- Last week I was house hunting in Queretaro. This week I'm at Lake Chapala checking out the real estate for sale in Ajijic so I can buy (yes, BUY!) my future home.

Today I'm looking at houses for sale in Ajijic to see if I can find my future home to purchase! Please keep in mind that the prices in the Ajijic real estate market are well above averages throughout Mexico. So during my house hunting today, I will only be seeing one place that's within my budget. The rest I'm viewing to get an idea of what higher price points will get you.

The first house is adorable. Keep in mind the bigger the house the more house fo keep up with.
Most people hire a housekeeper there. They do a great job at a reasonable price and you’re contributing to the local economy. There’s no heat or aircon to pay for.
They’re all beautiful but the first one is just so cute!
I want to watch house #1on repeat. The construction in the 70's may have been sturdier and include higher quality materials. The tile work and the neighborhood looks so charming. When I bought my first home (USA), I knocked on the door of the next-door neighbors and chatted a little with them just to get a feel for whether they were welcoming.

I've watched all your videos since before your first trip to Ajijic where we met at the Tuesday farmers Market. I think the first house is perfect for you. Especially if you still plan to travel around doing your videos. Guadalajara's Airport is near by for you to traveling from. And you could have a roommate who can keep an eye on your home and garden giving you peace of mind while traveling and some added income. Until I retired here in 2017, I owned what I lived in. If you can afford it, buy it now! Do not be bothered by all us retirees, if for any reason you want to move on, you could rented out for even more incoming from retirees like me who don't ever want to own agin. At the price they are asking you can always sell it for more than you paid for it. Hope to see you around Ajijic soon.

Wowser! This is an excellent vid, Maddie!! These houses are by far the BEST that I have seen in over a year that I have been researching a move to Mexico for my upcoming retirement. Your showing skills are superb, along with your shots of each home. Great to show the different price points. And I like that you give the area name and show the outside of the home. Most informative. House #1 is also in my budget and though my rule is to rent the area before I buy, that home had my heart speeding up. House #4 ‐ if that were in my budget- NOT! Was another heart rush. Though the furniture was not my style. Love it has solar panels, wondered about water filtration and pressure. Love the bathtubs. Love the layout!! But realistically, a single retiree doesn't need so much house - unless she hits the lottery!! 😁 This is not to say that houses #2 and #3 weren't lovely and desireable. Definitely winners as well - with more modern furniture. Thank you so much for making my Sunday morning pop. I took notes!! Splendid job!

Really enjoying your videos! Some terms for future reference;) The “slit” windows are called louvered windows. The smaller bed size is called matrimonial - I’ve only seen them in Mexico. The ceilings in the bedrooms of the first casa are called barrel vaulted ceilings. The fully tiled bathrooms in that house are actually kind of a nice feature, though the color of the stone used - I think it’s a marble - not a great fit for the house.

My dad was born and raised in San Juan Cósala. As a child I visited San Juan, Lake Chapala, and Ajijic! I find it very fascinating that you are there. I still many relatives in San Juan.
🏡🏡🏡🏡 How fun, I love house hunting. Maddie, not sure if your realtor has told you but the smallest home in the best neighborhood is what to look for. So if that first home is that it’s a good find. I don’t know how they do “comps” in Mexico 🇲🇽 but I liked a lot about that first home. 1) It’s adorable 2) If this is a first time purchase it’s a size that’s manageable 3) If you don’t like something about it like say the tile in the bathroom, you have another bathroom to use while you remodel one. 4) It comes furnished. If you don’t like something you can change it later but you won’t have the expense upfront for now. 5) You’ve got other neighbors near by for a support system as a single person. 6) There is a cute outdoor space that is manageable for a busy person like yourself. 7)This is the biggest … if you outgrow this home you could easily rent it out because it’s so dang cute. ❤️ As far as the older model washing machine. In my first home as a single woman I too had an old washing machine and that thing was so well made and lasted so long. I only had to repair it once before it completely died. I bet the kitchen cabinets can be stripped and stained or repainted to suit your taste. I love it and if not this one I think something with similar features is perfect for you. Think 🤔 long term and starting small and building your real estate portfolio. Slowly building that empire. 🌺

You have a real knack for explaining home features that are important to those considering a move to Mexico - better than what the real estate companies are doing. Please consider doing more of these as you'd be our go-to source on what's possible.
Might also want to consider making a little extra money doing English speaking house tour videos for the real estate agencies in Ajijic.

Hello Maddie, looks like the overwhelming choice is the first house and I agree. La Floresta is a great neighborhood. Down the hill and across the street on Revolution ( where the Wednesday market is ) you can dance the night away at Scallions on Saturday nights. I have watched your videos since 2019 when I was deciding to leave the US. I want to send a little thanks your way .....As I told Jerry Brown , The videos you make give people courage and hope. Many women are reluctant to be on their own and ALL of us watched your videos. You gave so many women the confidence that they needed to make a home of their very own in paradise. It's fun house shopping with you. I will be doing the same myself in a bit. I'm currently in Merida and loving it, but think my forever place needs to be less humid so I can spend more time outside. The brick ceilings are fantastic and that's a cute little neighborhood.

