or fell off, the basement where the elevator is in poor condition, it probably already stinks there, the house was built in 1927 or something

As cool as the house is, I feel its actually too big. 36,000 sqft to manage, use and clean just seems like a bit of a headache to most buyers in that price range.

I don't agree with your strategy some people like things untouched they've managed to do a great deal of damage with their LA style to this beautiful home. Especially with all of the RAT Grey everywhere. Just lower the price maybe someone who truly appreciates vintage Mediterranean put it back the way its supposed to be.

Then youy have this one giant room thats disprortionate to the rest. Leave it alone. Its been ruined enough with all of the GREY everywhere. I love authentic Mediterranean. It needs to go back to that. Some fresco ceili where appropriate and maybe dome oven baked terrocata? I love this house please dont f..k it up anymore. I will buy it one day god willing.
