On one hand, amazing nature and lovely places to live, like you showed. Great place to vacation. On the other hand, I feel so sad that the jungle is being mowed down to create these lovely buildings. Is there financing of vacation properties in Mexico by US banks? Can you use equity in a US home towards a vacation property in Mexico? I have no idea!
Not crazy about the larger apartments near the road and jungle. Also, depending on how high they build over there that would obstruct your views. I really liked the first one, smaller, but you can probably have that rented every day of the year. So close to the beach and everything else!
my opinion also: Short termers coming there to party MAY like to throw down a bit extra to NOT have to walk 9 minutes back and forth. Close means more and higher rents?
Agree. The larger ones seem more suited to long term rentals than short term vacation rentals. Most people on vacation aren't going to be that concerned about big kitchens and such as they'll be eating out most of the time.

Love the real estate videos! The penthouse 100%...the shape, all the windows, balcony space, open kitchen , second level and private pool!! Ya, dare to dream. Future development would likely cut off the view to the sea Probably wiser to go with the more modest but sure thing for a solid rental...thanks for the tour!

@@MaddieGold all that sounds so wonderful. We love tips as to where to go, off the beaten path from experts like you! I see a guide book in your future! 🤩
Some friendly advice...i spent the last 3 years traveling through Mexico and spent most of the pandemic and afterwards in Playa del Carmen.. the locals like to call it playa del Crimen...which means beach of crimes. Cozumel is generally much safer, the police are not as corrupt and the cartels are less conspicuous. The local police robbed me 5 time, mainly in Playa. I never had any problems anywhere else i have been in Mexico and i have been all over, even to some of the worst places and speak spanish. I recommend Huatulco Oaxaca as a place to consider buying a condo or renting long term. The beaches are amazing, clean, low crime , cartels operate away from the tourist areas because the cartel bosses there want to keep tourism going. Police are not corruptt like in the Caribbean. With the sargassum problem in the Caribbean getting worse every year, going to the beach will be a big issue. Crime is also getting worse. I recommend watching the Mexican news if you underdtand Spanish there sr also some news sites in English for the Caribbean news. Then you will see what exactly is going on. Good luck iand best wishes n your travels
Great video thanks!! I will keep your realtors name handy when I being my search. I love Playa! So full of life, energy and you get the best of Mexican culture while at the same time you can meet people from all around the world passing through!
Love this video! We are heading to PDC soon and renting a condo in the same areas you are searching in. I'd recommend getting a 1br if you can afford it. As tourists, it's important to us to get something with a separate bedroom - even if it's a bit farther off of Fifth Ave. Looking forward to more tours!
Excellent work!! Please post more videos like this, I’m looking to buy a condo/ house for my future retirement. Important things will be security, elevator, taxes, hoa fees
@@cindyobrien9794 That is another huge negative of homeowners associations anywhere. The HOA where I am now literally DOUBLED our annual dues with very little notice based on a "vote" which maybe only a quarter of the neighborhood even participated in. They were low to begin with but the IDEA of their being able to get away with that was maddening. The fewer the rules and RULERS there are that think they have authority to tell you what you can and can't do with your own property, THE BETTER! I've been there and done that! Also if a person is going to be an absentee landlord/landlady, you have little control over the behavior of your tenants. I'd want to be living right across the street or at least hire a management company to take care of the tenants complaints.
For the last place, property tax is about $400/yr and maintenance is about $170/mo for a 3 bedroom. Contact me if you are interested in more information.
Hi, Maddie. What are the rules in PDC for construction and safety codes in buildings and elevators? Don't the prices for the studios and one bedrooms seem a bit high? They don't look much different than a nice hotel room with a kitchenette. What about the heater behind the bed? Does the air conditioner typically blow above the bed? On the beach, what is the story with the smelly seaweed? And apparently the sewage that goes out to the ocean? How bad is the heat and humidity after April or May? What are the typical rentals per week or month? What's the noise level in the area? Sorry for all the questions. 😉
As an investment I would choose the units closer to 5th Ave. The units across the highway are lovely, but most people want to be closer to the beaches and restaurants. Been going there for 25 yrs and the region has changes so much. With the train and the Tulum airport opening soon the region will continue to expand for the years to come.