I think the first time I ever heard of Ajijic was from one of your videos a couple years back.
In April my cat and I moved down here and are now renting a duplex in Upper La Floresta.
You likely went by my place as you were shotting this video.

Hi Maddie, the house you showed us on 12:00 reminded me a lot of grandma's house in my hometown in Coahuila, can't believe those crazy prices. Once my grandpa told me how he worked as a bracero for a couple of years, saved some money and then came back to mexico. He spent around 15k pesos to build that house along with his brothers and his own hands back in the 50s. Then they used the patio to breed chicken and had a couple of goats, our family still has a hand-made goat cheese company!
Love house #1, the arches! AND bath tub … perfect home base for your travel adventures. If neighbors are nice you will look out for each other. Great size for 1 to 2 people and doggo or gato. Beauty, charm, manageable size… looks like a winner
Hey Maddie! I think you’ve got great options in both cities but out of them all I think the first small-ish house you showed us in Ajijic would be the best investment. Mainly because while Queretaro is one of the top-rated cities to invest in the country, real estate in Ajijic has been going up like crazy every year and it’s a location where you can easily resell in dollars instead of pesos in the future, rent out as AirBnB, and so much more.
Also, renovating would be cheaper since it’s smaller. Good luck!

Loved the vlog. I have lived in Ajijic for 10 years permanent. We live in La Floresta. Yes the yearly HOA fee is a bit higher than others but that does include water, security and 6 days a week trash pick up. You should recall that this area is a very big retirement location. Most restaurants close by 7pm. There are many more young work at home people and families moving to the area now. The weather is some of the best in the world. Traffic is crazy. Pueblo Mágico town now. Cheers and Saludos amiga!
That first house made me forget the artist house in Queretaro immediately; & I loved that. The nice thing about a villas close together is that you will likely have a built in community.
The houses you showed us are so lovely! They each have their own charm and the Boveda ceilings, love them. Those are jalousie (sounds like jealousy) windows in the first house, the slats that open and close, had them in my house as a kid. The word that you love, lanai, is used mostly in Hawaii and Florida. It's fun house hunting with you!

My wife and I have lived in one of the adjoining condos for the last two and a half years and if you are seriously considering buying it here are a few things I can tell you:
This condo was recently remodeled. The team that did the remodeling was very competent and professional, enough that when my landlord saw their work he got their phone number so he would have it when he wants. I was under the impression the kitchen tiles are new but I don't remember with certainty from the few times I visited the previous tenant.
The louvered windows are a bit funky and sometimes they come loose and the long ones can threaten to come out and fall so you were right to be a little cautious. Since we are renters my fixes have been done with either rubber bands or duct tape.
Unit A, the front one and the one you look at through the kitchen and second bedroom windows, has mostly been sitting in its current state since we moved in in April 2020. There was some construction for a while done by a pair of not very hard working carpenters but they never finished much of anything. I think you can expect the appearance of that area to remain unchanged unless you do something about it.
The water pumps are located on the outside of the kitchen wall in that courtyard and make noise. The previous tenant was irritated by this but he was pretty sensitive to noise. And I think the loudest pump was replaced making ours the loudest but our landlord was nice enough to replace it with a very quiet submerged-in-the-albije pump. Be careful if the electric wires on the pumps. There was some talk of moving the water pumps so maybe this has been taken care of.
The unit that your front door faces belongs to a family from Guadalajara who is rarely there.
There is a fair amount of road noise from the carretera, especially the louder vehicles, but not bad. The prevailing breezes carry some noise and any exhaust in the other direction.
In La Floresta, I think that burning is not allowed so you don't get smoke from a neighbor, like we had once in the Village, who daily burned their leaves and grass and tossed in their plastic bags from that day's shopping.
One day, in looking at the beautiful brickwork in our unit I had a thought about why you wouldn't see a comparable living space in the U.S. If that kind of work were done in a U.S. house it would have to be expensive and no one is going to put that expense into a small space - it could only be commercially viable if that level of craftwork was done in a much larger house. In two and a half years, I have not tired of looking at it.
I am surprised at the price - it is lower than I thought it would be, especially after the remodeling.
Though my wife is there, I am not there now but I will be there for the last two, or maybe three weeks, of September but then we need to move out on 10/1 so our landlord can do some renovating for two to two and half months.

