True, A lot of folks downplay the role of advisors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for license advisors and came across someone of due diligence, helped a lot to grow my reserve notwithstanding inflation, from $275k to approx. $850k so far.
It's best you do your due diligence, I have my portfolio overseen by *Jenny Pamogas Canaya* ‘’ and her qualifications speak for itself. Most likely, the internet is where to find basic info, she has a noticeable page for consulting.
Kitchen and Bathroom look awesome BTW. What I'm most shocked about is the fact you beat out two all cash offers, that's incredible. I know these sound like stupid questions but 1) Once you win the bid they can't take the apartment away from you for a better offer while you find the lawyer and get the morgage from the bank right? 2) Did you undergo a pre-approval process so you knew how much money you'd realistically get from the bank at a good rate before applying bids? and 3) how variable on average are maintenance fees? I wouldn't want to buy into someplace where the fees skyrocket after a few years. Sorry for the mouthful and Great Vlog as always :) !
Thanks so much Alexander! 1) Although they're not supposed to take it back post accepting the bid, technically they can up until I sign the contract and send an escrow payment because it isn't legally binding prior. 2) Yes I did! Got an idea of how much I could borrow + sometimes they'll ask for it before putting down an offer. 3) The maintenance fees shouldn't be very variable. You'll get a copy of the previous maintenance fees that the building has charged and get an idea of how much it's increased - in general though, usually 1-2% per year
We’re purchasing a house now in NYC, we only had to put down 10K when signing the contract. Total closing costs will be 25k and the house is selling for 725k but we have to do a full gut renovation (which will cost about 150k-200k)

Like how much in taxes etc. does it cost to own the apartment, apart from all the other costs of life? If you want to make a video about it, that would be super helpful too (or just reply...).