Also, consider the position of the sun at sunrise and sunset for both the rooftop patios and unit windows. Ideally, you want to see the sundown from the roof in a comfy lounger.
Hey Maddie - not to be an aguafiestas (party pooper) but before investing heavily in rental apartments on the Caribbean side, please take onto account the increasing problem with sargassum. This year the sargassum that will be affecting that side of Mexico will be the worst ever. If that keeps up, places like PdC and Cancun will lose favor, and the Pacific side (which doesn’t have the sargassum issue) will become much more popular.
We lived in Playa for a year, and I wouldn't want to be super close to Fifth...but then, we're older and don't stay out late at night. We lived in two different apartments, one on 34th five blocks from the beach, and one on 42nd near 10th Ave. That was plenty close to walk to 5th and to the beach. Noise is definitely an issue, but for us, it was more construction noise than party noise, as there was so much development going on at that time. All the places you toured looked great and would make super nice short-term rentals, though I think the one near the highway would have less appeal for vacationers. Most people want to be close to the beach. A smaller fridge would be a problem for living but not for short-term renting, since the guests will be going out to eat and drink most of the time. I liked the one bedroom better than the studios, as it felt more spacious and less like a hotel. Best of luck in your choice!
Love your show I have traveled all along Mexico pacific coast never the Caribbean need to go there love your adventurist spirit. I love Mexico as much as you do !
That's awesome, for much less than half of the purchase price of my current house, the last place you showed was within a short driving distance to dream diving sites. That's so freaking cool!
No way Maddie you are in Playa. So cool to see you back in Playa. I used to watch you from the States and then i moved to Playa a year ago and now live in Cozumel. You should check it out in your portfolio too. Muy tranquillo! Happy house hunting.
Also, if you are wanting the better tenants, you'll be better off looking for nicer, bigger long term rentals. The short-term vacationer renters tend to not care and trash the place assuming they won't be getting their security deposit back. That happened to me the first time I rented my place to kids who just wanted a place to "relax" (the said) when they in reality were partying non-stop and fighting and annoying the neighbors. They destroyed the place.
Love house hunting videos!! Could an investment property pay for your life and travels in Mexico? I also love the idea of you having a permanent space to call home for you and your future pup! No matter which way you go, either is a winner. Good luck making your decision!
Wonderful tours! As I was recently in Hawaii a similar condo to the very last one would easily be double the price and while Hawaii is wonderful... so is Mexico!!! I think it is terrific that you are looking into investing and I really love that you could maybe pencil yourself in for the "best season" for a few weeks or longer and then rent it the rest of the time to allow the unit to pay for itself! Best wishes!
I'm on vacation in Playa right now. It's a great place. The locals are very friendly. Not trying to sound gross, but do the newer condos and apartment buildings have septic systems that allow you to flush toilet paper?
Very interesting. Personally, one has to be a fan of those types of high rises. The view for the first two I liked. The freeway one not so good, or any with new construction going up. Thanks for sharing that!
I know when I rent I always look for something in Centro or the old town area because it is an easy walk to Mega, Walmart, 5th street and the beach. I would not rent above about 35th street normally. Decent older apartments can be found in that area for $50 a night on a monthly basis. Just got back from Playa last week where I enjoyed the area for a month.
It's interesting that the majority think buying a single (beach zone) apartment is going to pencil- out better than 3- 4 units a 5- 10 minute walk away, that you could rent- out month to month, or by the week at half the "beach area" rate, going into a serious economic downturn. (Live and learn... as they say! ;-)
Second one is the same builder as our first one Believe Studios ... Good video Maddie, don't be fooled, our first one Believe is always full but takes work in low season to keep it full, lots of empty units in Playa low and high season, lots of competition, with your audience I'm sure you would do great but for the average Joe it takes work.
I've done some research on purchasing in Mexico as a US citizen. From what I've researched, Mexico does not allow US citizens purchasing so close to the ocean. Now I was searching South of Tijuana, so maybe the other side is different with regulations. One thing you don't point out are these restrictions, I wish you pointed out these notes in your video. It's not as easy as you are making it out to be.