I was ready to put in an offer on that place but unfortunately someone already had 😩 The same thing happened with another house I saw on a different day. I actually _did_ put an offer in but again, someone sent one before me and the owner’s accepted after some negotiation. Guess the hunt continues!
P.S. that front unit under construction looks like it has some major potential! Wonder what will happen with it. 🤔
P.S.S. Another neighbor that Juan Diego talked to said the complex has some cockroach 🪳 problems because of old plumbing. That might be a dealbreaker for me 😅
@@MaddieGold Hopefully, you're putting in these offers before showing us your options! If they accept backup offers at either of those houses, then perhaps you can put in an offer and something will fall through and you will get a call.
The front unit is supposedly owned by an eccentric artist from Guadalajara. This sounds like conjecture and speculation to me fueled by his absence and the odd, little tower he built on it. The biggest visible extent of work done by those carpenters was lowering the height of that tower, probably to conform with the building code. If you or someone is interested in a project maybe he would sell though I have no idea.
We do have cockroaches but they don't bother us too much though we put poison out for them. You would have to find out if the poison is a problem for pets. I probably see roaches a few times a month and if it becomes more frequent then I refresh the poison. I think they mainly come in through gaps between the door and door jambs or through window screens that have holes in them, things you could fix if you own the place. I don't know if they come in through the plumbing. And then again, the plumbing may have been redone in the remodel.
Interestingly enough, my wife and I looked at the last house you showed on the video, the expensive one closer to the lake. We were going to rent it in February 2020 but that fell through so we ended up where we are now, close to being your neighbor for a few weeks almost. The couple that was renting it out are in their 70's so I wonder what has happened that they are selling it now. You are probably right that it is overpriced.
I have a bike and no car and I love it for getting around Ajijic. I can get to town from La Floresta in five or six minutes instead of walking for 15 to 20 minutes. Sometimes I go faster than the cars because traffic can be so congested. And I can always park the bike anywhere so I think it is usually faster to arrive at my destination by bike than by car. On Tuesdays I bike to the "Organic" Market in West Ajijic, right by the Smoke House, where a car could be a little advantageous but bicycling keeps me in shape.
I hope to see you around town if you get a place in Ajijic. I can recommend the Ajijic Hiking Group hikes if you are not yet familiar with the trails in the hills. They go all the way to the top of the ridge line and beyond. They are probably centuries old - my uneducated guess is the trails pre-date the arrival of the Spanish since the town itself does. The group meets on Tuesdays and Fridays at 8:45 outside of Min Wah, the Chinese restaurant up the street from Dona's Donuts (I know you know were that is!). Most, but not all of the hikers are older, like myself, in their 50's, 60's and 70's. But whether you want to continue hiking with the group they are happy to show everybody the way around the hills.

@@javelinaflips-annie5000 I think it would be difficult. As you can kind of see from Maddie's video the ceiling is rather uneven with the cupolas and slanted boveda ceilings. You would have to build a platform that would rest on some sort of supporting structure that would have to rest on parts of the unit that could support the weight. But in the nextdoor set of four condos one couple did build a mirador on their similar unit (Ten condos were built as one complex but, according to legend, years ago people on our side were not paying the dues for the pool maintenance so a wall went up leaving our side with six units and the other side with four. And the pool!) Another difficulty would be how to get up there. That unit does not have much room to put in a staircase so something resembling a ladder might be necessary. I should add that our landlord recently put on a new roof. The tiles on the previous roof, almost certainly the original, crumbled under my 170 pound weight no matter how gingerly I tried to walk on them. If the tiles on this unit are as old that's a problem for working on the roof. But none of this matters unless you or Maddie can buy it but it sounds like someone else has made an offer.

Sweet house for a first time buyer!!! The fully tiled bathroom is wonderful. It looks like you don't even need a shower curtain! You should be able to change those rooms without too much of a cost.
No question, Maddie. Buy that first house! Very unique features that suit your personality perfectly, and affordable. Having lived in that area though visit in the evening to check out the often noisy, annoying dogs barking. You'll love the culture in Ajijic and the locals are the friendliest people I ever met. Great local bar scene with amazing bands. Beautiful local scenery with the lake and the mountains and the best weather in the world. Go for it, girl! Oh, and let me know if you want a roommate. lol
She used to live in Ajijic a couple of years ago and is well aware of the amenities there. She just didn't own a home there.
Hey there! Maddie is all mine!!! hahaaha! I'm with you though about the casita. The first one is the only real choice. If you don't mind me asking, when did you live in Ajijic? Was it for military service? I've never lived in that part of Mexico before, and to be perfectly honest, i only trust opinions of actual folks who've lived there...not the tourist videos online that only show you the clean roads, pretty parts, etc. I'd like to know the nitty gritty, at least, a bit of it anyway. If you don't mind sharing! (btw, I'll let you have Maddie all to yourself!)
I agreed. People say check out a place on different days, including the weekend, and at night. Locals love to party into the wee hours of the morning ... Often till nearly daybreak! 🙉😩
Yep. The first and last houses are the most appealing of the bunch. But, No. 1 is the best for you.

