    CDA is so different now. Out of stater's have come in and are changing the culture.
    Most don't embrace its history, the charm, or respect the locals who's children probably won't be able to afford to live here.
    I remember a time when aluminum fishing boats ruled the mouth of the spokane River, When the Lumberberman played ball on the lake, when people actuaally respected the 35mph on NW BLVD.
    City counsel continues to talk about affordable housing while at the same time it allows million dollar condos to be built right in downtown taking up the sky line. (Giving us a reach around with just about everything.) They talk to us about having enough water, that its a concern for the area, but the building goes on.
    FYI
    The left lane is for passing only.

      All those people parking their lifted driveway princesses in the left lane are Idahoans. Resentful at them new fangled California ideas like the passing lane. That stuff doesn't happen in California. Because you will get shot at.
      Idaho for me is one of the most unfriendly places in America. New York City is more friendly than Idaho. The culture here was one of hermitage and isolation. While NYC always has been a culture of openess. North Idaho is a gloomy, dark place, filled with unfriendly people. It has 4 months of good weather followed by 8 months of why Ernest Hemingway killed himself. Honestly it would still be nothing but a summer time resort and logging area if the engineered destruction of the economy and cities south of here had not gotten so bad.
      California used to be the most productive state in the country. It is definitely the most beautiful. Do you honestly think people would choose Idaho over California if there was no fear of constant car break ins and home invasion robberies? Ridiculous taxes to pay for squatters? And no most of them didn't vote for it either. Most Californians I have met are very conservative Christian types.
      Idaho is filling up because people are cornered. They are fleeing literal danger. And Idaho is the last corner where people are still behaving civilized.
      Except for getting their useless trucks out of the fast lane.

      To be fair, a large chunk of north idaho became what you remember precisely because of "out of staters". There was a huge migration from socal to north idaho way back in the day. That resulted in north idaho becoming a very red part of the state politically. This is just the next big wave of migration, hopefully as you said "left lane is for passing only". Checking up on Redfin for example, it seems like WA makes up the biggest inbound out of staters, with CA being second.

    Hey Seth. Thanks for the videos. I have been looking into moving to the CDA area for a few years now. A few questions. What rural area are you moving to? Can you share more about that and why you picked that area over others? Also like it or not we are in a recession. It seems to be getting worse by the day. Are you at all concerned about the market correcting like it did in 2008? Thousands of people went under water on there mortgages in your area. They were trapped. They lost everything! They lost there homes to foreclosure. Many realtors in town lost there homes. It seems after talking to local businesses owners and realtors who have been around a long time that most people were in a state of denial back in 2008. They could see areas all over the US crashing down or correcting after a huge run up but everyone was saying this will never come to North Idaho. Well it showed up a little later than other places in the US. But when it did it hit hard. All those who bought a home just a few years Pryor went underwater. No way out. I spoke to a man who lives in Post Falls for over 30 years. He was hired by the banks to go through all the foreclosed homes and take photos of the houses and help the bank get them ready to sell as foreclosures. He showed me the photos. There were blocks and blocks of empty homes all over the CDA area in all the towns. It was ugly. Foreclosed homes sold for a fraction of what people paid for them. Those who saw the crash coming and who sat on the sidelines were able to buy homes at fire sale prices. North Idaho and the CDA area towns had a huge run up during Covid. Prices skyrocketed at record rates. The CDA area is way over due for a big correction. You seem like a pretty smart guy watching your videos. Do you think it is smart to buy right now in such an inflated bubble? Do you think that no matter what prices are in the area they won’t ever fall like they did in 2008? It was amazing how many realtors in town in 2007 and 2008 were telling people not to worry, that a correction or crash will never come to North Idaho. Just buy now and you will be just fine. Wow! We’re they wrong! Many of these same realtors quit the business and left town. People who bought homes from them were really upset at them. This time it looks way worse than 2008. This time we have massive inflation on top of everything else. Many experts online are warning that a huge crash is coming. Anyway I was just curious if this is ever a concern for you and your partners? It would be nice to see you make a video on this subject. I really would be interested in what you and your partners have to say about these concerns.

      I moved just outside of Coeur Dalene, don't want to give exact location since I get a lot of hate on here...
      There is a lot of fear-mongering going on in the world right now. I'm not sure what next year and beyond look like, but right now there is so much buying pressure for folks running away from bad politics that the housing market will continue to increase for now. The more nonsense that goes on in the world, the more people will want to move to places like N Idaho. That plays a huge factor in this.