@ Mark Solidary. Unless you're Mexican you only get long term leases from the government. To oen property I think you have o be thirty five miles away from the beaches orit use to be. Mexican keeps changing it's rules. They just raised the income requirements. The average retirement amount for an American would not qualify to live in Mexico. If you own property there you can have less income. Mexico has changed from years past. I have seen a one bedroom apartment in a nice hi rise with underground parking beginning of last year for 95K . I thought these prices were high. Especially for the tiny singles with no real kitchens. The bubble we have ben I is starting to price properly downward. Someone I know who bought property in Colorado Springs at the end of last year has already lost 50K and the house is in a very good area with an HOA. They plan on keeping it but moved out and is renting the house able to currently cover the mortgage and moved into a cheaper rental house or themselves. I worked them not to buy but they didn't listen. I see things up in the ir now and noby really knows the way the wind is going to blow. Just speculation. I follow some of the top economist and they don't know either. Most say wait. Realtor will tell you this is the best time to buy. At least most of the one I have followed have said that
@@kimhicks4781 I agree Kim. I only commented because I like Maddie's content, but felt she wasn't covering enough of the details (even in small clips). I think you've provided even more information into the details of purchasing in Mexico as a US citizen. Mexico is beautiful!
@@MarkSoliday I am surprised you could read my comment. My magnetic typewriter changes my words and spelling and I can't see what it did until after I send so I hope Maddie will delete my message. Great video, Maddie! All the properties are amazing. I love PDC & may eventually stop there for an extended period of time. Personally, I would not consider buying close to 5th Avenue. It's just toooo busy & noisy. People love to party on 5th Avenue but, most want to be a few blocks away when it comes to sleeping. Some of the bars make the walls vibrate in buildings that are nearby. Lol! I'm not kidding. Anything a few blocks away would be amazing. In 2021, when I was staying in PDC, I was part of several FB Groups. Many people said that if you are looking at buying a rental property, never buy on the other side of the highway. People seem to prefer the properties on the oceanside. Anyway, bravo on wanting to expand your holdings.
Great vid Maddie! I wonder if you rent your fave for a month -3 mo. Might be a good way to test-drive... I love Xpu-Ha Beach, further south but not a bad ride to PDC. They have some brand new condos there, next to my fave hotel, Catalonia Royal Tulum (no, it really is not in or near Tulum. The closest are across the street from the beach but the developers own the piece of beach near CRT, has an underground tunnel and residents can golf cart over to their beach front private club. My only concern is the massive sargasso issue all up & down the Riviera Maya. Tourists, including me and my guy went anyway but it has gotten so bad that I am not sure about returning. I love the resort and the pool, but I am a beach girl - I do the pool a day or two... I love this area so much. It is a mother nature situation for sure, with the root cause being us humans - not singly, and not just in Mexico, but a culture where industry has ruled over environment. Sorry to bleat on about it. My concern is that these resorts and towns need a dedicated plan to deal with the sargasso and help from the government. There is a lot of tourist dollars at stake. Always love seeing your vids. You look Marvelous!
Love seeing what’s available Maddie would love to know the square meters or footage of each place as you walk in and if there are any hoa’s. Thanks you’re really a good agent.
Be wary of investing in property at sea level Maddie. I recommend reading the book The Water Will Come to educate yourself on sea level rise in the near future.
Cool video, another place to check out is Chan Chemuyil, many unique little casas! About 25 minutes south of playa del carmen. Across the highway is a beautiful beach and turtle sanctuary. 🏝
Love the one for 158k. Also, having a patio is so important. I think you will still be better off to have spent less, even if it means less rent. I also love the one for 179k off 5th ave.
@@mwiebe2663 well, based upon the current global banking meltdown, as well as real estate prices falling, as well as crime on the rise in certain places in Mexico, my suggestion is solid.
I would think the area around 46 Norte (CTM) - I believe that is the area you referred to; or the one straight up from ferry which is also great location for the ADO station I’ve stayed in several places including right on Quinta but think near CTM is my favourite. A few great local restaurants, easy walk to Quinta, and great access to one of the best super quiet beaches that leads to a fresh water creek

Mattie, Buy something on other side of 30 in centro in Mexican local area. Even a fixer small house on decent lot. The land value will be good for condos in future.