The term ‘lanai’ comes from Hawaii and it’s where we spend most of our time - in Hawaii they’re often massive spaces with outdoor kitchens

Gorgeous houses and love the kitty! A bathtub is a must for me and so hard to come by in Mexico. Lake Chapala area is a very popular place for Canadian expats (maybe one day I'll be one of them!). The "angular" window is a Bay Window.
The 1st one would be a wonderful choice . You would have a fully furnish home where you can take your time to make furniture changes later on. A stackable washer and dryer for example. Good luck!

House #1 - Louvre windows are great for ventilation. Being so close to your neighbours could end up being either very good or very bad. Amazing price, I can't help but wonder if there's a catch. Super cute house. House #2 - Nice walk in closet. First thing I'd do is install bannisters. I can never understand stairs without them. Great views. Decent price for Ajijic. House #3 - Bannisters! 😃 Wait, construction next door, yuck. House #4 - Love the outdoor patio. Nice kitchen. Not having to face buying furniture is a bonus. Again, no bannisters. I'm not sure what to think of that big room upstairs either. Great views. I'd defintely use the upper bedroom as the master. I prefer this one over the last two simply because it's detached. House #5 - Love the lanai. That's actually just a cupola because it's on a residence. Domes are on much bigger buildings like churches and museums. Cupolas provide great ventilation and also let hot and humid air escape. Love it! I like that kitchen too. I like the den, but it could also be a third bedroom. Yes, there are a lot of retirees, but there are also a lot of younger people here too. We know several. Good live music scene and plenty of great restaurants and bars as well. It is what you make it. Much luck deciding what is best for you. 😊

I enjoy your real estate tours and the differing price points just to see what you can and cannot expect for your dollar. FYI: lanai is a Hawaiian term originally referring to a type of roofed, open-sided veranda, patio or porch. But, lanai has been expanded more recently to refer to any outdoor patio space whether connect to the house or not and with or without a roof. In other words people just like the word lanai, so they substitute it for the other names of outdoor spaces. 😀 Those horizontal, slat windows are called jalouise windows. Now get out there and really sell some real estate...lol.

Oh I’m so happy we got to see the resident gato! As soon as I noticed the adorable cat tree in the room with the unique church style ceiling, kept hoping that we’d see the gato. Fabulous video and you are wonderful at showing real estate … absolutely wonderful!!!
Great video!! I’m looking to eventually retire and move to Mexico. 6 months in Mexico 6 months in the US. One thing for certain is I’m done with big homes. Recently purchased a brand new 1100 sf condo and paid it off. Love the size, low maintenance and very easy to clean. Plus one level so no stairs, yay!!
God willing, I’ll be eligible to retire in under 3 years so I’ll be saving aggressively. I’ll be renting first and living in different areas to experience Mexico. I’m from Jalisco so definitely will give Lake Chapala a 3-6 month test drive.
Maddie, I loved the 1st house, I loved how the neighborhood houses were grouped together, it gives it so much charm. I also thought the windows were awesome, you can always purchase screen netting, I liked how the bottom of the bedroom windows were solid for security. I can't wait to see all your personal touches as to how you will make it your own.

You can always have roommates to afford the more expensive homes....All these houses are beautiful, can't go wrong with any of them.
I think the problem is that in Mexico one has to pay the entire amount up front to buy the home; ie no loans.

Well Maddie, When I was house hunting I loved La Floresta and if that small home at that price was available I would have snatched it up in a hurry. Unfortunately homes in Ajijic had become quite expensive. A small home like that one is ideal for a single person. Less is best! A house can be stressful with furnishing, maintenance, repairs, etc… I ended up buying a home in Ixtlahuacan de Los Membrillos. A small Mexican town next to Ajijic and Chapala. I bought a nice size home for a great price with beautiful common grounds and a pool.
Maddie I LOVE that first house, and what a great price for the area! That would be a great first house; you never know how many expenses come with owning a house until you buy your first one. Loved the video. Keep your liver and kidneys and go with house number 1. Keep in mind that square footage is measured differently in Mexico then the U.S. In the U.S. they only count the roofed living space in the square footage and as we found out in Mexico they include some outdoor spaces as part of the living space. -Marc

You can always add money to a lower offer….in the uk they agree a price to get rid of other interested party’s then they start looking for faults to reduce the agreed price..it’s not very pleasant..

If you're serious about buying it, don't chit-chat too long touring the more expensive properties, your home sweet home for 139k could be scooped up by someone else. Could be someone who sees your video and makes an all cash offer with a quick closing! Get your offer in or you'll be kicking your butt for dilly dallying.
By the way, if you get that home for 139k, anytime you're traveling, you could easily rent it out via Airbnb.