    • @BayAreaCowboy
      @BayAreaCowboy 8 месяцев назад

      @@northidahoexperience I’m sorry you are getting the hate stuff in CDA? That is wrong for sure. I’m surprised this would take place there in CDA. Do you think that is just because your a retired LEO from CA or a realtor selling homes in an inflation bubble? People remember well what happened in 2008. Realtors get a lot of the blame for not warning buyers to sit out and wait rather than loose huge amounts of money by going under water.
      I realize people are still fleeing Ca to get away from the politics. The market is already showing signs of coming down. Buying a home right now is very dangerous. Especially in the current inflation bubble. This next crash will make 2008 look like a cake walk. All those who you sell a home to durning this time are really going to resent you not warning them when they go under water and get trapped upside down. Going upside down on a mortgage destroys a person financial life. You loose everything! As a retired LEO you might want to show concern towards this and tell people to rent a place for the next year or so. Then buy after things come down. This way they can avoid the stress of going under water on a huge inflated mortgage and loosing the home to foreclosure. As a former LEO I’m sure you remember signing a paper agreeing to the code of ethics at your agency. To me this sort of fits in to that. As a former Leo I would think you should be concerned about your clients long term financial health and well being. Here are a few examples. Jerry Abbot is a realtor in Las Vegas. Has a RUclips channel. He is warning everyone NOT to buy right now. He shows how everything is inflated and how dangerous it is to buy in a bubble. He has clients sitting on the sidelines saving cash, keeping out of debt and keeping there credit score high. He tells people he does not want them to buy and go under water on there home. He goes on in his videos that when the time is right to buy he will let everyone know. This is a very good strategy. He is protecting his clients from harm. Scott Walters from Southern Ca is a RUclips realtor. He is doing the same thing. Warning everyone to sit on the sidelines and not to buy right now. Showing all the reasons why. Travis Real Estate Mindset out of the Houston Texas area is warning everyone on RUclips and all his clients. Do not buy right now and exposing all the reasons why. Sachs Reality is doing this as well. These guys are seasoned realtors with years of experience. They are going out of there way to protect there clients from harm. You might consider taking a look at some of there videos and contacting them. I’m sure they would be happy to explain to you why they are doing this. Anyway I hope your move goes well for you and your family. Remember people in CDA have good memories. If you talk people into buying a home during this inflation bubble and they end up under water they will remember you. They will resent you. It’s not like you didn’t know it would happen. Some things are more important than a commission. You might want to keep that in mind. Your not the first retired LEO to come to town and become a realtor. Consider doing a little research and you might learn from there past mistakes.

      Anyone who bought a home in Kootenai County after May/June 2021 has LOST money or barely broke even on their house after almost 3 years. Think about that...your 'new to you' home or even new house has had 0% price appreciation (on average) in 3 years!! The real estate market has been frozen here since the tech companies in W. Wa and California started calling employees back to the office. The easy flowing money has stopped, inventory is steadily increasing, and home prices are starting to fall.
      Boise has already had a ~10% price correction and no end in sight! Also, you get can a house (for the same price in CdA) that is roughly 800-1000 sq ft larger in the Boise area than you can in Kootenai County. Remember, a price reduction is a realtor's worst nightmare, as it lowers the comps for the surrounding area! As soon as one house for sale lowers its price, others do the same and it can turn into a race to the bottom!
      Idaho's real estate prices are currently correcting, and I predict more and more inventory in the spring that doesn't get picked up. This leads to more and more price cuts. The local economy of North Idaho cannot support $500k-$700k average prices for homes.

      @@bluecollarbudgets Thanks for posting that. That is information people new to the area or that are considering moving to the area need to hear. You know I replied to Seth's response to my first comment. He deleted my reply comment. I gave a friendly warning about the economy. Also about selling homes to people in an inflated bubble. Plus gave examples of other realtors online in different areas in country who are warning people not to buy because they will end up upside down on there mortgage and loose the home to foreclosure. They are telling people to sit on the sidelines and save cash. Pay off debt. Be ready and when the times comes after the market corrects. I gave examples of other former LEO's turned realtor in CDA who sold homes to people just before the 2008 crash who quit the business and left town after the crash. Again he deleted my comment. I told him that there are some things more important that earning a commission. It seems like he didn't want to hear it. Your comment is spot on! Im glad you posted it. We see if he deletes it.

    • @bluecollarbudgets
      @bluecollarbudgets 8 месяцев назад +1

      @@BayAreaCowboy Personally, I wouldn't trust many, if any, realtors!
      They have 1 goal and 1 goal only, get house sold (or on buyer's side) to earn a commission (which is WAYYY too high for the very little effort they put into the transaction).
      Pay a 6% fee just to facilitate a transaction...no thanks, especially for those of us who have been homeowners before!
      They take just 90 hours of courses (and that is literal hours, not like 90 hours in college which is roughly 3 years of school) and think they have any power over the biggest purchase for 95% of Americans in their lifetimes....yeah, right!
      Local Realtors are STILL pushing the 'low inventory' narrative to get ppl to try and buy...yet we have DOUBLE the inventory we had in 2020-21. Locally, homes aren't moving that fast bc the locals, working local jobs, simply cannot afford them. The ONLY hope Realtors have is to entice out of state buyers. But that money (except very high-end homes...$2M+) has essentially dried up completely.

    Truth of the matter: North Idaho is FULL of crap. I remember decades ago when Oregon's governor, Tom McCall, announced: "Come visit! But don't stay." Oregon is now half ruined. I'm a native Idahoan with worldwide experience, and I can tell you that you would be happy in Coeur d'Alene and North Idaho if you are a right-wing extremist. As Provo, Utah, is Happy Valley for Joe Smith's true Mormon believers, North Idaho is wall-to-wall with Neo-Nazism. Extremists have all but destroyed the local college. Reasonable officials, teachers and residents have had to flee. One of the initiating events was when Los Angeles police officers who beat the bejesus out of Rodney King fled here and set up camp. There is no effort their inheritors won't resort to in their so-far-successful attempt to takeover the Idaho state government, once a model of Western live-let-live moderation. It's the fact of the matter (check it out!)