Hi Maddie, thank you for all your videos. So enjoyable. I don’t understand why you are looking for an apartment in the Riviera Maya when you said previously you would never live in the that sort of Mexico ever again (previous Tangerine Travels video). The reasons you stated were prices, over commercialization, daily experiences with being ripped off. etc. I’m confused and based on your previous experiences might be a mistake…
You’re already aware of this, but in Playa the closer you are to “the action” the better. If this is mainly an investment property, I would just say don’t be seduced by the larger units further away, the closer units will always be in demand & have a bigger chance of appreciating in value over time because of their location.
@@StephenWeppler I wasn’t talking about “long term people”, I’m talking about tourists, which IS what most of the people looking for accommodations in Playa will be & if you say otherwise you’re lying. But even semi long term tourists prefer being closer, that’s the entire reason they chose Playa. Being closer means everything’s in walking distance, entertainment, night life, beach, stores, restaurants, bars, clubs, groceries… they won’t have to pay for transportation like you and your renters will. Don’t get salty because you chose to invest further away where I (& investors) consider it to be not as good of an investment.
@@The.Hawaiian.Kingdom I own one in the "action" too, I paid less for a 2b2b over there than my studio "in the action" and it's rented by "tourists" from the states.
At the start of the video I was wondering...."wait what?? I thought Mad was over the heat and humidity?" Then I saw later you addressed that, lol. Anyway, love this channel. Another LIKE!
Feel free to contact my real estate agent (his info is in the description) and he can let you know about any of the properties. First come first serve and no hard feelings either way. It’s going to take me some time to decide
You're approaching a quarter-million dollars for a medium-sized STUDIO condominium. I think it's too much when compared to what you could get in Mazatlan back from the beach or in the burbs of San Miguel de Allende. Also, Playa del Carmen may soon be overcome with the stench of sargassum seaweed. Check out the map that came out today of the staggering blob of seaweed approaching Florida, the Gulf and Mexicos east coast.
If the #'s work out and the rentals are constant, and the place taken care of, it sounds like a good temporary residence (for those who want it) or a very good rental investment location for the weekly vaca's, or weekenders or even longer term rentals. Don't mind visiting a party, jst don't want to live there. I'd personally consider a temp. residence (for investment) and use it for rentals to help pay it off quicker. Not crazy about Playa D.C but it's where the crowds migrate too .... and your locations are primo there on 5th. I went to Isla Mu "many" yrs ago. Loved it, Island time, but have been wondering what it's like today. Too touristy now? or still has that laid back flavor? Love the idea of a Golf Cart island. Can't wait to see your next vlog.
Am not personally a big fan of Playa del Carmen. But this looks potentially like a good investment. You should also look at Baja Sur as well. Not Cabo, more like Todos Santos. It’s on the upswing big time but still early. Playa del Carmen and Tulum seem like they are beyond their prime. Good luck! (My wife and I own props in Mx City and Todos Santos)
Is the Air BnB market already saturated with available places? You see a ton when you look on the site. Also Mexico in general went up in popularity over the pandemic bc there were no restrictions so that was an anomaly that I wouldn't use as evidence for rentability maybe? Thanks for sharing! This was great!
Thank you Maddie. I love all your videos. Love the views of the Mexican real estate. I wonder... Have you ever considered doing videos in Panama? That would also be nice.
Landlords need to hire YOU to do video showcases of their apartments. That's not intended to be flattery, it's an honest observation. You make ME want to buy an apartment, and I don't even like Playa del Carmen. lol I'm not even sure why...I'm going watch this a 2nd time? I think this makes you officially dangerous... ; ) lol I would stay away from any places with future construction projects already slated, as you don't want bad reviews online. Also, if this will be your first purchase, I think it's a sound plan to consider the one you would most want to live in, in case something were to happen in Mexico (like cartel violence, global economic crash) that keeps tourists from going there for vacation for a year or more. How wonderful that you can purchase property by the ocean.

Aww I love to hear that! I have so many ideas for my MaddieGold rental experience…a branded welcome gift (bucket hat with a marigold maybe??), photos from my travels to decorate the apartment, a guide book of all my favorite restaurants/experiences, and more!
Maddie it’s always very nice to see you… 🌹
The best vacation my family ever went on was to Riviera Maya.
What are the returns like on these properties?
Also what are the other hidden costs such as local/state taxes and communal property fees?
Excellent work!! Please post more videos like this, I’m looking to buy a condo/ house for my future retirement. Important things will be security, elevator, taxes, hoa fees
I didn't hear you mention how much the maintenance fees are? This would be a big factor in choosing a property.
May not be any but I'd love to know myself
Out this world
Oh I am sure there are maintenance fees, and no limit to how much they can be raised.
I miss the old Playa del Carmen of 30 years ago
...sigh...yep
You have to go to other areas that are not so much built up…there are plenty of beaches with just a little village…just make sure these areas are safe
Good point! Although the riviera Maya is more known for its sunrises except if you’re on the west-facing island of Cozumel
Thank you Maddie! This reminds me so much of when I was in Playa del Carmen and makes me want to travel back, and maybe live there.
These house hunting videos are awesome Maddie! Would Love to see more of these!
It’s fun to watch you house hunting! I’d love to see more videos house hunting. ♥️
Thanks for sharing these considerations!
Maddie, your CAMERA is really top notch. Excellent quality. I truly appreciate, on this end.
Great video, just makes me want to go live there asap ❤
Come :)
Love your show I have traveled all along Mexico pacific coast never the Caribbean need to go there love your adventurist spirit. I love Mexico as much as you do !
Your videos are great ,blogging and informational. Great job you have succeeded on your own.
Thank you so much 😊
That's awesome, for much less than half of the purchase price of my current house, the last place you showed was within a short driving distance to dream diving sites. That's so freaking cool!
No way Maddie you are in Playa. So cool to see you back in Playa. I used to watch you from the States and then i moved to Playa a year ago and now live in Cozumel. You should check it out in your portfolio too. Muy tranquillo! Happy house hunting.
I saw you last week on 5th ave walking. Didn’t realize it was you right away. So cool. Love your channel and keep it up ! 😊
This is awesome Maddie! I hope to buy a property in that area to rent out as well.
Great video! Love your househunting vibes!! Hope you find something you LOVE and will be a good investment!!
They destroyed the place.
knock on wood I haven't had an issue at Believe Studios in 2+ years.
Awesome video, Maddie.
Love house hunting videos!! Could an investment property pay for your life and travels in Mexico? I also love the idea of you having a permanent space to call home for you and your future pup! No matter which way you go, either is a winner. Good luck making your decision!
All of the studios were unusually spacious, definitely good investments. Looking forward to Isla Mujeres!
love your videos just to the point no stalling
Wonderful tours! As I was recently in Hawaii a similar condo to the very last one would easily be double the price and while Hawaii is wonderful... so is Mexico!!! I think it is terrific that you are looking into investing and I really love that you could maybe pencil yourself in for the "best season" for a few weeks or longer and then rent it the rest of the time to allow the unit to pay for itself! Best wishes!
Feels like you are becoming a Real Estate agent 😊
Love the fact you can get a car quicker!! Looks great just have to crunch the numbers can't wait to see what's next!! You go girl!!
I liked the studios a lot. I don't think you can go wrong.
It's interesting that the majority think buying a single (beach zone) apartment is going to pencil- out better than 3- 4 units a 5- 10 minute walk away, that you could rent- out month to month, or by the week at half the "beach area" rate, going into a serious economic downturn. (Live and learn... as they say! ;-)
Awesome news ❤
Good luck friend 🤗
Greetings from 2 Canadians 🇨🇦 that sold everything and moved to Mexico 🇲🇽🥰✌️
Thanks so much!
Thankyou Maddie,, my husband and I stayed in Isla in 1980, certainly has changed since then. Still a beautiful island 💕
Mexico is beautiful but very complicated to buy there. A lot can go wrong so it's a good idea to hire a good attorney to go over your paperwork if you are buying. It's a big investment. I watch to see the beauty of Mexico and the culture that's still past down and no one does it better than Maddie. I see her new channel growing in the future back to where it was with Tangerine Travels and beyond that old channel Cheers 🥂
that first apartment is perfect!!!
Beautiful and a day trip to Cozumel would be a lot of fun on calmer sea days. I enjoyed visiting there in the past and hope to return again.
Hi Maddie!!! I hope you can see my comment!! But I want to say that I feel a lot much better watching ur videos!! You’re such an inspiration ♥️ love that for you!! Much love from Wisconsin!!!♥️♥️
You are so sweet Yara! I’m so happy to hear that 🥰
Great video, Maddie!
I like the second unit you featured.
Top video. You're good at this. always look forward to the latest..keep it up Maddie!
On the other hand, investing more now generally means higher resale value down the road, in addition to higher rent along the way.
@@mwiebe2663 well, based upon the current global banking meltdown, as well as real estate prices falling, as well as crime on the rise in certain places in Mexico, my suggestion is solid.
None of the property cashflows positive at all... U guys r idiots
I would think the area around 46 Norte (CTM) - I believe that is the area you referred to; or the one straight up from ferry which is also great location for the ADO station
I’ve stayed in several places including right on Quinta but think near CTM is my favourite. A few great local restaurants, easy walk to Quinta, and great access to one of the best super quiet beaches that leads to a fresh water creek
Interesting! I really like the penthouse for a permanent residence… how much are the monthly maintenance fees?
For the last place, property tax is about $400/yr and maintenance is about $170/mo for a 3 bedroom. Penthouse is probably in the $240 range. Contact me if you are interested in more information.
Always a pleasure to see you in whatever you are up to: So sales price? But there is also monthly fees to maintain common area and staff? (I'm like your dad. Be careful Maddie!! hahaha)
I ❤ this apartment!! Very nice!
I stayed at Jardines de ciudad mayacoba recently and loved it. A drive from the beach but so comfortable.
Nice video. I prefer the closest to the beach at the most affordable price. Hopefully with garage space.
Mattie, Buy something on other side of 30 in centro in Mexican local area. Even a fixer small house on decent lot. The land value will be good for condos in future.
I’m in Playa right now. I’m definitely moving here soon but not off 5th ave.
Closes to the beach I think would give you the greatest return for your money! Great video too.
You’re already aware of this, but in Playa the closer you are to “the action” the better. If this is mainly an investment property, I would just say don’t be seduced by the larger units further away, the closer units will always be in demand & have a bigger chance of appreciating in value over time because of their location.
I just bought one on "the other side" it's rented half the year, most long term people don't want to be "in the action"
@@StephenWeppler Sure Stephen, we believe you. 😉👍🏽… 🤭
@@StephenWeppler 🥺 waaah 😩waaaah 😩
At the start of the video I was wondering...."wait what?? I thought Mad was over the heat and humidity?" Then I saw later you addressed that, lol. Anyway, love this channel. Another LIKE!
You have to ask yourself why the owners of those apartments don't have them rented if it is so easy to rent them.
I love the first one! If you decide against it can you post a link to the property so I can check it out?
Feel free to contact my real estate agent (his info is in the description) and he can let you know about any of the properties. First come first serve and no hard feelings either way. It’s going to take me some time to decide
Thanks for posting, great video..
Tus videos genteifican y encarecen nuestras vidas
Impressive vlog Maddie ! Keep them rolling.
Surprised to see you back in Playa. I just left, for Lake Attitlan, Guatemala. Best wishes,
Huggie Bear
Honestly, where you live right now looks very posh and inviting, Maddie.
Hi Maddie
Love the tour of places.
But I bought a Condo in Huatulco and it’s only 3 blocks from the beach and marina.
Blessings, Carlos ✝️🙏❤️😊❗️
Am not personally a big fan of Playa del Carmen. But this looks potentially like a good investment. You should also look at Baja Sur as well. Not Cabo, more like Todos Santos. It’s on the upswing big time but still early. Playa del Carmen and Tulum seem like they are beyond their prime. Good luck!
(My wife and I own props in Mx City and Todos Santos)
Brendan!! Pardon me: my clicker hit "down" by mistake!! I hope it corrected!! I went all thumbs up on your props owned. Good words!
This is interesting. I just did my third trip to Playa and did not dig it.
Is the Air BnB market already saturated with available places? You see a ton when you look on the site. Also Mexico in general went up in popularity over the pandemic bc there were no restrictions so that was an anomaly that I wouldn't use as evidence for rentability maybe? Thanks for sharing! This was great!
It's def rentable long term annual ... Won't cashflow positive. Cant u guys do the math in your head
This was so much fun 😊
Look in Punta Estrella, far from the smell of the sargassum and you can get a 2/2
Thank you Maddie.
I think this makes you officially dangerous... ; ) lol
I would stay away from any places with future construction projects already slated, as you don't want bad reviews online.
Best compliment ever, thank you so much!
